The essential requirements of the job include:

• Diploma or bachelor’s degree in engineering or sciences with minimum 2 years of working experience in the maintenance related field.
• Aptitude and general knowledge of repair techniques.
• Knowledge of instrument calibration and facility management

• Must be comfortable working with chemicals and follow proper safety and handling instructions.
• Ability to read and interpret printed material, including distinguishing colors, accurately read measurements, and prepare and read written documentation using a computer

This position involves a multi-grade career ladder. The major duties listed below represent the full performance level of GS-07. At the GS-06 grade level, you will perform assignments of a more limited scope and with less independence. You will progressively acquire the background necessary to perform at the full performance level of GS-07. Promotion is at the discretion of the supervisor and is contingent upon satisfactory performance, availability of higher level work, and availability of funds.

The Equipment & Facilities Services Assistant coordinates work priorities and takes policy direction from the Section Supervisors. Duties include but may not be limited to:

• Utilizes a comprehensive computerized maintenance management system (CMMS) such as MAXIMO, to provide system control, oversight, repair history, analysis and quality of the data entered, and documentation of historical, current, and future maintenance operations for the ongoing maintenance program.
• Ensures proper work order hierarchy exists to track planned and expended labor trade level and overall job level.
• Responds to inquiries regarding work order status, equipment maintenance history, trouble reports, and other preventive maintenance questions.
• Compiles, prepares and generates various reports (man hour reports, maintenance backlog reports, equipment downtime reports etc.), records, statistics, listings, charts and graphs, or other related information.
• Trains others in the proper use of CMMS, generating work orders, generating Preventive Maintenance (PM) work orders.
• Records and maintains information on safety certifications and inspections.
• Attends project weekly maintenance meetings, and provides information to Maintenance, Operations, Repair and Readiness (MORR) Supervisor and others as to status of current jobs, planned work, reasons for delays, etc.
• Prepares, executes, and/or tracks program specific information, such as workload data, incomplete work orders, and time and leave attendance.
• Serves as a credit card holder, making purchases from all fund control points assigned to Engineering Service to maintain the Building Service Equipment and associated inventory.
• Assists in formulating and coordinating the Engineering Budget through budget maintenance, purchasing and forecasting.
• Performs other duties as assigned.

Major duties include but are not limited to:

• Prepares funding documents such as 2237's and 1358's, initiates Purchase Card obligations and determines the appropriate Fund Control Point (FCP) and coding in terms of Budgeting Object Code (BOC) and Cost Center (CC)
• Ensures all funding documents are correct and contain all pertinent information
• Participates in the development of the annual budget
• Develops comparative annual data between specified accounts over different time periods, evaluating and identifying significant changes in account balances and the actions which caused the changes
• Processes purchase order requests, service contract invoices, utility invoices and similar documents and reviews each in accordance with applicable procurement regulations and directives for specific details of information such as clarity and sufficiency of item description, definition of requirement or specifications, purchase authorization, quantity and adequate delivery or performance time
• Analyzes purchase order requests for accuracy of data, unit prices and totals, validity and budget and expenditure limitations certifying fund availability to cover all obligations before preparing the transactions
• Communicates with other services and Facilities Management shops and service units to verify contract billings against work accomplished and conduct follow-up on delayed orders
• Prepares and submits monthly estimated cost obligations for fuel, utilities, vehicle rentals, and maintenance contracts and adjusts these accounts upon receipt of actual billing
• Prepares and compiles cost and other data from several sources for the energy report, supply report, paid housing report, and various cost transfers
• Reconciles computer printout sheets for each cost-accounting category with current data, locates discrepancies, determines source or sources of error and takes necessary remedial action

Promotion Potential: The selectee may be promoted to the full performance level without further competition when all regulatory, qualification, and performance requirements are met. Selection at a lower grade level does not guarantee promotion to the full performance level.

• Pulls stock inventory and material for delivery; replenishes stock inventory; interacts with clinical and administrative customers and maintains records on stock levels;

• Assists in planning and execution of wildlife studies, censuses and surveys such as establishing schedules and procedures for accomplishing and reporting the work. Monitors and implement activities related to conservation, management, and/or control of wildlife. Captures, applies visual and radio tags, and gathers physiological and spatial data on wildlife.
• Assists in planning plants surveys and recommends plant management practices. Monitors and assists in control plant disease outbreaks, pest plant control, mowing/seeding activities and vegetation removal.

Provide minor maintenance to wooden furniture and other lodging assets as well as cabinets, counters, flooring, walls, ceilings, doors and plumbing. Conducts preventative maintenance on equipment such as vacuums, steam cleaners and power tools. Periodically moves heavy furniture to facilitate cleaning, occasionally vacuums and cleans carpet and draperies. Moves washers and dryers to enable thorough cleaning. Shampoos carpet using industrial type power equipment. Hangs and moves pictures. Moves and replaces excess or broken furnishings and equipment in guest rooms and in the lodging warehouse. Maintains logs and status updates of maintenance called into other agencies such as Civil Engineers (CE). Prepares AF Forms 332 and ensures proper routing through base agencies. Assess safety issues for possible Risk Assessment with Safety. Ensures estimates and pictures where needed are provided as supporting documentation. Performs Quarterly check with CE for tracking of work orders. Ensures maintenance issues are not closed prior to satisfactory work. Manages and blocks rooms in Defense Lodging System. Acts as Safety Representative for the lodging operation. Conducts walk through of facilities and grounds to include the lodging playground and pavilions, tracks and ensures annual maintenance of fire extinguishers. Ensures correction of existing hazards and monitors discrepancies to completion. Answers safety reports and maintains reports and answers for five years. Ensures vehicles are checked daily, proper documentation is conducted, and minor maintenance and upkeep is performed including replacing batteries and maintaining fluids. Schedules vehicles for maintenance through the lodging Vehicle Control Officer (VCO). Be able to drive various vehicles to include forklifts and large utility vehicles. Ensures all Lodging Checklist items are properly documented and maintained.
