As part of this expansion we’re on the hunt for a Development Lead – New Business, to appraise, negotiate and secure new development opportunities with low or managed risk, on good commercial terms, in line with corporate objectives for growth and investment. Support the Programme Delivery and New Business Teams to deliver high quality housing products across a range of tenures to meet a changing customer demand.

To ascertain site and opportunity suitability. Review and offer upon new business opportunities on Proval that meet internal financial parameters and provide good quality, well designed homes, to meet local need/demand and reflect Futures requirements.

Manage the approval process with the New Business Manager to obtain approval in a timely manner, in line with policies and procedure requirements for new investment opportunities, property disposals and regeneration initiatives which meet corporate objectives.

Manage project budgets to deliver value for money in all aspects of development for the organisation including maintaining appropriate systems of financial control and reporting and submit timely claims for funding; Use of SDS Sequel to manage and monitor cashflow and programming.

Ensure projects remain viable, and deliverable in line with approved programme and milestones.

Provide a sound knowledge and understanding of pre contract development, demonstrate competence in review of legal issues on schemes and familiarity of Heads of Terms and Contract arrangements/documents to negotiate these meeting Futures requirements with removal or mitigation of risk.

To carry out a range of Drainage & Plumbing works including multi-skilled work. Main duties to include inspecting, clearing and repairing drainage pipework, locating and repairing leaking cold water supply pipes. In addition, general domestic plumbing works, including repairs to rainwater goods, works to include making good to any areas disturbed by the work e.g., plaster patching, tiling, pipe boxing.
Coordinate with relevant Water Services Company to arrange appointments for issues found including leaks, water supply issues and sewage.
Alongside Assets Team, work with Water Services Company on any issued Section 75 notices involving private/shared water supplies to ensure issue is dealt with in a timely manner to minimise likelihood of fines.
Provide the main point of contact for internal teams on drains, working with in-house expertise in Development as well as external Site Agents, Developers and Contractors to monitor and unblock drains where required, as well as carrying out camera surveys.
Communicate with external Councils on a range of issues from environmental health to flooding problems, speaking with local councillors as well as relevant Highways Departments to problem solve, help and provide expert advice.
Be the Company’s main point of contact for all pest control, dealing with issues in-house where possible as well as coordinating with external contractors where required.

Carry out all snagging and weekly technical inspections to ensure completion to required standard. To deliver a full range of clerk of works services on allocated projects, be it S.106 planning gain, package deal, off-the-shelf purchases and/or land-led development.
Ensure the Employers Agent and their representatives undertake the relevant number of inspections. Working with the Employers Agent to advise of potential problems and establish satisfactory construction outcomes.
Work in close partnership with the contractor and Internal and external project team, to support the overall objectives of construction to time, cost and quality of the project.
Keep accurate records on site and report regularly to the Futures scheme project manager. Provide specific contract and general technical support to the team.
Ensure that all adoption inspections have been carried out together with all work for the final handover.

We’re expanding our development team to help us meet demand and we need bright, skilled, experienced and enthusiastic people to get even more projects off the ground. In return you’ll be joining an Investors in People Platinum organisation with a fantastic culture and flexible working across our state-of the art new workplaces around the region, all backed up by great IT systems.

As part of this expansion we’re on the hunt for a Programme Delivery Lead, to oversee development schemes on sites handed over from the new business team, working with our internal teams, our clerk of works, our development partners and employers agents to deliver high quality new homes.

A few key points from our role profile:

Manage medium to higher risk land-led developments, and joint venture projects, delegating smaller, less complex projects for the Assistant Programme Delivery Officer(s) (to foster their learning and development), and to effectively manage investment risk.
Lead and manage the Assistant Programme Delivery Officer(s) and Graduates in developing their skills, knowledge and experience in a well-structured career path.
Work as part of the Programme Delivery team, to deliver a well-managed commercially driven business development service, from execution of construction contract/development agreement to end of defects liability period.
Have an extensive overview to ensure projects on-site are delivered on-time to budget and quality, to support a return on investment.
Maintain site records and be responsible for plan generation when required, ensuring an effective records database is maintained.
