There will be considerable travel as part of this role. You will be expected to visit each of your developments contained within your portfolio every month, you must have a full UK driving licence.

When the family are in residence, cooking, driving and looking after their needs is the priority, whilst managing other duties. The ability to prioritise is key.

Key Responsibilities
Property Management & Maintenance:
• Oversee the general upkeep and maintenance of each property.

As a Senior Quantity Surveyor, you'll be working within a specialist team, supporting them in various projects and areas. You will be involved with projects including refurbishments, fit-outs, major extensions, cladding and design and build across an array of sectors. Values typically range anywhere from £2m - £20m.

Duties of a Senior Quantity Surveyor:

Your day to day will include:

• Regular financial reporting; processing and administration of applications for payment upstream and downstream and managing relationships with the Client and the appointed professional team.

• Collaborative working with all external and internal stakeholders will be crucial, including mentoring/managing an Assistant Quantity Surveyor or Quantity Surveyor to contribute to the growth of the hub

• Working on a portfolio of projects predominately involving the refurbishment of buildings across the Blue Light, Health, Education, Retail and commercial sectors, with a focus on works that are safety critical and involve significant fire and general safety risk

My client are a leading Fit Out Contractor in the UK, who have a strong reputation for quality of work completed and customer satisfaction. They work across the Retail, Commercial & Leisure sectors providing both fit outs, refurbishments and new build extensions to blue chip clients across the country.

They are currently looking for an experienced Quantity Surveyor to be based in their North West Warrington office to support their recent growth.

The position will suit an established QS with experience of managing fast-track retail Fit out projects.

Reporting to a Commercial Manager, you will be responsible for:

• Assist in the preparation, processing and selection of estimates, bids and tenders
• Assist in the development of the procurement programme
• Prepare and monitor cash flow forecast for designated projects
• Prepare and submit monthly applications for payment to the Client/Client's representative
• Prepare monthly valuation reports for the Management team
• Submit invoices for certified value and ensure payments are received on time
• Value and authorise payments to subcontractors
• Liaise with Contract Managers to establish the project specification and requirements
• Liaise with Contractors, Suppliers and the Client to establish project specification and requirements
• Attend and contribute to meetings with work colleagues and or Clients/Customers when necessary
• Monitor the contract progress, assess and report any changes that may affect project costs and or time scale
• Assist in the control of individual contract budgets
• Ensure all necessary contract documentation / reports are accurate and produced on time.

The successful candidate will have significant experience within the fit out sector. Prior experience of working on framework contracts or fast paced fit out contracts is essential. The successful candidate should hold a relevant Quantity Surveying degree qualification and have strong commercial knowledge, along with excellent negotiation skills and the ability to maintain/build relationships with clients.

In return for your skills you will be offered a salary of up to £50k (depending on experience - the company will consider higher for the right candidate) + car allowance, pension, medical care.

About the role

We’re searching for a Property Manager to join our friendly and hard-working team at A2Dominion. This role will be responsible for delivering excellent property management service within Specialist Housing (Keyworker Sector) including multi-occupancy & self-contained dwellings and carry out landlord obligations within regulatory requirements.

Key responsibilities:

To participate in the allocation of rented accommodation to applicants including issuing tenancy paperwork, collection of payments, management of void units to establish an efficient and effective turnaround of properties minimising rental loss
To partake in the end of tenancy process, including processing notices to vacate, management to end rental accounts, arranging rent refunds as appropriate, inspect properties and release of deposits
Be the point of contact for our customers to resolve and investigate complaints and issues raised by residents and provide advice and guidance
To carry out and monitor regular estate and property inspections, ensure accurate records are maintained and actions are taken to deal with issues
Monitor contractor performance at the schemes and feedback to stakeholders regarding any performance deficiencies experienced from contractors
Be empowered to deliver residential property management duties ensuring high levels of customer satisfaction at all times (e.g. manage customer disputes and anti-social behaviour)
Be responsible for resolving customer queries promptly, including liaison with the A2Dominion Operational Teams, customers, partnering Trusts as required
Encourage, support and, where appropriate, proactively encourage and (if required) enforce occupants of buildings towards good housekeeping and fire safety practices

More about you

For this role, we’re looking for someone with the following:

Educated to GCSE level or equivalent in Math’s and English (Grades A*- C)
Full UK Driving License and access to a vehicle
Previous experience of working in property management is essential
Previous experience of delivering front line customer service in a front facing role
Proven experience of problem solving for residents and understanding their needs
Good level of IT Knowledge including Outlook, Word and Excel, and an ability to compile and write reports
Excellent verbal and written communication and interpersonal skills
Has or willing to study towards professional membership/qualification (CIH/IRPM/CMI or equivalent)
