Labourer Construction
An exciting opportunity to join our Construction team has arisen where you will play a key role supporting the delivery of education to future construction workers.
Scale 1, Points 14, £23,152 per annum.
37 hours per week (including occasional early mornings, evenings and weekends).
About you: Ideally you will have relevant industrial experience and knowledge of Health and Safety requirements.

Your new role
Your new role as a Property Assistant will require you to maintain the organisation's legal files (electronic and physical), ensuring that the working practices are in accordance with the organisation's policies and regulations. You will be responsible for document management - drafting and refining documents and information that are central to the organisation's part in the property transactions. You will be expected to use your initiative in this role and operate with extreme attention to detail. This role involves many administrative tasks, such as general filing, telephone and email correspondence, liaising with clients, solicitors and other third parties, data entry and other general administrative tasks.


What you'll need to succeed
The successful candidate will be an individual who has strong administrative and clerical skills, excellent written and verbal communication skills, great attention to detail and accuracy, as well as outstanding organisational skills. They will also be able to work using their own initiative. The successful candidate will be an individual who is computer-literate with proficiency in Microsoft Excel and Outlook and is experienced in a legal environment, ideally with knowledge of conveyancing transactions.

Your new role

As a Development Underwriter, you will be responsible for writing new business within the Commercial / Property book, adding to an already strong pipeline. They have committed brokers in the region and are looking for an individual to come in and add value to the proposition.
Predominately a remote role, you will be expected to be on the road, arranging broker appointments and winning new business.

The candidate shall:

Ensure timely submission of account applications.
Prepare and submit Contract interim valuations.
Prepare and submit variation claims.
Prepare interim cost reports including P/L report.
Prepare anticipated Final costs versus Final Forecast Recovery.
Lead on all minor/major works in terms of commercial pricing and completion of tender input.
Close liaison with the client(s) commercial teams.
Payment of subcontractor accounts as and when required.
Prepare and issue subcontract documents.
Set-up and keep up to date RFI/COI Schedules in conjunction with the Contract Managers.
Report on buying gains/losses including the reporting of any future potential financial problems.
Negotiate rates/prices with subcontractors.
Attend progress / commercial meetings and represent the company in a commercial capacity
Prepare and update cashflow/expenditure profiles.
Manage contract WIP reduction, sales revenue and profit targets.
Work closely with the Contract teams; ensure optimum delivery of contracts whilst exercising control of costs, procurement, and management of the supply chain.
Work closely with the billing manager to continually improve and innovate cost reporting and invoicing for contracts.

Essential Criteria
Demonstrate previous experience in a QS role particularly within Hard FM Maintenance contracts
Demonstrate a sound knowledge of the market
Demonstrate strong communication skills
Experience of managing profit and loss accounts and working to budgetary targets
Sound project management track record
Initiating, drafting and reviewing documents
Excellent negotiation skills
Experience in a variety of Schedules – NSR & BCIS
Demonstrate proficiency in IT applications- e.g. MS Word, Excel
Full UK Driving Licence
Demonstrate a sound knowledge of commercial and contractual issues in relation to Facilities Management and NEC 4

3rd Level Qualification
Experience of working within the blue light and educational sectors
Experience in open book accounting contracts
