About the role

To undertake extensive building contract administration, the preparation of legal contract tender documentation, specification, supervision and monitoring of capital contracts for Council owned Housing.

To carry out inspections of void and tenanted properties to agree work specifications.

Responsibilities

• To undertake feasibility studies and stock condition surveys, and to prepare specifications and schedule of works for possible remedial works.
• To provide regular updates of expenditure on capital budgets and performance of the services and to maintain financial and statistical records for all capital works including any special projects.
• Monitor and supervise contractors to ensure an effective and efficient delivery of work/contract
• To prepare and present regular progress and performance of contracts following monthly contract meetings
• To be responsible for dealing with any customer complaints and undertaking the necessary action
• To assist in the identification of properties and schemes requiring future planned maintenance programmes including carrying out stock condition surveys.
• To carry out pre and post inspections of void properties and prepare detailed schedule of works for contractors, obtain necessary quotations in accordance with the Councils Corporate Procurement Rules
• Carry out surveys of specialist projects/works and compile information to assist with the preparation of specifications and other contract documents, including measured surveys.

Requirements

• At least 3 years post qualification experience working in a building / surveying environment.
• Knowledge of statutory legislation, financial and contractual regulations.
• Experience and knowledge of repairs and maintenance.
• Experience of contract administration.
• Experience of budgetary management.
• Experience of planned programmes of work.
• Experience of Health and Safety -CDM/Asbestos.

About the role
The post holder will be responsible for the development of appropriate contract documentation, procurement of goods, services and works contracts across Housing Property Services. With the delivery of these contracts the post holder is responsible for the financial measurement and valuation of works, preparing interim payments and final accounts together with all necessary project related financial reports.

Responsibilities
* To prepare contract documents (Tenders, Bills of Quantities, Work schedules, Specifications and Schedule of Rates) and to procure goods, services and works contracts. This will include participating in the evaluation of tenders and reporting on the outcome.
* To undertake site measurement and the valuation of works undertaken including the preparation of payment notification and all relevant associated documentation.
* To prepare and agree costs for variations and non-standard items of work.
* To prepare, analyse and agree claims and final accounts.
* To produce relevant financial reports for projects and contracts.
* To maintain knowledge of standard methods of measurement and standard forms of contracts.
* To assess, collate and present leaseholder contributions together with relevant service charges and conduct a review where required.
* To assist and prepare any relevant returns associated with Government or Regulator requirements including external funding providers.

Requirements

• At least 2 years' post qualification experience within the Construction Industry to include pre and post contract Quantity Surveying duties
• Knowledge of various forms of Building Contracts
• Experience of budget management covering both revenue and capital together with external funding sources

The Building Surveyor will assist the Senior Building surveyors in the effective management and delivery of Building projects on Council managed properties including operation, non-operational buildings, investment land and buildings.

To assist with surveys and the production of reports for other services and departments and team records.

We require Customer Support Coordinators to join us on a permanent basis, at our Redditch site. Working on a rotating 40-hour basis: Mon - Fri (07:00 - 14:00 / 12:00 - 19:00) and 1-in-4 weekends. When working the weekend, you'll have staggered days off in the week to compensate.

You'll be joining as our first point of contact for all stores requiring our assistance. You'll take reactive calls, create Work Orders, chasing Engineers as and when required and provide stores with updates.

You'll have a confident phone manner, being assertive when required. It'll be challenging at times when you won't be able to provide a store with the answer they want, delivering that news may be hard for you. But the rewarding aspect is when you receive positive feedback advising the difference you made. You'll have a great ability to learn and retain information as speed, as you'll be using several systems and knowing which Engineer to send for which job is essential.

You will receive work orders from the helpdesk, where you will schedule engineers through our Aeromark scheduling system. You will be liaising with our field-based engineers and stores, ensuring you plan accordingly to the store requirements and engineer's location and availability. You will need to have proactive and problem-solving approach as you could be dealing with a power cut which requires an engineer within 2 hours, or it could be reactive maintenance work where you will need to schedule an engineer within 720 hours. You will be working to set SLAs and KPIs, therefore, it is essential you are SLA/KPI driven. You will be resilient, tenacious and confident when dealing with Engineers who pushback regarding the jobs you are advising, therefore, requiring a persuasive manner to ensure you book the correct engineer to the right job.

Your key stakeholders will be the Field Operations Managers, Managing Engineers and Helpdesk colleagues. Your new team will consist of Planners, Senior Planners, Team Manager and Operations Manager.

This is a 40-hour per week working 7pm - 7am, 4-days on, 4-days off
