Purpose of Job
You will lead a team in providing quality maintenance services and safety for the YWCA Fort Canning. You will be responsible implementing continuous work improvements with the team to achieve efficiency and productivity. You will also plan preventive maintenance and adhering to industry and safety regulations. You will also lead in establishing and sustaining the Association’s core values and the professional development of the team.
Key Responsibilities
Maintenance
· Plan, manage and monitor to ensure that preventive maintenance is carried out to specifications with compliance to regulatory requirements.
· Ensure a master schedule for maintenance and replacement of equipment and systems are in place and adhered to.
· Responsible for the routine inspection on building maintenance services and safety including all operating equipment and installations and inventory.
· Plan, facilitate and execute building and equipment upgrading plans according to the requirements.
· Responsible for overall smooth operation of the building and ensures that all emergencies are attend to promptly and rectified with minimal inconvenience and disruption.
· Co-ordinate with contractors, consultants and government agencies relating to the building maintenance and the renewal of licenses for all major equipment and installation in the premise.
· Supervise and verify all jobs done by contractors are complied with specifications, authorities' requirements and regulations.
· Prepare, review and manage annual budget requirements for maintenance, capital replacement works, ensure value for money in procurement of goods and services.
· Optimize maintenance expenses through energy conservation and other cost control measures.
· Performs any other duties as may be assigned by General Manager from time to time.
People Management
· Leads, supervises and motivates the team to ensure productivity at work and advocate improvement on works processes and areas to achieve excellent customer services.
· Manage, coach and develop a high performing maintenance team that meets the objectives and delivers best results.
· Consistently promote high standards through personal example and roll out through the team so that each member of the team understands the standards and behaviours expected of them.
· Provides training and cross-training for the team including conducting induction for new staff.
· Responsible to carry out the performance management for the team and ensure records are properly recorded.
· Responsible for the manpower planning for the department.
· Work as part of the Management team to share ideas and improve operation, recommending, supporting and implementing continuous improvement activities and process and procedure improvements to optimise results and improve quality of delivery, in line with quality standards requirements.
Fire Safety
· Responsible to formulate Fire Emergency plans and procedures for YWCA Fort Canning.
· Responsible to conduct routine checks on and remove or cause to remove any fire hazard that is found in the premise.
· Oversee the maintenance of the fire safety protection systems.
· Educate the guests, tenants and staff in establishing a safe workplace environment.
· Train the staff and tenants in basic fire-fighting skills and rescue.
· Conduct the fire drills exercise and evaluate the evacuation procedures.
· Supervise the operation of the Fire Command Centre.
· Submit annual reports to the General Manager on the fire safety matters of the premise.
· Must be familiar with the various regulations of the Singapore Civil Defense Force and the Ministry of Manpower regarding applications, submission processes and enforcement matter.
Requirements
· Minimum 10 years of relevant work experience of which a minimum 5 years of managerial experience.
· Possess a degree in Estates Management, Building or related disciplines.
· Qualified Fire Safety Manager registered and certified by SCDF will be an added advantage.
· Proficient in Microsoft Office applications.
· Possess supervisory and management skills.
