• Performs duties of maintenance mechanic such as but not limited to installing/repairing equipment pertaining to the operation of plant; renovating/constructing buildings and grounds; corrective/preventive maintenance on machinery, equipment and facility; snow and ice removal and ground maintenance. (40%)
• Performs electrical, plumbing, carpentry, structural, HVAC maintenance based upon area of expertise.(60%)

QUALIFICATIONS

Minimum

• 3 years experience in one or several building trades in a hospital setting preferred.

Preferred

• Technical training in area of specialty preferred.
• Certificate in HVAC and stationary engineer's license preferred.

You Will Contribute By:

• Assist leads and manager/supervisor with Building, HVAC, and Electrical systems including monitoring and trending, troubleshooting, and repairs (Compressors, fans, heating systems, cooling systems, contractors, motors, microprocessors, frequency drives, ventilation systems, lighting, power, etc.).
• Candidate will work closely with Operations (Warehouse, Safety, Security, Human Resources, etc.) to achieve common goals.
• Conducting preventive maintenance (P.M.'s) within established timelines (Oil analysis, filter changes, calibration of sensors and transducers, compressor checks/adjustments, re-lamping, belt changes, etc.), leak detection, conducting required inspections and reporting, evaluating and implementing energy management strategies, ensure product integrity is maintained through building systems temperature control, evaluating and reporting equipment condition, clean and concise communication with Management, etc.
• Responsible for logging time and materials into the computerized maintenance management system (CMMS) on a daily basis in the form of work orders, P.M.s, etc. Responsible for daily communication of all pertinent information regarding building infrastructure, systems operation and maintenance to departmental management and maintenance teams. Responsible for housekeeping and cleaning up all maintenance areas, rooms, and all project areas daily.
• Required to interpret and understand plans and specifications, schematics, operating and maintenance manuals, etc. for systems being overseen.
• Assist leads in developing standard operating procedures, daily work schedules, and duty cycles for all repairs and maintenance for building, HVAC, and electrical systems.
• Assist leads in managing the outside building, mechanical/HVAC, and electrical contractors conducting service, repair, and new contract work. Assist leads in the creation of budgets for individual projects, yearly capital, and yearly operating expenses.
• Assist the MHE, and battery technicians. Duties will include assisting in MHE repairs, battery charger repairs, battery changes for MHE, repair of plugs and tips of batteries and chargers, watering batteries, acid spill clean up, battery rack cleaning, battery area sweeping and cleaning, and other general maintenance activities.

• Basic knowledge of HVAC systems including split systems, make up air units, RTU's, air handling units, gas regulators and components, Freon cooling, VAV systems, supply and exhaust systems, etc.
• Basic knowledge of building electrical systems including 480V, 277V, 208V, 120V systems, transformers, switch gear, motor starters, disconnects, contactors, low voltage controls, lighting systems, etc.
• Basic knowledge of conveyors, lift gates, compactors, and various warehouse material handling equipment.

What will you do?

• Perform, at a minimum, the following repairs: engine repair, gas and diesel, automatic transmission/ transaxle diagnosis and repair, manual transmission/transaxle diagnosis and repair, suspension and steering  diagnosis and repair, brakes diagnosis and repair, including ABS/traction control,  electrical diagnosis and repair, heating and air conditioning diagnosis and repair, engine performance diagnosis and repair.

• Maintain a clean, well-organized work area.  Properly maintain tools and equipment and follow safety procedures as outlined in the safety information supplied by each equipment manufacturer and corporate safety policies.

• Accurately perform repairs and maintenance on all vehicles presented in a professional manner, as specified in manufacturer-designed procedures or accepted industry practices.

• Accurately complete all paperwork, including, repair information on work orders, information for state and emission inspections, etc.

• Verify repairs are properly completed by re-testing repaired system to ensure proper function and road tests vehicles, as necessary, to identify concerns or validate repair.

• Return vehicles in clean condition and does not disturb personal property in the vehicle unless movement is required for repair procedures.

• Completely review repair orders with Service Advisor to ensure all repairs requested are completed.

What will you bring?

• High school graduate or equivalent.

• 3-5+ years applicable experience as an Automotive Technician strongly preferred.

• National Institute of Automotive Service Excellence (ASE) in at least 3 categories or the equivalent Manufacturer Certification and experience with the ability to attain the required certifications within 12 months of hire.  ASE Certifications must include: suspension and steering (A4), brakes (A5), and Electrical/Electronic Systems (A6). Remaining acceptable ASE certifications may include any combination from The Automobile & Light Truck test series (A1-A9), The Medium-Heavy Truck test series (T1-T8), or the Alternative Fuels Certification (F1).

• State Safety and Emissions Inspectors license - as required by state location is preferred.

Job Description

• Promotes and ensures safe work habits including compliance and improvements to company and departmental safety procedures and goals
• Supervises and establishes safety procedures for maintenance work. This includes safety programs such as lock-out/tag-out, confined spaces, and arc-flash which meet requirements of EHS, OSHA, NEC, NFPA and company standards.
• Supervises and assist in scheduling the repair and improvement of production and non-production equipment by Maintenance Technicians and Contractors to minimize both planned and unplanned outages of all production and support equipment.    
• Supervises department personnel including, but not limited to, performance evaluations, recognition, discipline, training, payroll approval and selection. Recommends employee training needs; works to remedy training deficiencies by recommending/initiating appropriate plans of action.
• Works with all applicable parties to ensure adequate utility resources, environmental & hazardous waste removal, and security, fire, and emergency systems.
• Recommends and/or implements preventative maintenance programs and improvement modifications for plant equipment and facilities.  Maintains timely records and reports relative to all projects and equipment within the plant.  Compiles operational and personnel records to include time and production records, inventory data, repair and maintenance statistics, test results, etc., to aid in making data driven decisions.
• Oversees/directs work activities of maintenance technicians in a manner to provide high level of work performance. 
• Recommends, organizes, and manages daily maintenance procedures for repair and overhaul of all plant equipment.
• Provides technical advice on matters relating to equipment modifications and time estimates on maintenance projects.
• Assures that the necessary materials, parts, tools, equipment, and manpower are available to successfully complete all maintenance assignments.
• Assists as requested in the layout, installation, movement/dismantling of plant equipment, and scope development/completion of Plant Misc. Projects.
• Directs contracted service providers as needed.
