The Role:

We're looking for an Electrical Maintenance individual to support our Engineering team, to achieve plant operational targets, product quality, customer service and health and safety objectives.

You will be part of a multi-disciplined team, ensuring the most effective engineering service is provided to our manufacturing customers. Using your skills to achieve business objectives, you will react to engineering, quality and safety issues as they arise and utilise your knowledge, experience and skill to initiate corrective actions.

The role will involve the reporting and recording of maintenance and repair details for all work activities, using the appropriate maintenance management & IT systems.

The Candidate:

To be considered for this position you must be qualified at a minimum NVQ Level 3, or equivalent in a relevant electrical trade or have served a recognised apprenticeship*.

Preferably with an Industrial background qualified with 18th edition IEE qualifications, and to BTEC ONC/HNC level or equivalent, you will need to demonstrate a sound electrical background and proven track record. The successful candidate will operate as part of a small team and should be fully conversant with current health and safety regulations.

Ideally you will have experience of electrical maintenance and fault finding within a commercial or heavy engineering/industrial environment, essential to the role is the ability to adapt to new equipment. You must be flexible, have a desire to learn and develop.

Maintenance Technician (day shifts)

This role, which reports directly to the Maintenance Supervisor within the Lonza Engineering Department, is responsible for delivering the performance of the site maintenance requirements (Reactive and Planned) and in addition to this comply with Safety, Quality, Delivery, and Costs.

Key responsibilities:

Safety

• Drive the health and safety culture to create a healthy and risk-free working environment.
• Support the team safely at all times, ensuring standard operating procedures are followed and all relevant PPE required for the tasks is worn.

Quality

• Contribute to the achievement of world-class engineering quality through quality system compliance and adherence.
• Escalate any issues that might compromise product safety and product quality.
• Ensure all planned maintenance tasks are performed to the required standard.
• Work to and lead by example Lonza Good Manufacturing Practice (GMP) at all times.
• Responsible for maintaining the department working environment (Workshop, stores and production areas) to defined GMP standards at all times.
• Ensure adherence to maintenance records and correct completion of SAP PM and GMP SOP/Processes .
• Timely review of completed work orders to ensure compliance to Lonza procedures.

Delivery 

• Deliver the agreed maintenance plan within the planned resource and timeframes.
• Lead continuous improvement within the shift by challenging existing practices, using OE methodologies and effectively managing change.
• Utilities-based delivery (e.g. working with boilers, water cooling systems, etc.)
• Organising immediate actions to fix problems.
• Communicating performance issues on previous shift & main critical points.
• Managing and prioritising effective (on time and to standard) PM and improvement activities.
• Ensure training meets site requirements.
• Provide a comprehensive handover between shifts and engineering supervisor(s)
• Ensure timely escalation of issues and non conformance to Maintenance lead

Key requirements:

• Relevant experience in a mechanical technician role.
• Able to work to a 4-on, 4-off shift pattern as listed above
• Apprenticeship within a relevant discipline, NVQ 3, City & Guilds or Equivalent.
• Strong written and oral communication skills, including report writing

The Tower Hamlets Schools (THS) PFI Contract covers 24 schools in East London and is part of a wider PFI contract, covering Facilities Management contracts in London and the Midlands. G4S FM provides full Lifecycle replacement and mechanical and electrical system (M&E) services across these 24 schools as part of the Tower Hamlets PFI Contract.

About the role
We have an exciting opportunity for a Regional Facilities Manager to join our friendly team working on the Tower Hamlets School (THS) PFI contract based at Trinity Buoy Wharf. This is a full time role working 40 hours per week, Monday to Friday.

As Regional Facilities Manager, you will be responsible for the safe operational delivery of all FM services to the portfolio of schools, ensuring that the service is delivered in accordance with all contracted standards & legislation, company policies and procedures.

Responsibilities
Manage customer relationships with the Schools and service delivery for the region.
Direct a relationship with the Helpdesk and utilise data from CAFM, ensure PPMs and reactive works are completed on time and to the required contractual standards.
Maintain regular contact with the client and all other stakeholders and deal with any issues efficiently and in a professional manner, deputising for the Regional Account Manager where required.
Monitor and control agreed budgets and review with the Contract Management team at monthly meetings.
Manage labour costs to budget and oversee recruitment and ensure all employees and any temporary employees receive the appropriate induction and training.
With an ethos of quality data driving performance ensure your direct reports have a clear understanding of their role, responsibility and performance measurement requirements. Analysing and seeking out opportunities for improvement across ALL service requirements.
Monitor and review all staff performance on an on-going basis and manage employee relation issues.
Oversee all weekly and monthly shift reports before processing to payroll.
Ensure that all areas, machinery, tools, stock and materials storage areas are kept in a clean and tidy state, supported by relevant audits, including plant rooms.
Undertake Health and Safety audits and lead Health and Safety meetings with direct reports, identifying Health and Safety incidents and or concerns.
Ensure that safeguarding and emergency procedures are current and that all staff and contractors are aware of them and all contractors undertake a site induction.
Chair weekly/monthly service reviews with direct reports.
Reduce spend levels by introducing innovative cost saving solutions.
Maintain minimum levels of work in progress (non-billed works) in accordance with company guidelines.
Provide robust management of Purchase Orders and ensure all Purchase Orders are raised in a timely manner.
Support the Contract Manager in preparation of monthly operational and financial reports for submission within the required deadline.
Monitor the helpdesk to ensure that all reactive works are captured especially where work is to be recharged to the client.
Liaising and supporting lifecycle and PMO with condition surveys, planning of works, reviewing Safe Systems of Work (SSoW), management of contractor, snagging and works sign off where applicable.
Manage suppliers to ensure a good level of service delivery.

Essential

Record in facilities management showing consistency and progression with appropriate levels of experience and responsibility with 5+ years experience in a similar role or environment.
Knowledge and use of CAFM systems and data analysis.
Legionella awareness.
Fire Risk Assessment Understanding.
Thorough understanding of facilities management methods, systems and safety requirements.
Experience of identifying and implementing innovative cost effective solutions to operational problems.
Have an understanding of current Health & Safety and FM related legislation and compliance.
Sound knowledge of building maintenance management for engineering and building fabric requirements.
Experience of multi- site management.
Knowledge and experience of PFI contracts and performance risk management.

As a qualified Repairs Lift Engineer you will be expected to:

• Use your technical ability to read drawings
• Be responsible for planned repair work, ranging from minor to major repairs and small modifications to larger refurbs
• Problem solve and find effective solutions
• Work on a mixture of contractual repairs and quoted repair work
• Liaise directly with the customer whilst on site and build a good working relationship
   

To be successful in this role you will:

• Be qualified to at least NVQ Level 3, J-Module or equivalent
• Have in-depth knowledge of a variety of different makes of equipment, demonstrating that you can apply lift engineering principles to achieve continual lift operation
• Ideally have experience with Escalators (or a willingness to learn)
• Have experience of being part of a call-out rota and be willing to join our out-of-hours rota
• Possess a full UK driving license
