Goymour homes are currently seeking a full-time Senior Lettings Negotiator to join their small friendly team, working within their property management company, based in Bury St Edmunds.
Fixed term maternity cover (12 to 15 months)
40 hours per week
As a Lettings Negotiator you will be responsible for providing a high quality letting and property management service to landlords whilst actively promoting these services to new landlords.
Main Responsibilities:
Preparation of new tenancies, arranging maintenance works and ensuring properties comply with legislation and property viewings.
On behalf of landlords, you will arrange viewings on new properties. Book and conduct viewings on “to let” properties.
Carry out regular property inspections to ensure that tenancies are being conducted satisfactorily.
Report back to landlord agreeing any works or actions following a property inspection.
Carry out property valuations as necessary.
Prepare and produce check in and check out inventories. Carry out check ins and check outs with the tenants and agreed any dilapidations when necessary.
Ensure that all maintenance job sheets are dealt with in a timely and efficient manner, liaising with the maintenance team to provide a quality service to customers.
Commence and maintain regular feeds on social media, increase visitors to the Goymour Homes website.
Prepare weekly property advertisements, regular features, and marketing material.
Monitor and evaluate competitor’s portfolios.
Deal with all incoming enquiries from existing and new tenants and landlords.
Ensure that the lettings administration system is always kept up to date in an efficient manner.
To answer ‘out of hours’ emergency maintenance calls on a rota basis.
About you
Our ideal candidate will have previous experience of working within the property industry. You will need to demonstrate excellent organisational and communication skills with good customer service skills and the ability to build effective working relationships with tenants, landlords and contractors.
The role requires a high level of accuracy and attention to detail, good IT skills are also necessary for this role so experience with Word, Outlook and Databases are required.
