We have a great opportunity for a Night Shift Construction Manager working with a fit out contractor in Central London on a project due to run for circa 9-10 months.

The Projects are valued circa £500K-£3M and tend to be fit out projects. You will be responsible for managing the site and will have to be quite an expert in logistics and they will include some external works also.

You will be reporting to the Project Manager daily. Whilst managing the site, you must also be maintaining a high standard of health & safety while ensuring the project is completed on time and within budget.

The project is working in a live environment throughout the day thus the need for a night manager to come in and push the programme at night, it is essential that the manager is a programme pusher. The project will involve, Alterations, Welding, Hot works meaning H&S is an absolute must.

Key Responsibilities

As Project Manager, He\She will be responsible for ensuring that a building project is completed safely, within an agreed timeframe and budget. Duties and responsibilities would be to act as a keyholder on site, induct new starters, chair toolbox talks and daily activity briefings with workers, act as first point of contact on site for safety, quality, material deliveries and plant operations. Daily activities are reported to the SPM and recorded electronically coordinated with the method statements and risk assessment registers.
What you'll need to succeed is two years of UK-based construction experience as an assistant site manager or assistant project manager (not overseas). Daniel Owen are proud to be representing a leading Social Housing Company in the Stratford area that are looking for a brand new Pre-Construction Project Manager to join their team.

Key Responsibilities:

• Excellent customer service skills
• Able to demonstrate financial and commercial acumen, including risk management skills, reporting and presenting to internal stakeholders.
• Demonstrate collaboration and influencing skills, with key stakeholders.
• Computer literate, with previous experience in managing asset management data, excellent MS office skills.
• Good working knowledge of standard measured term partnering forms of contract
• Good understanding of regulatory compliance for fire risk management
• Excellent understanding of all pre-construction activities for major works projects, specifications, tendering, design, planning, building regulations, CDM 2015 and leasehold consultation
• Knowledge in the field of Mechanical Services and engineering
• An understanding of the Building Safety Act
• Educated in a construction related course, minimum HNC/HND qualification or relevant experience.

Property Manager PRS & INT
Salary: £34,285.00
Type: Permanent Contract. Full time (35 hours per week)

About the role

The role covers all areas of property management and resident liaison for approximately 500 A2Dominion Private Rented and Intermediate Rented properties across Central and Greater London. You will be based in our Ealing office with flexible working from home and will be required to travel to the properties regularly to carry out your key responsibilities.

Previous property management experience and a strong ability to liaise with residents is essential. You will need to be confident, personable and comfortable speaking to residents in person while onsite, and on phone and email while working remotely.

Some Key responsibilities

Resolving customer queries promptly, including liaison with the A2Dominion Operational Teams, residents, and 3rd party providers as required.
Establish and maintain effective relationships with internal and external customers and provide support to your Line Manager, Lettings Team and your Team.
Carry out a planned program of Estate & Property inspections, taking responsibility for following up reporting and actions.
Overseeing Block cost control and reporting, to deliver a cost effective service.
Ensuring compliance monitoring is carried out in accordance with agreed schedules & legislation.
Ensuring any legal notices are served to residents correctly along with accurate record keeping and attendance at Court when required .
Facilitate the successful implementation of empty property management processes, minimising costs and lost revenue.
Facilitating change of sharers, rent increases and renewals, and carrying out reference checks, right to rent checks and issuing tenancy agreements.

Previous experience of working in property management and / or a lettings capacity
Great Admin skills
Understanding of Tenancy, Deposit & Lettings legislation
Excellent Customer Services Skills
Great Negotiation Skills
Team Player but also able to work on own initiative
ARLA Qualified (not essential)
Educated to GCSE level or equivalent in Maths and English (Grades A*- C)
