We are seeking an individual with a track record of leading the development and implementation of space and workplace management strategies across a complex estate portfolio. Through proactive and positive engagement with stakeholders you will.

The role would suit an individual with the skills and experience to affect wide scale change across a complex and diverse range of property and space types whilst playing a key part in delivering an estate that will support the delivery of clinical care.

Key relationships will run right across the Trust and externally, through the Cheshire & Wirral Partnership Trust footprint with all relevant stakeholders, notably Cheshire & Merseyside Integrated Care System, Cheshire West Place, Cheshire East Place, Wirral Place including local authorities and other NHS organisations.

Mani Duties include but not limited to:
• Liaise across care groups and clinical support services to understand the estate implications of their strategic plans.
• Promote to care groups and clinical support services the best practice and efficiency opportunities for the estate.
• Analyse current and future estate footprint and identify the gaps in existing and future infrastructure.
• Manage process for undertaking of due-diligence at both pre and post-acquisition.
• Management of negotiation of tenancy agreements, licences and Service Level Agreements.
• To contribute to all estates related data returns and information requests received from Department of Health, NHS England and other bodies.
• Develop and implement Trust wide policies, procedures and guidelines in relation to allocation and occupation of accommodation and premises.
• Project mange the implementation of web based room & desk booking software, including the development of associated standard operating procedures for its use.

Essential Duties:

• Develop a construction schedule during the project planning phase
• Establish project objectives, policies and procedures within the boundaries of company policy (i.e,, project start-up meetings, project start-up information, progress meetings, etc.).
• Prepare and distribute bid packages to qualified vendors and conduct pre-bid meetings to those selected
• Negotiate final cost and scope of work for all subcontracts, change orders and purchase orders as required
• Direct the activities involved with the preparation of mock-ups
• Management, coordination, and inspection of contractor work while project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way improve the operational success of the projects
• Familiarity with accepted buildings practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing and lien waivers.
• Strong ability to read and understand plans and specifications, comprehensive knowledge of commercial construction means, methods and “best” practices and related systems.
• Responsible for  maintaining an accurate/up to date project schedule, cost report, weekly reports and progress photos

• Manage the building staff in the absence of the Property Manager or General Manager. Includes all managerial functions, which are included in the Property Manager and General Manager job descriptions, or as directed by the manager
• Responsible for all building correspondence to and from clients, tenants and vendors as directed by Property Manager or General Manager
• Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $24.88 - $29.27

An exciting opportunity has arisen to join a world leading global organisation, our global FMCG client (the powerhouse behind brands such as Walls, Persil, Magnum and Knorr) as a Construction Manager to be based in Port Sunlight, Wirral, this role will be based on site. This is a full-time temporary role for 12 months to start ASAP, paying up to £54,000 per annum, pro rata, depending on experience.

Key Responsibilities:

Deliver the building:

• Without time lost incidents
• Following U/L safety standards
• According to the schedule budget and scope agreed in FEED
• Following RIBA (Royal British Institute of British Architects) Stages 3 to 7 of the project
• Lead building handover (Permits, Trainings, Commissioning, Documentation, snag list)

• Inspect and verify all materials delivered to the construction site comply with contractual requirements.
• Monitor, inspect, and ensure workmanship and practices of contractors and/or crews engaged in construction and safety are in accordance with U/L Standards
• Follow-up the schedule assuring the on-time on the critical tasks (milestones)
• Lead on-going site inspections to ensure adherence to all building codes, plans and specifications.
• Witnesses testing and quality control activities to ensure compliance with contract requirements
• Monitor cleanliness and general orderliness of construction site. Assure housekeeping as per U/L Standards
• Assist the Project Manager in the review and evaluation of plans, specifications and designs submitted by contractors
• Follow up daily works according to the time schedule
• Lead the commissioning and update the punch/snag list in the approved format
• Monitor and ensure that site activities are in accordance with approved policies and procedures (work permit)
• Organize daily, fortnightly, and monthly catch-up meetings with constructors and stakeholders
• Prepare and submit weekly/monthly reports.
• Coordinate the installation of the technology linked with the building construction
• Coordinate the training with the costumers.
• Sign permits of work related to the project outside the CDM area.

Key Skills

Engineering or Architectural degree

3 years plus working experience within a civil engineering/ construction field

Excellent communication skills including preparing/compiling detailed analytical reports

Good English skills

Knowledge in Building and Construction

Be thorough and pay attention to detail

Able to use initiative, patience, and the ability to remain calm in stressful situations.

Working knowledge of laws and regulations governing large construction projects

Proficiency in the use of Microsoft Office Tools and software relevant to job functions (Autocad, Microsoft Project, Office pack)
