Job Description
This role works full time with multinational organizations to build compelling cases for real estate change based on understanding their portfolio and reflecting their business strategy. The role involves working with Guidehouse (GH) and delivery teams to analyze and interpret data, develop insights, and reveal opportunities to enhance performance, reduce risk, increase agility, or transform their business through changes to their real estate portfolio, or the management of it.
Strong background in real estate portfolio and workplace strategy required. Data analysis, stakeholder engagement, strategy development and report/recommendation writing are key skills. The ability to articulate a compelling business case and/or case for change to the client is essential, as well as building relationships to ensure that GH’s reputation with the client is enhanced by your work. Strong Relationship Management and presentational skills are essential. A bias for action, and ability to present high level, assumption-based opportunities but equally demonstrate competence in detailed analysis is essential.
What You Will Do:
Portfolio and Financial Analysis
Develop overarching strategies related to workplace, site selection, real estate lease advisory, operations, and finance to govern the portfolio and set a foundation for master plans and individual asset strategies
Analyze inputs from the strategic planning process and on-account systems (business requirements, costs, facility information, cap-ex requirements, forecasts, occupancy data, lease, and market data)
Analyze and make recommendations with respect to strategic dispositions, investment and market opportunities, hold versus sell analysis, feasibility studies, asset review and market studies, highest and best use analysis, acquisition and advice analysis and valuations for sale/leaseback purposes
Identify opportunities for optimization, cost saving and improved ROI in the client portfolio
Analyze business needs and short- and long-term strategies to develop build/buy/lease analysis
Evaluate infrastructure portfolio
Client Relationship Management (CRM)
Establish and maintain effective relationships and gain clients’ trust and respect
Support GH Relationship Managers in client relationship management initiatives
Support select clients with their internal CRM programs
Ensure your team is fully aligned and exceeds cascaded client targets and your account business plan. Make certain your team fully supports client programs and initiatives and proactively identify opportunities for improving processes and deliverables
Support client leadership on various functions (such as Finance, Transactions, Operations and Project Management) involved in the portfolio planning process to ensure decisions are made and progress is achieved
Collaborate with client CRM program / portfolio managers and business units to deliver compelling business cases with positive NPVs and secure faster decisions
Present business cases including scenario planning and recommendations related to utilization, quality, investments, and cost of real estate portfolio of leased and owned properties.
Define and drive excellent project controls, project governance and financial governance.
Develop and maintain audit controls by focusing on 6 key areas: Quality Assurance and Quality Control; Tools and Methodologies, Continuous Improvement, Reporting Standards: Document Management and On-going training.
Plan and develop business processes, workflow models, standards, tools, and training in conjunction with the client.
Manage the provision of data on the Program Budget and Capital Spend to ensure compliance with construction in progress aging.
Ensure all project funding processes and procedures are followed.
What Would Be Nice To Have:
Demonstrated ability to lead complicated projects and interdisciplinary teams with working knowledge of real estate, occupancy planning, transactions, project management, and capital planning
Professional designations such as LEED, PMP or comparable preferred.
Proven knowledge of one or more project management processes including estimating, scheduling, design drawing interpretation, construction practices, value engineering, tendering, design build, risk analysis, alternative procurement methods, and SOX compliance processes.
Proven success in gaining credibility and building trust with senior decision makers.
Influential skills sufficient to resolve distinct differences of opinion or approach; promote or negotiate on our client’s behalf.
Advanced presentation skills to present, rationalize, and debate with client executives. Proven leadership abilities to motivate, manage and direct staff resulting in a consistent well-managed service to the client.
Advanced writing skills to prepare material where detailed (technical) description, explanation and the accurate use of specialized terminology is necessary to effectively communicate.
