The objective of the role will be to work with an experienced technical services team to deliver a wide range of progressive project work whilst helping to successfully execute property assets and constructions projects. Your day-to-day responsibilities will include developing the most appropriate pricing method and models for projects and frameworks; quality check cost models; provide cost estimates prior to procurements; maintain a register of benchmark prices; the creation, review an critique of contract documentation; prepare tenders, bill of quantities, work schedules, specifications and schedules of rates; understand and undertake duties in relation to CDM regulations; identify and mitigate risk; keep abreast of relevant legislation and market news; and act as a driven member of an in0-hosue consultancy team committed to delivering high quality and cost effective solutions to customers.

Must Have

• An exceptional track record in the construction industry, with commercial experience of pre and post contract Quantity Surveying.
• Experience of construction and commercial Project Management in new developments, redevelopments, maintenance, and other forms construction to include CDM Regulations, and Health & Safety.
• Experience of working with the Social Housing sector, either directly or with a supplier, covering Asset Management, Construction, and Technical Services.
• Experience of writing and working with Complex Building Specifications & Pricing Models, as well as technical specification development, legal & contractual documentation, and construction service contracts.
• Experience of Property Maintenance, Decent Homes, and Property Defects & Remediation.

Nice to Have

• Experience of managing procurement projects for construction or asset management.
• Experience of the legal regulatory framework around housing maintenance.
• Detailed experience of residential development in the affordable housing sector.
• Preparing and delivering business plans and projects in pre-construction.
• A relevant subject matter degree, HNC, or certification(s), and/or certification in a related discipline such CIOB, RICS, CIAT.

You will also be highly analytical with a keen eye for problem solving and meticulous record keeping. This role is hybrid based, split 50/50 between with time spent working from home, an office in central Birmingham, and travel to customer sites for which you will receive an essential car users' allowance and costs catered for. The Trainee Surveyor role:

You’ll have responsibility from day one; your time will be split between “on the job” training and working on live projects/contracts. You’ll learn all the skills you’ll need for a bright future in our growing business from our experienced Surveyors, Managing Surveyors, Commercial Managers and Business Managers.

As a Trainee Surveyor, you will learn how to actively price materials and labour for our repairs and maintenance workstream, focusing on reducing costs and improving efficiencies, therefore having a real impact on our profitability and our commercial success.

How will you do this?


Initially supporting, but developing responsibility for the financial and technical aspects of the contract, including procurement, invoicing, payments, cash flow and cost control
You will learn to understand how to create cost efficiencies where possible, maximising value and ultimately making a profit
Collaboration- you will meet and work with direct labour and subcontractors, understanding their roles and expectations of the service we deliver in the response product
We will instil confidence in your communication, to develop and maintain relationships with your team, customers, subcontractors, suppliers, and our client
You will learn how to procure materials and sub contractors, through negotiation skills
You will support and learn how to produce monthly commercial reports, including Cost Value Reconciliations, so you become accountable for the cost and profit of the contract
As your training progresses, you will be involved in tendering and winning new work and managing relationships with our key clients.


You may not identify with all the terminology, but that is where the Trainee Surveyor programme, your mentor and the business will support you in your development journey.


You will join other trainees in attending a structured modular training programme delivered by our own Academy, and, depending on your experience, you could also achieve further professional qualifications externally i.e. Level 4 Apprenticeship Quantity Surveying.

On completion of your training scheme, you will begin on the Ian Williams Surveyor pathway, and we are proud to say that many of our trainees have progressed to management roles within Ian Williams.

Who you are

As a minimum you will need to be educated to at least A-level standard, or equivalent i.e Level 3. You will have achieved a Maths GCSE (or equivalent) grade 4/C or above.

Although not essential to your application, a surveying related qualification, or industry experience would be advantageous.

You may have completed some work experience in the industry already, or be completely new to it – but either way we would expect you to show passion and acknowledgment/ understanding for the work we do.

You would describe yourself as having a logical, analytical approach, an interest in numeracy/ maths, excellent IT skills. You enjoy engaging with a wide variety of people, including internal and external stakeholders, whether its building rapport within the team, negotiating or building relations with new contacts.

Based in our estbalished Exmouth Business unit, you will be providing mentoring/ coaching to the existing Quantity Surveying team, consisting of two Trainee Surveyors and two Quantity Surveyors.

The contract we deliver is unique; we deliver all our services direct to the client. These include Response/ Voids, Planned Maintenance and Compliance works, making the total contract worth £13m per year.

The Senior Surveyor role:

As Senior Surveyor, you will actively work as part of the commercial team as a Senior Surveyor, supporting the Managing Surveyor with commercial decisions and reporting, to ultimately impact the unit’s overall profitability/commercial success , making improvements for the future. This will include:


Developing and maintaining a high performing surveying team to ensure delivery of contracts at or above agreed profit performance
Working with SoR, you will analyse and review all payments to source solutions that will enable you to have the most cost effective contract for yourselves, whilst maintaining the client relationship.
Preparing valuations to closely monitor contract performance, striving for better solutions and outcomes and really steering the commercial contract performance
Overseeing and managing financial and technical aspects of the contract including procurement, invoicing, and payment to minimise costs, maximise value and cash flow, and meet profit and debtor day targets.
Mentoring and training new surveyors and trainees and support all commercial aspects within your unit and the wider response product, where applicable
Developing and maintaining positive and collaborative relationships with colleagues, the customers/clients, subcontractors, and suppliers


What will you bring as a Senior Surveyor?


A proven ability to minimise cost and maximise value, profit, and cash flow effectively, ideally from within a maintenance contracting environment or similar
Demonstrable people leadership skills, whether that be managing an experienced team, or mentoring Trainees
The ability to process high volumes of data analysis, with the use of IT systems, and Excel
Experience of working with direct labour and subcontract procurement
Experience of working on Schedule of Rates contracts is desirable, with the ability to price minor works from first principles.
