The Role

The role of Legacy Site Manager, reports to the Construction Manager and is responsible for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost effective works at all times, while maintaining the highest quality of work and customer service are delivered within the given timescales.

Principal accountabilities of the role include:

Manage the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
Manage and implement health and safety procedures, working closely with Bellway Health and Safety Managers and ensure that that all aspects of health and safety are followed and adhered too.
Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance.
Ensure site presentation is maintained at the correct standard at all times.
Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time.
Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services).
Ensure accurate production/progress returns are updated and sent to the Construction Manager and/or Construction Director as requested.
Ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records.
Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection
Experience, Qualifications and Skills

Experience

Experience of working as an Assistant Site Manager or Site Manager with a high volume residential house builder.
Experience of effectively managing teams
Up to date knowledge of health and safety and building legislation.

The Role

The role of Senior Land Manager is responsible for identifying and acquiring development sites across the Division in order for land targets to be met, working closely with the Planning team in order to ensure that maximum contribution is achieved from all land purchases.

Principal accountabilities of the role include:

Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers within the area, in pursuit of opportunities for the company.
Liaise between the Land and other internal departments, together with other Divisions and Group, to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.
Ensure that acquisition proposals are presented, in an objective and professional manner, with required input from other departments and in line with Group/Divisional procedures.
In liaison with the Technical Department, responsible for appointment of external professionals and consultants in relation to site appraisal
Responsible for all projects from initial site identification, appraisal and approval to the point of purchase and implementable planning consent being obtained, in line with budgets.
Assist the Land Director in the review and finalisation of the Land Strategy, managing the land bid and land acquisition process. You will maintain and enhance a contacts network and support the Land Director with more complex land deals. You must have excellent IT and written, verbal and listening communication skills.

The Role

This role of Senior Quantity Surveyor is responsible for managing the commercial aspects of each development. This includes managing the costs for each site and ensuring that targets are met by managing and controlling the budgets and valuations. Senior Surveyors are typically allocated sites that are more complex by nature, whether this is due to the type of construction, the speed of construction, or whether it is a multi-phase site or a consortium site (shared infrastructure with another developer).

The Senior Quantity Surveyor reports to the Head of Commercial.

Principal accountabilities of the role include:

Produce draft budgets and site start budgets for each site allocated to the Quantity Surveyor.
Produce quarterly valuations and complete material ‘cost to complete’ exercises for each site the Quantity Surveyor is responsible for.
Produce sub-contract payments and final accounts, ensuring that the sub-contractor has signed these off.

The Role

The Planner will report to the Land / Planning Director(s) and will be responsible for advising the land teams on all aspects of planning policy and development control affecting land acquisition. This role is also responsible for the management of strategic land.

Principle accountabilities of the Planner role include:

Provide day to day planning advice to land teams primarily on residential schemes but also mixed-use developments.
Identify and advise divisional land teams of potential development sites that may become available through the prevailing/emerging planning policy.
Promote sites through the Local Plan system and keep landowners/agents as well as the divisional management team advised of progress.
Formulate planning strategies in order to obtain a planning consent in a timely manner within an appropriate deadline that allows the division to deliver sales completions in accordance with forecasts and which maximizes commercial returns for the company.
Negotiate with landowners, Local Authority officers and the community regarding residential development proposals. Also ensuring that they are commercially viable and capable of achieving a planning consent within a reasonable timescale.
Negotiate S106 agreements with the Land Team as appropriate in accordance with the Company's requirements and advise the division of the commercial implications.
Prepare and submit planning applications including planning conditions with accompanying scoping and screening opinions and the appropriate level of information to ensure the application is registered and processed by the Local Authority and compliant so that they are not capable of legal challenge.
Attend Planning Committee Meetings and public consultation events
Manage expenditure and prepare budget costs for planning application/appeals including the appointment of Consultant teams and ensuring expenditure is within the agreed budget.

Liaise with Land Department over current and future development opportunities
Prepare viability estimates of all construction costs, including all site abnormals, professional fees, site management costs and preliminaries. Input of all development costs into appraisal /viabilities. Support 'value engineering' exercises at appraisal/pre-start stage
Obtain specialist quotations such as demolition and the like required for removing the risk from land viabilities
Where full viabilities are required, ensure they comply with the provisions set out within the Group Guidelines on Viabilities, Budgets and Valuations
Assist the Commercial Manager with the preparation of pre-budget costs for sites
Assist with review of Site Budget and Analysis of Variance reports that are required for issue of site budgets in accordance with Group Guidelines on Viabilities, Budgets and Valuations
Provide guidance to Surveyors as required at handover stage of project
Collate and submit statistical analysis as required

The Role

The role of Senior Financial Planning & Analysis Accountant reports to the Group Financial Controller.

Principle accountabilities of the role include:

Support in the production and delivery of the existing suite of management reports, ensuring information is delivered accurately and on time
Continually look to challenge existing reporting solutions and develop innovative and insightful new reports and analysis
Working cross-functional, support the rationalisation of reports across the business
Manage ad hoc data requests, ensuring that data is collected, analysed and reported accurately and efficiently
Partner with Heads of Department to provide ‘expert’ support in the analysis and interpretation of data within their function
Whilst working with Heads of Department, identify and implement efficiencies relating to the reporting of information within their function

The Role

The role of Assistant Site Manager, reports to the Site Manager and Construction Manager and assists with the responsibility for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost effective works at all times, while maintaining the highest quality of work and customer service are delivered within the given timescales.

Principal accountabilities of the role include:

Support the Site Manager with the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
Assist with management and implementation of health and safety procedures, working closely with Bellway Health and Safety Managers and ensure that that all aspects of health and safety are followed and adhered too.
Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance.
Ensure site presentation is maintained at the correct standard at all times.
Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time.
Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services).
Assist the Site Manager with producing accurate production/progress returns and ensure that they are updated and sent to the Construction Manager and/or Construction Director as requested.
Ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records.
Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection

The Role

This role of Senior Quantity Surveyor is responsible for managing the commercial aspects of each development. This includes managing the costs for each site and ensuring that targets are met by managing and controlling the budgets and valuations. Senior Surveyors are typically allocated sites that are more complex by nature, whether this is due to the type of construction, the speed of construction, or whether it is a multi-phase site or a consortium site (shared infrastructure with another developer).

The Senior Quantity Surveyor reports to the Commercial Manager.

Principal accountabilities of the role include:

Produce draft budgets and site start budgets for each site allocated to the Quantity Surveyor.
Produce quarterly valuations and complete material ‘cost to complete’ exercises for each site the Quantity Surveyor is responsible for.
Produce sub-contract payments and final accounts, ensuring that the sub-contractor has signed these off.
Produce sub-contract orders, ensuring they are authorised by the authorised representative, together with all necessary documentation to comply with Group Commercial Policy.
Complete on-site measurements and assess payments to contractors.
Attend and contribute to various meetings, such as pre-order meetings, quarterly valuation meetings and project review meetings with senior management, construction team as well as external contractors.
Manage all sub-contract orders on site, meeting sub-contractors as and when required.
Maintain trade specifications.
Price customer extras and liaise with sales department as necessary.
Manage Professional Fees Budget.
Assist with material buying when required.
Assist the Estimator and / or Commercial Manager with take-off’s for land appraisals when required
