What you'll be doing

- Manage a team of six Property Negotiators/Managers
- First line of contact for all day-to-day queries from the Property team; operations and existing landlord and investor network
- Manages the negotiations for lease agreements
- Undertake quality assurance on new properties, alongside Head of Acquisition
- Responsible for collating and developing weekly and monthly reporting
- Regular review of pipeline to monitor appropriate allocation; volumes and timescales and to deal with and/or escalate potential issues as they arise
- Attend external stakeholder meetings as required
- Deputise for the Head of Acquisition as and when required
- Continuous development of opportunities for new property streams through landlords, agents and developers

Base Location: Home with regular travel, covering East of England

Here within our Asylum Accommodation and Support Services Contract (AASC) we focus on assisting individuals through the asylum system, ensuring that vulnerable asylum seekers have access to the support they need along with a high standard of accommodation.

Due to extensive growth within the contract, we are expanding our Property Acquisition Team and are looking for someone with the drive and passion to make a difference to Social Housing. Ideally, you will come from a background in property (ie Estate Agency Lettings/Property Management) and you will enjoy working as part of a team, where you will identify and procure accommodation of the appropriate volume for AASC.

Key components of this role include:


- Searching for target properties and identifying prospect properties. stablish and maintain landlord, investor and agent networks
- Liaising and negotiating with Landlords, Agents and Investors to promote the Serco Lease and Serco Property Standards.
- Carry out inspections and to rapidly manage properties through the pipeline to the point they are available for occupation.


You will use your extensive knowledge of the property market, strong organisational and planning skills to ensure delivery of accountabilities including:


- Actively search for new properties in targeted areas through local estate agents, area visits (driving local streets), media (newspaper and web), landlord relationships and other networks
- Develop promotional material and use this material to actively promote the AASC Contract’s need for property in targeted areas
- Work with local Agents, Landlords and Investors to make them aware of the type and volume of properties that the AASC Contract requires
- Build personal network in the areas to create a flow of properties to put forward to the AASC Contract (matching the Contract’s needs), forging strong relationships with property providers
- Meet with potential landlords to discuss property requirements and identify prospects
- Provide a schedule of remedial works required to bring the property to the required standards of the contract.
- Select the most appropriate landlord lease agreement, and negotiate and agree appropriate rental terms directly with the landlord
- Complete/check the required paperwork/forms for the property (including EPC, proof of ownership, planning permissions, meter readings, Local Authority Building Control applications and other related documentation.)

What you’ll need to do the role

First and foremost, you must have extensive experience of private rented and property sector in a service orientated environment, alongside experience of adding value and additional commercial benefit through the development of constructive relationships
This is a critical, demanding role where you will utilise your sound commercial and business awareness to understand the context in which the business operates

This role requires Security Clearance at CTC level (Counter Terrorism Check) and also CRB clearance.

Finally, you must have a valid UK drivers licence and flexibility is a must

So…. What is this role exactly?

This is an exciting opportunity for an experienced Adaptations Surveyor to join YHG, and work for an award-winning Adaptations Service. To assist with managing the delivery of major and minor adaptations within our customers’ homes.

To support the co-ordinators and manager of the team, to liaise and work alongside external stakeholders.

We are looking for a technically competent and motivated individual who has fantastic people skills for this customer focused role.

What will my working week look like?

We have properties in Manchester, Lancashire, Merseyside, Staffordshire, and Yorkshire the successful candidate will cover all areas. You will also live within a reasonable travelling distance of our Head Office in Birchwood, Warrington to attend meetings and training courses.

What will I be responsible for doing?

First and foremost, you will have overall responsibility for the management and delivery of all major and minor adaptations on site for works YHG manage and deliver but to also to monitor the works that the local Authority deliver Review pre-contract design documentation. Attend pre-start, monitoring works in progress, record progress, handovers. Provide technical assistance. Ensure compliance with contract documents, construction regulations and best practice.

One of the great things about this role is that you will have the ability to make a real difference for our customers and stakeholders by ensuring we provide a first-class adaptations service.

The health, safety and wellbeing of our customers, colleagues and members of the public is paramount and so you will be expected to be fully conversant with all relevant Health & Safety legislation along with GDPR and Safeguarding.

As a Quantity Surveyor, you'll have a role that's out of the ordinary. You will have the opportunity to support across a range of exciting Civil Decommissioning projects.

Day-to-day, you'll facilitate and coordinate effective corporate governance compliance, implementation and monitoring in line with Group and Cavendish Nuclear requirements. • Provide commercial support and expertise to projects being responsible for a range of commercial activities (bid governance, reviews, change management, compensation event, contractual notices etc.)

The role

As a Quantity Surveyor, you'll have a role that's out of the ordinary. You will have the opportunity to support across a range of exciting Civil Decommissioning projects.

Day-to-day, you'll facilitate and coordinate effective corporate governance compliance, implementation and monitoring in line with Group and Cavendish Nuclear requirements. The Quantity Surveyor will work with key internal stakeholders, clients, and suppliers/subcontractors to drive both strategic value and operational excellence through all levels of the business.

