As the Neighbourhood Officer you will join the friendly and hard-working team carrying out tenancy management on the organisation’s estates, estate inspections and tenancy audits to ensure that accurate records are maintained, and actions are taken to deal with issues that arise.

DUTIES

Your duties as a Neighbourhood Officer will include:

• Manage a designated portfolio of properties within assigned neighbourhoods, ensuring that all properties are well-maintained and comply with relevant health and safety regulations

• Carry out and monitor regular estate inspections, tenancy audits and ensure accurate records are maintained

• Act as a point of contact for residents, responding promptly to queries, concerns and complaints in a professional and empathetic manner

• Ensure the tenancy management objectives and key performance indicators are achieved

• Delivering a strong financial performance by working collaboratively with the service charge team to ensure production of accurate and transparent service charge estimates and in-year block management

• Build relationships and work with both internal and external stakeholders

• Work with diverse tenants who require extra support and refer them to appropriate support services

• Ensure IT systems are regularly updated, and effective manual record systems are maintained

• Attend and represent the organisation at court, external meetings, case conferences, forums, and evictions


CANDIDATE REQUIREMENTS

• Full UK driving licence and access to own vehicle for work use (essential)

• Experience of working with vulnerable people and community groups

• Knowledge of housing law and housing management issues, welfare benefits and financial inclusion (highly desirable)

• Experience of problem solving for customers and understanding customer needs

• Experience of delivering front line (customer facing) services

• Educated to GCSE level or equivalent in Maths and English (Grades A*- C)

We have a fantastic new job opportunity for a Property Manager with a housing / property services management background, understanding of Tenancy, Deposit and Letting legislation, and the needs of residents, and excellent customer service and communication skills.

Working as the Property Manager you will cover all areas of property management and resident liaison for approximately 500 Private Rented and Intermediate Rented properties across Central and Greater London. You will be based in the Staines office with flexible working from home and will be required to travel to the properties regularly to carry out key responsibilities.

As the Property Manager you will be required to have previous property management experience and a strong ability to liaise with residents is essential. You will need to be confident, personable and comfortable speaking to residents in person while onsite, and via the phone and email while working remotely.


DUTIES

Your duties as a Property Manager will include:

• Resolving customer queries promptly, including liaison with the Operational Teams, residents, and 3rd party providers as required

• Establish and maintain effective relationships with internal and external customers and provide support to your Line Manager, Lettings Team, and your Team

• Carry out a planned programme of Estate & Property inspections, taking responsibility for following up reporting and actions

• Overseeing Block cost control and reporting, to deliver a cost-effective service

• Ensuring compliance monitoring is carried out in accordance with agreed schedules & legislation

• Ensuring any legal notices are served to residents correctly along with accurate record keeping and attendance at Court when required

• Facilitate the successful implementation of empty property management processes, minimising costs, and lost revenue

• Facilitating change of sharers, rent increases and renewals, and carrying out reference checks, right to rent checks and issuing tenancy agreements
