This role is ideal for someone with experience in building surveying, project management, and property asset management, with strong skills in overseeing multiple projects and ensuring compliance with regulations.

This is a full time, temporary assignment offering £466.80 Umbrella LTD per day (approx. £375 PAYE per day).

• Manage maintenance, construction, refurbishments, and alterations for corporate properties.

What will you be doing?



Reporting directly to the Group Buildings Manager, you will assist with providing Building Surveying support for our operational business in respect of its occupation of property with a view to maintaining asset value, compliance with legislation, lease obligations etc.



You will undertake all Building Surveying activities in fulfilling the above including but not limited to:

• Dilapidation assessments in advance of potential Landlords claims, negotiation of dilapidation claims, and management of works required to properties at lease expiry
  
• The preparation and agreement of Condition Surveys on new property acquisitions
  
• Procuring new works (e.g. new build, alterations / additions, fit-outs, refurbishment etc) from initial scheme to Final Account, including the management of external consultants and advisors (property and environmental) where appointed for specific schemes
  
• Management of Asbestos legislative requirements in respect of coordination of retained consultant and removal works, and management of CDM requirements
  
• Advice on building conditions, improvement works and budgetary forecasts for new property acquisitions and M&A projects
  

Preparation and submission of Planning and Building Regulation applications will also be within your remit, including producing drawings and making amendments to plans on the CAD system, and processing and obtaining Landlord's consent when applicable on building and project work, including budgetary and feasibility information on projects.


You will advise on any current relevant compliance requirements or issues and develop an in depth understanding of (and become involved in) environmental issues as they are related to Group Property. This will include the management of environmental consultants for remedial and associated works. As an expert in your field you will be required to provide Building Surveying support to colleagues across Veolia as and when required.

• Previous proven experience as a Building surveyor working for a large organisation is preferable
  
• MRICS / MCIOB qualified

Your responsibilities will include conducting comprehensive property inspections to identify issues such as, but not limited to; structural defects, dampness, mold, infestations, and disrepair due to negligence or lack of maintenance. You’ll also coordinate with contractors to ensure repairs are completed to a high standard, obtain sign-off, and ensure adherence to health and safety regulations. Our superb client in the Property Damage Restoration sector is seeking a number of Technicians owing to business growth. Working 40 hours per week Monday to Friday 8.00am - 4.30pm covering the Midlands. It is essential that you have a full UK driving licence (no more than 6 points on licence) and your own transport to be considered for the role.

Working as part of a specialist team, as a Property Restoration Technician, you will be involved in the restoration of commercial and some residential property, structures, machinery, following events such as fire or flooding. You will be responsible for stripping out commercial properties following water / fire damage, setting up equipment to begin the drying out process, before the property can be restored back to full use, ensuring compliance and health & safety at all times. You will order specialist equipment and materials in advance of project needs, returning equipment at the end of the project. Upload project reports and updates to company claims management system,. You will assist in looking after temporary hires during projects. Coaching where necessary. You will work on a range of specialist projects and some smaller projects from time to time. You will attend team meetings and will be required to travel extensively and stay away from home regularly during the week and when required in fully expensed accommodation with a meal allowance. You will have a basic knowledge of CDM regulations and be able to complete risk assessments and method statements as well as undertaking electrical and mechanical technical decontamination and structural decontamination and drying.

To be considered for the role of Property Restoration Technician , you will have previous experience in a similar damage restoration or construction labouring position where you have worked extensive with building materials, you will have manual dexterity, pc literate and a good level of general education. If no experience in the restoration industry you must still have building / labouring type experience for the Technician role. You will have excellent communication skills along with empathy and customer service skills. You must be able to work away from home where accommodation will be paid and you will receive a £25.00 dinner allowance per night.

In return our client is offering a starting salary of £25,000 if no relevant industry experience or basic building labourer skills and more for Technician level if you are experienced in fire & flood restoration.

Overall Purpose of the Role:

The successful candidate will be based either in my clients Staffordshire office or Bolton office (if Bolton then the candidate will be required to travel to Staffordshire 2-3 days per week), and will be required to work closely with various departments including commercial, operations and finance. Whilst the candidate will be given the flexibility to develop in their new role, they will be working directly under the guidance of the Commercial Manager.
Commercially, the candidate will play a critical role within the business, effectively managing all commercial aspects of their region and maintaining strong relationships with key internal and external stakeholders. The candidate will take ownership of reporting on financial performance, and assisting the management team to ensure commercial awareness is administered during project delivery. The candidate therefore would be expected to possess sound commercial skills, be customer focused and have a willingness to gain a good knowledge of the utility industry.
Working with colleagues within other parts of the business will be key to success, to gain an understanding of how the established offices operate to enable integration, and use of best working practice.

What you will be doing:

* Production of weekly and monthly cost / value reconciliations
* Play a key role bridging the gap between operations and clients to agree client variations and changes to scope. Providing variation justifications and agreeing these with clients in a timely manner.
* Liaising with various departments including design and operations to report and manage commercial performance of schemes in your region
* Attend monthly operational meetings to discuss regional performance of schemes, taking accountability for performance to interrogate performance and ensure appropriate actions in place to resolve any underperformance
* Preparing client valuations and having the ability to manage client relationships/disputes
* Management of client debt, whilst establishing strong relationships with clients
* Preparing final accounts for both clients and sub-contractor
