Role Title: Empty Homes Assistant Surveyor
Hours: 35 hours per week, Monday-Friday
Salary: £28,138-£35,172 per annum plus £2272 car allowance per annum (salary offered dependent on experience)
Contract: Permanent

You’ll be assisting in the delivery of an effective surveying function across our property portfolio. This will predominantly relate to empty homes but may also include other aspects of property maintenance such as major works, responsive repairs, planned works, refurbishment, fire management, servicing, cyclical redecorations, estate improvements, environmental, energy, newbuild and regeneration.

An awareness of legislation relating to health and safety, the housing health and the safety rating system (HHSRS), Regulatory Reform Order (RRO 2005), Planning, Building Control and housing repairs is essential.

Your key tasks will include:

• Assisting in the provision of technical support to Moat and its customers, conduct property surveys, diagnose defects.
• Helping design and specify works, obtain estimates, oversee delivery, monitor project expenditure and complete sign-off.
• Acting as contract administrator or other role as appropriate and use standard forms of contract to administer the works.
• Overseeing quality control and supervision for each contract, ensuring adequate provision is made on site for building legislation and health & safety requirements.
• Undertaking inspections and audits of the contractors, servicing maintenance contract and defects within homes. Reviewing completed work against the schedule/contractors’ invoices and resolving issues as necessary.
• Providing management reports and schedules of defects when necessary and certify rectification of snagging items.
• Investigating and resolving any CRM tasks, enquires or complaints raised by customers relating to projects or services provided by Moat.
• Providing out of hours cover on a rota basis, as required
• Keeping accurate records and manage all data in accordance with our Data Governance Framework, relevant legislation, and best practice. You must also understand and fulfil your responsibilities as set out in this framework.

You’ll have:

• Good standard of education.
• An awareness of legislation relating to health and safety, the housing health and the safety rating system (HHSRS), Regulatory Reform Order (RRO 2005), Planning, Building Control and housing repairs.
• Competent intermediate use of spread-sheets.
• An awareness of asset management data bases and their role.

The Elderly Care team with 14 funded Consultant Geriatrician posts (13 in place) currently provide a wide range of hospital and community based services including Acute Frailty services as well as running specialist clinics for patients with Parkinsons disease, falls and general medical conditions. We have recently started a Rapid Access Clinic for Elderly as part of Frailty- Same day Emergency Care (F-SDEC). Inpatient elderly care wards include 5 acute elderly care wards and an established purpose built Acute Frailty Unit with10 Assessment beds, 22 short stay beds and 2 clinic rooms. In addition to existing services, we are seeking colleagues to take on the challenge of developing new models of care for frail elderly people in the community such as Frailty. Pioneering work has already established Integrated Locality Review meetings (MDT meetings, 4/week). Consultants are working closely with existing community teams to proactively assess and manage frail individuals in the community. We are about to open a 22 bedded Acute Unit based in a Community Hospital in Sheppey. The post holder will join the existing team of full time Consultants. The post holder will need to take responsibility for the management of patients admitted to his/her specialty Elderly Care ward (12-15 patients) routinely and those admitted under their care whilst on call for Acute Frailty. The latter would average 12-15 per on call. These patients are then streamed to Frailty Short Stay Unit if early discharge planned (<48 hours) or one of the 5 Frailty Base wards for longer admissions. Acute Frailty Unit has a dedicated Elderly care Team with 2 Consultant Geriatricians supported by their own team of junior doctors and a Multidisciplinary Team. There are 10 funded posts for Middle Grades in the department with currently 6 in post. Elderly care Consultants participate in an Acute Frailty On call service. The post-holder will be paired with another Consultant so that in a 12 week block they provide 2 weeks of weekday on call and 2 weekends on call. Full registration with the GMC and the ability to make decisions at a senior level, the role will allow you the opportunity to continue your personal development, and participate in the teaching, research and governance programs within the Department. All subspecialist interests are welcome. There is an opportunity, in negotiation with the other consultants, for participation in the running of the established clinics such as Falls and Movement Disorder Clinic. The successful applicant will also have an outpatient workload comprising of new and follow referrals for managing complex co-morbidities. Typical clinic would have 3-4 new patients and a similar number of follow-up patients. o To support the allocation and booking of hot desks, car parking and pool cars as required
o To pay bus fares/travel warrants to offenders and handle day to day petty cash
o To assist in maintaining Health and Safety and security aspects of the premises, including the testing of fire alarms, testing panic alarms, monitoring CCTV and assisting evacuation measures
o To log building faults and incidents and keep a log of maintenance and repairs
o To ensure faults are reported and servicing requests for equipment are made with suppliers and contractors
o To assist with scanning and archiving as required
o To access databases for information as necessary and input information as required
o To practice safer working and adhere to data protection, confidentiality policies and legislation
o To produce operational returns as required

9am - 3pm - Monday - Friday

The pay rate is £15.11 per hour.

Responsibilities:

1. Supervise and coordinate cleaning staff activities to ensure efficient and effective cleaning operations.
2. Train new cleaning staff members on proper cleaning procedures, equipment usage, and safety protocols.
3. Schedule and assign cleaning tasks to team members, ensuring all areas are cleaned according to established standards and schedules.
