Job Title: Senior Estate Services Officer

Salary Range: £38133 - £46206 + shift and weekend allowances

Permanent – Full Time (36Hours)

Location: Sudbury House, 85 Wandsworth High St, London, SW18 4LH

Responsible to the Estate Services Manager for undertaking a range of estate service functions to properties managed by Wandsworth Council. Attends all Borough wide emergencies as and when necessary and responsible for the day to day running of the estate services officers patrol and response.

About the Role

As a Senior estate services officers in Wandsworth Borough, you will be providing an essential role, primarily supervising estate services officers who perform important tasks on and around the council-managed blocks and estates from responding to emergencies, such as burst pipes and lift trappings, to the inspection of repairs and monitoring of cleaning contractors.

You are responsible for providing an emergency response and be a vital interface between the residents and other internal and external teams, as well as monitoring noise and anti-social nuisance on behalf of environmental services. On occasion, you are also required to transport stray dogs which have been tethered, to holding kennels on behalf of the Animal Welfare Service. Due to the nature of this role, you will need to be an excellent communicator and be able to perform the role of estate services officer where required.

You will be expected to be comfortable in a supervisory role and be able to identify training and developmental needs amongst those staff reporting to them, also to be empathetic when dealing with parties contacting the estate services department via telephone or e mail communication. This position can be dynamic, especially during emergency situations and involves lone office-based working at weekends, so a calm, balanced attitude is also a desirable quality.

Essential Qualifications, Skills and Experience

• Have a basic knowledge of building, plumbing and electrical repairs.
• A basic awareness of health and safety issues
• Experience of dealing with the public, Councilors and other departments, in a variety of situations, which may occasionally be stressful.
• Ability to cope with and prioritise heavy workloads.
• Ability to prepare extensive formal written reports.
• Able to climb stairs and ladders to access lift motor rooms and complete estate inspections.
• Full clean driver’s license.

The Design Service team in Richmond and Wandsworth Council’s supports a wide range of essential consultancy services to help maintain the Councils building infrastructure to make sure facilities are useful, safe, enjoyable and comfortable for service users and staff to enjoy and deliver their services to the community.

As the Principal Building Surveyor, you will be the recognised expert completing building forensics, surveys, reporting, and giving advice to a wide range of facilities including parks, leisure centres, council buildings, residential homes, crematoriums and day centres. You will be working alongside a wide range of professionals from the Council who deliver essential services where no two days are the same. You will be building professional relationships and have the ability to adapt to a diverse client base.

About the role

Project Delivery: from inception to completion, can you deliver a project on time and to cost?

Report writing: You will need to effectively convey findings from surveys to suppliers and clients.

Deliver in competition to the private sector: You will have competition from private sector consultants and fees will need to be extremely competitive.

Customer relationships: Working with a diverse client group across many different services you will need to build relationships across these services and fully understand the needs of the service and their facilities.

Dilapidation surveys: You will need to be able to complete these surveys on behalf of the Council.

Essential Qualifications, Skills and Experience

- RICS Qualified

- Excellent written and verbal communication skills and the ability to adapt to a diverse range of clients

- Excellent understanding of construction regulations and standards.

- Good knowledge of AutoCAD

- Commitment to maintaining and improving the quality of services provided.
