A regional house builder have a requirement for a Property Lawyer to join their team. The company are an established house builder that operate within the North West and Midlands region, delivering housing developments for customers ranging from first time buyers to large detached family homes.

The Role

The purpose of the role is to deal with property acquisitions for the purpose of acquiring land for development and / or assist head of department in such matters. • Administer the construction contract on behalf of the owner/client, typically for a government agency/municipality

Your new company is a large principal contractor that has been awarded two projects in Surrey situated side by side in a town centre location. The first is a new 6-storey building with basement car parking and rooftop plant room. The ground floor It will contain a laboratory, a write-up area, a fitness suite, a café, a loading bay, a substation and generator with floors above containing 60% CL2 labs with 40% commercial space around a central core. This project is valued at approximately £76 million with a practical completion date scheduled for December 2025.
The adjacent project is a design & build contract consisting of 2 office buildings including some Cat A Fit-outs and a multi-storey car park along with associated public realms assets. The value stands at approximately£22million with a practical completion date set as December 2024.

Your new role is to be based on site and be responsible for assisting on all commercial aspects of the project, providing commercial support and advice to the team to aid decision-making, maintaining commercial information, and ensuring compliance with the contractual requirements. You will procure subcontract packages, you will assist with monitoring contract progress against the agreed programmes, control costs against agreed budgets/end cost forecasts, prepare and agree interim valuations and final accounts, prepare, and agree any necessary claims for reimbursements and for loss and expense and will liaise with the customers and third parties on all commercial matters.
