Soft Landscaping and Maintenance Manager Needed
Location : Split between office (LU7 0AN) and Sites (London, Berks, Surrey, Bucks, Beds, Ox, Cambs, Suffolk)
Salary: 35K per year starting salary
Job Description
- Manage teams on a daily basis to ensure that they work safely and maintain high standards of work
- Being proactive in identifying and resolving site problems, complaints or difficulties
- Managing of all subcontractors on their sites ensuring that works are carried out safely, to agreed standards, and are profitable.
- Raise / Check Staff Time Sheets weekly and submit to accounts and Agency on a Monday
- Raise and update Maintenance Schedules in line with contract, BoQ, Specification and Drawings.
- Organise Labour resources (Direct, Subcontractor and Agency) in the most efficient manner to get the job done, allocating work schedules with due consideration for staff skills, training, qualifications and experience
- Managing staff, this includes but is not limited to; Behaviour, workload, quality, tasking, hours worked, holiday, sickness and absenteeism (Monitor using Bradford Factor).
- Complete 6 and 13-week probation reviews and annual staff appraisal for direct employed staff
- Provide cover for Supervisors and Team leaders when needed.
- Employ agency and temporary workers as required
- supervise all staff to ensure they work safely and that they complete all Daily Activity Briefings, Toolbox Talks and Daily Plant Checks (DABS, TBT, Plant Forms are to be handed to the Manager for checking on a weekly basis then passed to the SHEQ Team)
- Ensuring that all staff are trained and competent before being given a task and that any new starters, agency or temporary workers are inducted and trained and that these training records are completed and returned to the SHEQ Department
- Informing the SHEQ department of any external training required by their staff
- Raise and submit a monthly Maintenance Reports for all sites to clients and the Ops Manager to include progress, issues, defects, works completed, works due/overdue for all sites
- Attend all Managers, Department and Client meetings as and when required
- Raise quotes for any extra work ensuring that the works are accurately costed and profitable
- Order materials required for the works and ensure additional works are invoiced
- Ensure that they are familiar with, and observe, the requirements of Frosts H&S, Quality and Environmental Policies, Management Systems and Procedures pertinent to the role/project
- Manage all allocated vehicles and machinery in a proficient manner ensuring that their staff keep the machinery well maintained (operators checks) and the vehicles clean and tidy
- Producing and updating Method Statements and Site-Specific Risk Assessments for all their works using allocated forms and ensuring that staff read and sign these method statements.
- Carryout a monthly SHEQ Audit of one of their sites
- Organising the summer watering schedule, labour, bowsers, standpipes, standpipe licences etc and ensuring all trees and large shrubs and GM sites including planters that are under warranty/defects liability / contract are watered
- Organising Winter Drain Down & Spring Start Up on irrigation systems for all Contracts
- Assist in producing Maintenance Schedules and O&M Manuals for projects
- Profitable running of Grounds Maintenance (GM) Contracts
- Raising a Master GM Work Schedule (Daily/Weekly/Fortnightly/Monthly) for all GM Contracts
- Ensuring GM Contracts do not suffer excessive plant and tree defects due to poor Grounds Maintenance or Watering
- Liaising Suppliers to ensure GM Machinery is well maintained
- Monthly checks of all GM Staff spray books to ensure they are properly completed
- Keeping the GM Stores and Pesticide stores tidy
- Organising staff parking in London, paying for parking on the credit card or organising advances from accounts, collecting staff parking receipts and returning them to accounts

Training & Experiance Required
- Experience in Commercial Construction - Mandatory
- Previous experience of managing staff
- Good numeracy and literacy skills
- Computer literate in Microsoft packages including MS Project and web based permits and document control systems (Aconex, Viewpoint etc)
- Ability to read and understand drawings, contracts (JCT & NEC) and specifications
- To have a positive attitude
Training & requirements in post
- Trade Skills (SMSTS, Black Card)
- EvoM Training (Purhase Order/buying software)
- Possible IOSH or NEBOSH training
