This role is suited to an energetic pragmatic professional who wants to join a growing business and help manage all commercial matters of a project, from award to final account.
Job Purpose
A Quantity Surveyor supports the Commercial Manager in managing all commercial matters for a given project. He/she will work alongside the project delivery
Key Responsibilities
Pre-Construction Stage
- Assists in preparing the key commercial control documents such as the Procurement Schedule, Cashflow Forecast and Margin Improvement Strategy to ensure the project is well planned.
- Sending enquires to the market for the assigned packages,
- Make the team & client aware of the long lead items & get clients approval for ordering the materials by air freight.
- Analysing subcontractor and supplier tender returns.
- Flag any risks such as discrepancies in the tender documents to the lead estimator.
- Prepare/compare material quantity take offs and bills of quantities according to the specifications & drawings submitted by the client.
- Work with estimating team as required.
- Gain understanding of commercial strategy for the project, set by Commercial Director.
Post-Contract
- Procurement of assigned packages the project in line with the procurement schedule and budget, inclusive of purchase orders, LOIs, Subcontractors etc.
- Evaluating quotations & having meetings with sub-contractors to ensure that there are no scope gaps and the cost fit within the budget, finalising the best quotation with the Commercial Manager and prepare the order for approval.
- Monitoring project cash flow against the forecast, with view to ensuring the project is always cash positive.
- Own and administer works packages delegated by project manager to final account, inclusive of monthly payment, dealing with variations and all matters pertaining to administering their subcontract correctly.
- Assist in change management, inclusive of the valuation of variations, quoting Request for Proposal (RFP)’s, issuing the respective notices, up and downstream, all within the timelines of the main contract.
- Assist commercial lead in all required commercial monthly reporting both internally and to the client.
- Always look to improve margin, and suggest ways to do so to project lead and assist in techniques employed.
- Assist in administering the Main Contract, ensuring contract terms are understood and dealt with accordingly.
- Assist in maintaining project margin in line with commercial strategy.
- Assist in the preparation of the external valuation,
- Assist in maintaining control of project documents including drawings and records.
- Attend Project Meetings as required by project manager.
Completion & Post Completion
- Assist in the agreement of the final account with clients and trade contractors within stipulated benchmark and timelines.
- Assist in ensuring project is closed out including applying for certificate of release of retention, upon making good defects by Construction Department.
- Monitor retention releases for trade contractors.
- Attend project post mortems.
- Attend to the additional works required by the client after completion.
- Liaison with Project Manager on trade contractors defects and contra charges (if any)
