What you'll be doing;

• Drive, plan and manage daily operations of the maintenance department, servicing both the MRF and the MBT as well as to a lesser extent the Transfer Station, the Weighbridge and the HWRC. This includes driving the timely completion of PPM tasks, the delivery of appropriate corrective maintenance works and the optimised management of breakdowns (reactive maintenance).
  
• Manage and hold accountability for the maintenance budget and costs.
  
• Ensure the sound management of the CMMS
  
• Ensure the sound management of the stock of spare parts.
  
• Fully responsible for H&S of the maintenance team and activities. Strongly contribute to H&S of all operations across the IWMF.
  
• Ensure legal compliance of the site at all times in the area/for the activities under their responsibility.
  
• Fully accountable for all maintenance department staff, circa 10 employees (technicians, fitters mates, graduates and apprentices).
  
• Maintain a high standard of staff performance, quality of work and accountability through coaching, training and development.
  
• Work in harmony with other departments of the plant to ensure robust communication and enhanced operational efficiency, as well as innovative problem solving.
  
• Maintain and develop a portfolio of reliable engineering contractors that bring value for money, covering all the equipment and asset maintenance needs across the plant.
  
• Lead on most of the significant asset improvement projects, improving operations and safety across the plant.
  
• Liaise with relevant internal and external stakeholders including: contractors, central Technical Direction, equipment and parts manufacturers, industry specialists, and many others.

To lead on the strategic planning and overall management of The Hospitals Accommodation Services, ensuring the needs of the hospital are met. Prepare and agree Annual Revenue Budgets and ensuring value for money for all expenditure is achieved. Assume responsibility for delegated element of the revenue budget and participate in monthly expenditure reviews with Director of Facilities. Responsible for ensuring relevant policies and procedures are incorporated within Capital/Revenue re-development projects. Advise the Trust and key Client groups on matters in relation to their business, through minimising risk and raising awareness, and be responsible for developing and monitoring relevant Policies and Procedures. Responsible for all aspects of Health and Safety Management within all service areas. Contribute to the development of performance measurement targets and quality standards (for area of responsibility) Ensure effective communications with Client group on purpose and activity are maintained, and direct staff groups are briefed on service developments/changes. Contribute to effective working partnerships with direct staff groups through collaboration and co-operation on service developments and changes. Identify and assist in the development of income generating services and the monitoring of same. Participate in the Directorate Emergency On-call arrangement. Ensure methods are in place to train all staff to the correct agreed standard to carry out their role and to ensure training records are maintained accurately. Ensure compliance with the Trusts SFIs/SIs and policies and procedures and all relevant Facilities Service Codes of Practice, statutory requirements and professional standards are maintained. As and when necessary, act as deputy for the Director of Facilities, attending Senior Management Meetings.

Key Focus Areas:

• Daily Building Inspections:

  • Conduct thorough walk-throughs of all buildings, noting:
    • Cleanliness and general upkeep
    • Maintenance needs
    • Condition of paintwork
    • Obstructions or safety hazards
    • Lift cleanliness, and reporting any out-of-service lifts by contacting KONE, logging issues, and following up.

• Site Supervision:

  • Oversee the on-site KCEFM engineer, ensuring plant rooms, tank rooms, emergency lighting, fire alarms, and associated paperwork are up to date and compliant.

• Water Temperature Monitoring:

  • Check water temperatures in vacant KCEFM apartments, report discrepancies via email, and follow up to ensure the correct temperature is maintained.

• System Logging & Compliance:

  • Log all defects using the Yardi system.
  • Upload relevant data into the DataStation system.
  • Complete monthly building check sheets.
  • Meet with contractors to ensure that RAMS (Risk Assessment Method Statements) and work permits are accurate, up to date, and issued properly.

• Maintenance & Equipment Oversight:

  • Ensure all planned preventive maintenance (PPM) for apartments and mechanical & electrical (M&E) systems is current.
  • Confirm that all machinery and equipment are in good working condition.

Who are we looking for?

The role of the Facilities Manager has been adapted to meet the demand following continued growth in our services, which now stands at four sites across four locations. Our schools are located in Hillingdon, Yiewsley, Slough and Hounslow.

The Facilities Manager will report to the senior leadership team and will contribute to the growth and development of the service. Accountable for the delivery of quality, efficient, collaborative support services to the Education team. This role will be responsible for the management of all of our sites and hold direct line management responsibility of all facilities staff members across the sites.

As you will be working across our sites, a Full UK Driving Licence is essential.

We are particularly interested in hearing from candidates with sound knowledge of Health & Safety Legislation, and with experience of working within Ofsted regulations however, neither of these are essential. IOSH experience would be a great advantage, but not essential. If you do not already hold IOSH experience, we can train you to become an expert in this area.

This will be a hands on, practical role and we really need somebody to be flexible, dynamic and able to get stuck in when needed!