• Provide commercial support and expertise to projects being responsible for a range of commercial activities (bid governance, reviews, change management, compensation event, contractual notices etc.)
• Undertake internal compliance, liaising with the relevant Head of Commercial / Senior Quantity Surveyors and customers as required.
• Support Cavendish Nuclear Project Managers with all commercial aspects on the project
• Develop relationships with key stakeholders (internal and external) ensuring alignment of objectives and mutual setting of goals
• Support the construction of and delivers a robust procurement project plan that delivers the objectives of the project, ensuring the deadline and budget are met and that the necessary communications and risk mitigations are in place

This role is full time, thirty seven hours per week and provides hybrid working arrangements with three days in the office/onsite and two days working from home.

Agile working may be available to employees in some instances, applying the principles of fairness and consistency whilst ensuring that the overriding business needs can be appropriately met. Essential experience of the Quantity Surveyor

• Good understanding of day to day commercial administration in the Engineering and Construction industries
• General commercial experience
• Evidence of delivering on accountabilities and driving the commercial agenda
• Experience in delivering to project commercial strategy, and to delivering on large and complex contracts and bids
• Experience in supporting large-scale projects and complex change initiatives using appropriate methodologies
• Experience in developing and sustaining positive working relationships including the ability to understand and work in line with the customers commercial strategy
• Excellent NEC3/4 skills

Qualifications for the Quantity Surveyor

• Educated to degree level (or equivalent) in Building Services Quantity Surveying or have a general degree in Quantity Surveying

The role

As a Senior Quantity Surveyor you'll have a role that's out of the ordinary. The Senior Quantity Surveyor will work with key internal stakeholders, client and suppliers/subcontractors to drive both strategic value and operational excellence through all levels of the business.

Day-to-day, you'll:

• Provide commercial management and support to Q.S.'s as may be applicable for each project / contract along with providing commercial support and expertise to projects being responsible for a range of commercial activities (bid governance, reviews, change management, compensation event contractual notices, etc.)
• Undertake internal compliance, liaising with the relevant Head of Commercial and customers as required as well as supporting Commercial Managers with all commercial aspects on the project.
• Gain a full understanding of the head contract terms and conditions and how this flow down to the Subcontract supply chain and proactively ensure contract compliance exists and proposes and monitors correction plans to ensure any non-compliance is eliminated.
• Construct and deliver a robust procurement project plan that delivers the objectives of the project, ensuring the deadline and budget are met and that the necessary communications and risk mitigations are in place
• Ensure disallowed costs are at an absolute minimum as well as enhancing and utilising sourcing and tendering processes that meet and exceed project /programme deliverables
• Manage the post contract commercial management of subcontracts during project execution phases and mitigating the business exposure to subcontractor claims
• Ensure all Supplier / Subcontractor compensation events / claims are adequately justified, rationally explained, and recorded to support potential head contract CE's / variations and sustain audit both externally and internally.

This role is full time , 37 hours per week and provides hybrid working arrangements with 2 days in the office/onsite and 3 days working from home.

Essential experience of the Senior Quantity Surveyor

• Significant experience in a Quantity Surveying role
• Extensive experience managing projects and delivering results.
• Adept at collaborating with clients and ensuring project milestones are met.
• Commercial Acumen: Strong understanding of construction industry financials and contract administration.
• Proven ability to manage and deliver on multiple projects simultaneously.
• Possesses in-depth knowledge of NEC3 contracts and methodologies.

Qualifications for the Senior Quantity Surveyor

Sales Property Sourcer
Contract: Minimum 12 Month Fixed Term

Here within our Asylum Accommodation and Support Services Contract (AASC) we focus on assisting individuals through the asylum system, ensuring that vulnerable asylum seekers have access to the support they need along with a safe standard of accommodation.

Due to extensive growth within the contract, we are expanding our Property Sourcing Team and are looking for someone with the drive and passion to make a difference to Social Housing. Ideally, you will come from a background in sales and or property (ie Estate Agency Sales/Lettings/Portfolio) and you enjoy working as part of a team, where you will identify and procure accommodation of the appropriate volume for AASC. Training and support will be provided in the role.

Key components of this role include;


- Work with local Agents, Landlords and Investors to make them aware of the type and volume of properties that the AASC Contract requires
- Build personal network in the areas to create a flow of properties to put forward to the AASC Contract (matching the Contract’s needs), forging strong relationships with property providers
- Meet with potential landlords to discuss property requirements and identify prospects
- Complete/check the required paperwork/forms for the property (including EPC, proof of ownership, planning permissions, meter readings, Local Authority Building Control applications and other related documentation.)


What you’ll need to do the role

First and foremost, experience in sales and or property sector/market. Yo will receive training and support in either skills if required.
It is essential that you have proven sales or property experience.
This is a critical, demanding role where you will utilise your sound commercial and business awareness to understand the context in which the business operates

This role requires a CRB (DBS) clearance.

Finally, you must have a valid UK drivers licence and you will be expected to travel to events on occassions.
