Real Estate Strategy comprised of Planning and Transactions, oversees the strategy and implementation of the firm’s real estate and workplace initiatives with the goal to provide the best workplace experience for the people of Goldman Sachs. Planning includes Project Planning and Reporting, which interacts with client divisions to establish requirements and gain approvals for real estate capital projects, and measures, reports and forecasts real estate capacities. Transactions involve negotiating and executing leases, sub-leases and other transactions in support of the firm's real estate projects. It handles lease acquisitions, renewals, dispositions and subleases along with administration of existing portfolio and lease audit of key properties.

Corporate and Workplace Solutions provides solutions supporting the operations of the firm to maximize the efficiency and productivity of our people. Our services touch every single person at the firm, right down to when our people flash their IDs to come into the building, to the physical building, to the chair they’re sitting in, to when they go down to the cafeteria. How We’re Organized
Corporate and Workplace Solutions includes the following pillars: Workplace Experience, the Office of Global Security, Regional Office Leadership and Chief Operating Officer, which includes CWS Engineering.
- Workplace Experience: Encompasses end-to-end strategic real estate work from transactions to facilities. Departments include On-Site Solutions (inclusive of Facilities Management, Hospitality Operations, Document Management and Ground Transportation), Events, Client & Production Engineering, Real Estate Strategy, Real Estate Development, and Capital Management.
- The Office of Global Security: Manages and implements arrangements for the protection of the firm’s personnel, physical security, fire safety and crisis management.
- Regional Office Leadership: Supports the firm in driving regional priorities and strategy in Dallas and Salt Lake City in partnership with local leadership.
- Chief Operating Officer (COO): Aligns division-wide functions to drive strategic cohesiveness, consistency and efficiency. Departments include CWS Management, CWS Engineering - which provides enabling engineering solutions supporting real estate and facilities management, on-site solutions, safety and security and CWS data and analytics and CWS Risk Management.
HOW YOU WILL FULFILL YOUR POTENTIAL
- Lead major strategic corporate real estate initiatives and associated transactions in Southeast Asia, Australia and New Zealand (ANZ), and India, including purchases, new leases, renewals, subleases, sales, new business integrations, etc.
- Manage all transaction activities in Southeast Asia, ANZ and India, including leading broker interview and selection, managing site search and coordinating site evaluation with internal stakeholder groups (e.g. Engineering, Legal, Security, Technology, etc.), negotiating deal terms, managing relationships with landlords in buildings occupied by Goldman Sachs
- Develop and refine five-year strategic plans for Southeast Asia, ANZ and India, considering GS business plans and changing real estate market conditions
- Oversee financial analysis and presentation materials in coordination with global Analytics team
- Present project updates and recommendations to Regional and Global leadership team
- Keep pace with industry and market changes and best practices, identify opportunities and manage risks in our real estate portfolio
SKILLS AND EXPERIENCE WE ARE LOOKING FOR
Qualifications / Experience
- Fifteen or more years of real estate experience in a transaction, finance, and/or development role
- Experience leading complex transactions/projects/analyses and managing multi-disciplinary teams
- Strong sense of commerciality with sound negotiation skills
- Strong organizational skills with the ability to manage multiple responsibilities while maintaining high quality standards
- Strong relationship and interpersonal skills
- Excellent communication and presentation skills; confident to present recommendations to highest levels of the Firm
- Impeccable attention to detail and quantitative aptitude
- Exceptional time management skills and ability to adapt style as the situation requires
- Ability to balance multiple, time-sensitive projects while maintaining a longer term and strategic focus
- Proficient in English, and local language skills preferred
- Familiarity with real estate finance/accounting and development preferred
