• Assist with the procurement of external contractors, preparing specifications, obtaining tenders
• Monitor service contracts

• Attend residents meetings with Property Managers and take and produce minutes
• Liaise directly with Leaseholders and residents regarding day-to-day management issues and have a high regard for customer service in dealing promptly with enquiries

What is required for the role of Assistant Property Manager?

Property Management

A real estate firm based in North Manchester with an established team of property managers and building surveyors. You will be working alongside a team of 3 property managers looking after properties across the NW and North Wales.
The company as a whole is 18 people strong and looking to add to the property management team. Based in North Manchester the office is easily commutable on public transport but the role also comes with a parking space.

Your new role
In this role you will be managing a mixed portfolio of blocks of flats, apartments and houses, liaising regularly with landlords and tenants. Responsibilities

Site Manager

Location: Warrington office ​– Site based in and around Manchester City Centre and surrounding areas – typically working 39 hours per week Monday to Friday ​

An outline of your responsibility as a Site Manager

Manage site teams, work activities and resources to meet the requirements of individual contracts.
Manage the selection and formation of site personnel teams (including Sub Contractors)
Collate all preconstruction information (packs, asbestos surveys etc).
Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
Create, manage and report on projects with multiple, live site locations through the use of a master programme.
About You

The successful Site Manager will be experience in Minor Works Refurbishments, especially within a live Education environment although training will be provided. ​Focusing on refurbishment works and general construction. Mainly within Academic areas such as classrooms and laboratories. Managing the delivery through to completion/handover. You will need to hold a Full UK driving licence to travel to Sites daily. ​You must hold SMSTS or associated NVQ, as well as being confident with IT and proficient in MS Office.

What will you do?

Property Management

• To ensure our customers and their properties are cared for and maintained to the highest possible standards, in line with

• To ensure all sites as well as residents/contractors/landlords are compliant with statutory and contractual obligations
including RICs, TPI as well as all compliance and Health and Safety regulations

• To support key processes such as section 20’s, with oversight of enquiries such as contract renewals, utility renewals,
insurance claims and renewals, H&S reports and accompanying actions.

• To provide information for Management Information Packs and work with the Legal and Compliance team for Leaseholders and
Solicitors prior to the sale of a leasehold property, responding to customer enquiries as required.




Customer Partnership

• To build and maintain client relationships to develop strong and lasting partnerships and loyalty, with high levels of
quantifiable customer satisfaction.

Property Management:

•To verify Management Information Packs for Leaseholders and Solicitors prior to the sale of a leasehold property and to provide
support and knowledge to the Legal and Compliance team in completing the information packs and responding to customer enquiries.

•To ensure insurance claims are processed correctly and in a timely manner.




Customer Partnership

•To build and maintain client relationships to develop strong and lasting partnerships and loyalty, with high levels of
quantifiable customer satisfaction.

•To liaise with tenants, landlords, directors, contractors and other parties to ensure all services are delivered to the highest
standard and expectations are fully met.

•To act as the face of urbanbubble attending management meetings, AGMs and facilitate customer forums - managing logistic and the
information to be shared. Encourage positive attendance and circulate minutes within SLAs.




Financial and Data Management

•To ensure works and all services are delivered against budget, managing purchase orders, invoices, contracts and any associated
financial administration.

•To contribute to effective financial management, producing service charge budgets or carrying out periodic spend v’s budget
reviews.




People Management

•To recruit, develop and retain talent, promoting peak performance through effective management of all elements of the employee
lifecycle.

•To identify and meet individual learning needs, acting as coach and mentor.

There is an exciting new opportunity for a Construction / Section Manager to join a leading main contractor & developer in Manchester to manage the fit out of a high end RC frame apartment development. Reporting to a Project Manager, you will be managing several subcontractor packages.

The company are an award winning multi-disciplinary contractor and developer that specialise in the construction of commercial, residential and education projects more than £100m.

Experience / Qualifications Required:

• Background of internals package management within a large / Tier 1 contractor environment. Ideally fit out of live packages across high rise residential, multiple occupancy builds, student accommodation etc.

• Experience of managing various internal packages
• Academically Qualified either BEng Civil Engineering / BSc Construction Management and relevant industry tickets and certificates.
