Real Estate Manager

Primary Purpose/Function of the role:

Lease Renewals, Expansions, and managing of reporting.

Essential Responsibilities:

Real Estate Lease Renewals. Consists of tracking critical dates, negotiating new lease terms with Landlords, handling the coordination of the execution of lease documents. This will be 40% of the role.

Real Estate Expansions (expanding of existing footprints). Expansions entail negotiating with existing Landlord as well as coordinating with facilities, architects, construction and legal. This is 40% of the role.

Managing reports.  These reports will be a critical date report, lease renewal report and others as needed.  This equates to 10% of the role.

General support as needed – This will be 10% of the role.

Performs other duties as assigned.

Experience:

Communicating and negotiating with Landlords, ability to read and understand leases, experience working with attorneys as it relates to real estate documents and creating and managing reports in excel and other databases, specifically Co-Star.

Education:

Bachelor’s degree in real estate or comparable and a minimum of 8 years’ experience.

Knowledge/Skills/Abilities:

Good communication with the ability to speak with all levels of management, architects, brokers and legal.  Excellent time management skills, ability to self-manage and ability to prioritize duties.

This will be a remote position with monthly in person meetings at the corporate office.  Must be able to travel to Dallas 6 times per year.

Pay Range: Between $90-95k per year, based on experience

Job Description:

The Site Manager is responsible for overseeing the daily operations and ensuring exceptional client service at one of our on-site support services centers or client sites. Will also responsible for the supervision of all employees at the site, including recruiting, training, and development of their professional skills.  

Essential Job Responsibilities

• Serves as the principal liaison between EPIQ, the client’s administration and the site employees

• Provides excellent client white glove customer service to all end-users at the site

• Provides onsite leadership with the Epiq team, and encourages staff development in their careers

• Continuously looks for opportunities to increase the efficiency of our on-site operations

• Seeks opportunities to increase our capabilities and makes recommendations to the key contact

• Demonstrates proficiency in explaining all products, services, turnaround times, delivery schedules and guarantees to the client

• Recruits and interviews potential EPIQ candidates for available positions at the site

• Hires, trains, manages, and evaluates all personnel assigned to the site

• Schedules personnel to ensure compliance with performance standards and makes sure contracted hours of operation are covered without incurring overtime

• Compiles, collects, and reporting for all data necessary to provide the client with monthly management reports

• Displays high ethical standard, integrity, work ethic, and loyalty

• Oversees site operations for both Houston and Dallas offices

Qualifications & Requirements

• High School Diploma or equivalent; Associate Degree preferred

• Previous management experience in a client service oriented field, preferably mail/copy/production

• Detail oriented with good verbal and written communication skills, with the ability to resolve complaints

• Strong initiative required; ability to work independently with minimal direct supervision

• Working knowledge of Microsoft products such as MS Word, Excel, and Outlook

• Ability to walk, bend, kneel, stand or sit for an extended period of time

Qualifications

• Strong communication and customer service skills

• 6 months specialty retail experience, preferred

Under the leadership of the Store Manager, directly leads the Freight team, and all associates of the store while the Manager on Duty. The Merchandise Manager (MM) is responsible for executing merchandising standards throughout the store. Long-Range/Strategic Duties and Responsibilities:

• Develop, prioritize, communicate commercialization roadmaps that allow for success (projects completed on time and within budget) in the product development and launch phases.

• Act as the technical safety and health resource to all Freese and Nichols staff.
• Implement proactive programs to reduce employee injury and illness rates, worker’s compensation rates, and the company’s experience modification rate (EMR).
• Routinely evaluate the company’s safety and health performance through audits, assessments, and benchmarking.  Develop and implement improvement opportunities based on the findings.
• Routinely report safety and health performance to Senior Management.
• Work closely with Freese and Nichols’ Safety Committee, including driving agenda topics, conducting meetings, and implementing actions determined necessary by the Committee.
• Flexibility to travel to all office locations and project sites on a regular basis.
• Conduct internal and external compliance audits in offices and on construction projects.  Report audit results as well as recommended actions to correct compliance deficiencies to Senior Leadership and work with operations managers to implement.
• Monitor applicable statutory compliance across the business.  Track any new amendments and update standards periodically.

Qualifications

• Bachelor’s Degree
• 10 years’ experience in safety and health
• Certified Safety Professional (Board of Certified Safety Professionals)
• Strong knowledge of OSHA standards, including 29 CFR Part 1910 (General Industry) and 29 CFR Part 1926 (Construction)
