This is a full time, temporary assignment offering £466.80 Umbrella LTD per day (approx. £375 PAYE per day).

• Manage maintenance, construction, refurbishments, and alterations for corporate properties.

What will you be doing?



Reporting directly to the Group Buildings Manager, you will assist with providing Building Surveying support for our operational business in respect of its occupation of property with a view to maintaining asset value, compliance with legislation, lease obligations etc.



You will undertake all Building Surveying activities in fulfilling the above including but not limited to:

• Dilapidation assessments in advance of potential Landlords claims, negotiation of dilapidation claims, and management of works required to properties at lease expiry
  
• The preparation and agreement of Condition Surveys on new property acquisitions
  
• Procuring new works (e.g. new build, alterations / additions, fit-outs, refurbishment etc) from initial scheme to Final Account, including the management of external consultants and advisors (property and environmental) where appointed for specific schemes
  
• Management of Asbestos legislative requirements in respect of coordination of retained consultant and removal works, and management of CDM requirements
  
• Advice on building conditions, improvement works and budgetary forecasts for new property acquisitions and M&A projects
  

Preparation and submission of Planning and Building Regulation applications will also be within your remit, including producing drawings and making amendments to plans on the CAD system, and processing and obtaining Landlord's consent when applicable on building and project work, including budgetary and feasibility information on projects.


You will advise on any current relevant compliance requirements or issues and develop an in depth understanding of (and become involved in) environmental issues as they are related to Group Property. This will include the management of environmental consultants for remedial and associated works. As an expert in your field you will be required to provide Building Surveying support to colleagues across Veolia as and when required.

Working 40 hours per week Monday to Friday 8.00am - 4.30pm covering the Midlands. An outline of your responsibility as a Site Manager

Manage site teams, work activities and resources to meet the requirements of individual contracts.
Manage the selection and formation of site personnel teams (including Sub Contractors)
Collate all preconstruction information (packs, asbestos surveys etc).
Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
Create, manage and report on projects with multiple, live site locations through the use of a master programme.
About You

The successful Site Manager ​will have strong experience in Planned refurbishment Works, within Social Housing/tenanted properties and have a good working knowledge of Internal refurbishments including but not limited to Kitchen and Bathroom refits , managing the delivery through to completion/handover. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. You will need to hold a Full UK driving licence to travel to Sites daily. ​You must hold SMSTS or associated NVQ, as well as being confident with IT and proficient in MS Office.

We currently have an opportunity for a Property Surveyor to deliver outstanding services and support the Housing Property Services Team to deliver planned and cyclical investment programmes.

Cannock Chase District Council currently manages a housing portfolio of approximately 5,300 properties and is proud to deliver both a new build programme together with a planned investment programme of over £8m to repair and improve existing housing stock in order to improve the service quality and outcomes for our residents.

What you will be doing:

A typical day for you would include managing delivery of works and major improvement projects, carrying out surveys on properties and providing advice, and responding to customer enquiries. You will assist the Assistant Manager (Assets) in ensuring safe, comfortable, affordable and sustainable homes for our customers. The small stock size ideally suites a candidate who is adapted to work on a wide variety of work streams.

About you:

We are looking for someone who has relevant knowledge following experience working in a building surveying discipline on housing capital works programmes; Experience in the delivery of planned maintenance and upgrade works contracts; A minimum of HNC Level or equivalent qualification in a Construction or Building related subject.

You will be capable of effective communication with people at all levels both externally and within the organisation. You will have excellent IT skills with a proven ability to improve effective working methods and be proficient in the use of Microsoft Office packages in your day-to-day work.
