The Role

The Role

The role of Senior Land Manager is responsible for identifying and acquiring development sites across the Division in order for land targets to be met, working closely with the Planning team in order to ensure that maximum contribution is achieved from all land purchases.

Principal accountabilities of the role include:

Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers within the area, in pursuit of opportunities for the company.
Liaise between the Land and other internal departments, together with other Divisions and Group, to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.

The Role

The Planning Manager reports to the Land Director and is responsible for advising the land teams on all aspects of planning policy and development control affecting land acquisition. This role is also responsible for the management of strategic land.

Principal accountabilities of the Planning Manager role include:

Provide day to day planning advice to land teams primarily on residential schemes but also mixed-use developments.
Identify, negotiate and secure strategic land for the Division.
Management and promotion of the Strategic Land Portfolio in order to deliver sites to the division at the earliest possible opportunity.
Identify and advise divisional land teams of potential development sites that may become available through the prevailing/emerging planning policy.
Promote sites through the Local Plan system and keep landowners/agents as well as the divisional management team advised of progress.
Negotiate terms working with the Land Director and Strategic Land Director as appropriate in order to acquire land interests directly with landowners and agents.
Prepare Planning Reports on land to be acquired by the division identifying any planning/commercial risk.
Formulate planning strategies in order to obtain a planning consent in a timely manner within an appropriate deadline that allows the division to deliver sales completions in accordance with forecasts and which maximises commercial returns for the company.
Negotiate with landowners, Local Authority officers and the community regarding residential development proposals. Also ensuring that they are commercially viable and capable of achieving a planning consent within a reasonable timescale.
Negotiate S106 agreements with the Land Team as appropriate in accordance with the Company's requirements and advise the division of the commercial implications.
Prepare and submit planning applications with accompanying scoping and screening opinions and the appropriate level of information to ensure the application is registered and processed by the Local Authority and compliant so that they are not capable of legal challenge.
Attend Planning Committee Meetings and speak/present on behalf of the company as necessary.
Prepare, submit and process Appeals, including the ability to prepare proofs of evidence and represent the company at any Hearing/Inquiry as necessary.
Manage expenditure and prepare budget costs for planning application/appeals including the appointment of Consultant teams and ensuring expenditure is within the agreed budget.

The Role

This role reports of the Division’s Customer Care Manager.

Principal accountabilities of the Customer Care Coordinator role include:

Ensure all calls received into the department are managed appropriately and issues are logged.
Coordinate the supply of material and sub-contractor elements together ensuring maintenance requests are carried out.
Communicate with the Customer Care Manager / Team Leader to ensure all defects are followed up and dealt with by the appropriate personnel.
Maintain the relevant Customer Care log/monitor.
Check invoices and forward for payment.
Liaise with the Buying department to order materials as and when required.

The Role

This role reports of the Division’s Customer Care Manager.

Principal accountabilities of the Customer Care Coordinator role include:

Ensure all calls received into the department are managed appropriately and issues are logged.
Coordinate the supply of material and sub-contractor elements together ensuring maintenance requests are carried out.
Communicate with the Customer Care Manager / Team Leader to ensure all defects are followed up and dealt with by the appropriate personnel.
Maintain the relevant Customer Care log/monitor.
Check invoices and forward for payment.
Liaise with the Buying department to order materials as and when required.
Ensure defects are reported to sub-contractors on a regular basis.
Arrange completion of end of defect works for Housing Associations.
Liaise with Site Teams to ensure remedial works are completed within timescales.
Liaise with Sales Teams to ensure customer queries are answered.

The Role

This role of Senior Quantity Surveyor is responsible for managing the commercial aspects of each development. This includes managing the costs for each site and ensuring that targets are met by managing and controlling the budgets and valuations. Senior Surveyors are typically allocated sites that are more complex by nature, whether this is due to the type of construction, the speed of construction, or whether it is a multi-phase site or a consortium site (shared infrastructure with another developer).

The Senior Quantity Surveyor reports to the Head of Commercial.

Principal accountabilities of the role include:

Produce draft budgets and site start budgets for each site allocated to the Quantity Surveyor.
Produce quarterly valuations and complete material ‘cost to complete’ exercises for each site the Quantity Surveyor is responsible for.
Produce sub-contract payments and final accounts, ensuring that the sub-contractor has signed these off.
Produce sub-contract orders, ensuring they are authorised by the authorised representative, together with all necessary documentation to comply with Group Commercial Policy.
Complete on-site measurements and assess payments to contractors.
Attend and contribute to various meetings, such as pre-order meetings, quarterly valuation meetings and project review meetings with senior management, construction team as well as external contractors.

The Role

The Planner will report to the Land / Planning Director(s) and will be responsible for advising the land teams on all aspects of planning policy and development control affecting land acquisition. This role is also responsible for the management of strategic land.

Principle accountabilities of the Planner role include:

Provide day to day planning advice to land teams primarily on residential schemes but also mixed-use developments.
Identify and advise divisional land teams of potential development sites that may become available through the prevailing/emerging planning policy.
Promote sites through the Local Plan system and keep landowners/agents as well as the divisional management team advised of progress.
Formulate planning strategies in order to obtain a planning consent in a timely manner within an appropriate deadline that allows the division to deliver sales completions in accordance with forecasts and which maximizes commercial returns for the company.
Negotiate with landowners, Local Authority officers and the community regarding residential development proposals. Also ensuring that they are commercially viable and capable of achieving a planning consent within a reasonable timescale.
Negotiate S106 agreements with the Land Team as appropriate in accordance with the Company's requirements and advise the division of the commercial implications.
Prepare and submit planning applications including planning conditions with accompanying scoping and screening opinions and the appropriate level of information to ensure the application is registered and processed by the Local Authority and compliant so that they are not capable of legal challenge.
Attend Planning Committee Meetings and public consultation events
Manage expenditure and prepare budget costs for planning application/appeals including the appointment of Consultant teams and ensuring expenditure is within the agreed budget.

The Role

The role of Land Buyer reports to the Land Director.

Principle accountabilities of the Land Buyer role include:

Supervisory responsibility for the Assistant Land Buyer within the Land team
Establish and maintain effective working relationships with local authorities, local agents, land owners and other developers within the Division’s geographical area to ensure up to date knowledge of current and future market opportunities
Identify potential sites for residential development to meet the Division’s targets
Prepare accurate viabilities supporting land offers together with the Land Director
Obtain ordinance survey records, flood risk assessments, tree order protection, relevant planning information and local policies
Produce a clear assessment of the potential success of a development by collating build costs, market research, local planning policy and technical information
Undertake feasibility assessments on prospective land and conduct extensive research
Successfully negotiate and prepare offers to pursue land opportunities in order to meet the Division’s land requirements that are within budgets and forecasts
Prepare approval packs for the main board to obtain Group approval to purchase land
