We are looking for a skilled Quantity Surveyor to join our team, responsible for managing and overseeing all aspects of cost estimation, budgeting, and financial control for construction projects. Key Responsibilities:

• Prepare detailed cost estimates, budgets, and bills of quantities (BOQ) based on architectural drawings, specifications, and project requirements.
• Conduct feasibility studies and cost control analyses to ensure projects are financially viable.
• Assist in preparing tender documents, contracts, and procurement schedules.
• Review and analyze contractor and supplier tenders, providing cost insights and recommendations for selection.
• Monitor project costs throughout the project lifecycle, comparing actual expenditures against budgets.
• Manage contract variations, cost overruns, and change orders while ensuring accurate documentation and reporting.
• Identify, assess, and mitigate potential project risks to minimize financial impacts.
• Conduct value engineering exercises to ensure project quality within budget constraints.
• Assess and verify contractor and supplier payments, conducting site visits as required.
• Prepare interim and final payment schedules, ensuring accurate invoicing and compliance with contractual terms.
• Maintain clear records of all project costs, contracts, and documentation.
• Provide regular cost reports to management and stakeholders, highlighting variances and recommendations for budget adjustments.

Requirements:

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
• Proven experience as a Quantity Surveyor in construction, infrastructure, or similar industry.
• Strong understanding of construction methods, materials, and legal aspects related to quantity surveying.
• Proficient in quantity surveying software (e.g., CostX, Bluebeam) and MS Office Suite, especially Excel.
• Excellent analytical, negotiation, and communication skills.
• Ability to work independently and manage multiple projects concurrently.

• Responsible for pre-contract and post-contract quantity surveying duties for MEP Works including preparation of cost estimates, procurement and tendering, tender evaluation, cashflow forecast, contract administration, variation, final account, etc.
• Manage the MEP Works taking off from drawings and pricing for cost estimates, tender documents, etc.
• Leading and coaching junior staff in delivery of services, including checking on the works done by junior staff

Requirements:

• Degree or Diploma in Building / Quantity Surveying, Mechanical Engineering, Electrical Engineering qualification
• 3 years experience within pre and post contract in consultancy environment would be of advantages

Requirements:

• Minimum Diploma in Electrical or Mechanical Engineering.

Roles & Responsibilities:

• Responsible for the administrative aspects of our day-to-day operations within the property
• Establish a professional communication with our co-living residents, including managing tenancy related enquiries, requests, pre-termination and lease transfers
• Manage tenancy related documentations including tenancy agreements, personal information and rental collection particulars of the residents, security deposits and other important documents.
• Upkeep residents' records on our property management system
• Coordinate the monthly invoicing and payment collection from residents.
• Monitor payment arrears and follow-up with the respective residents to ensure payments are made promptly
• Liaise with Finance team on issuing monthly and ad hoc invoices, and security deposit refunds
• Monitor day-to-day functionality of the facilities and liaise with in-house / external team on operational matters when necessary
• Inventory management and keep record of office supplies
