As a Property Officer you will work as part of the Asset Team. Within this role you will manage and deliver investment projects, provide technical expertise, and support the management and life cycle of the HA's Assets.
You will have experience of working within a similar industry along with specific knowledge of the construction industry, building techniques and materials, managing contractors and health and safety legislation.
The ideal candidate will have experience of working on capital projects and will be working closely with the Asset Manager and wider property team including Repairs Maintenance and Compliance. You will have day to day responsibility for capital projects such as replacement of kitchens, bathrooms, roofs, doors and windows.What you'll need to succeed

As their new Senior Property Lawyer, you will be responsible for your own caseload of sale and purchase matters, to include leasehold, new build, BSA and shared ownership matters.

Your new job:

Run and manage a suitably sized caseload, subject to seasonality and continuing review of capacity both individually and across the department, with use of an assistant.
Ensure all activity within the team is completed in accordance with strict deadlines and in line with set KPIs and SLAs.
Meet all individual targets and objectives including, but not limited to, target number of completions per month.
Attend dedicated training sessions, 121s, performance reviews, and team meetings.
Communicate with clients over the telephone, email and in face-to-face meetings.
Communicate with other solicitors and professional organisations over the telephone, by e-mail and correspondence.
Update all panel members / stakeholders within the business and within the referral businesses with whom they deal.
Deal with and work within referrers SLAs and meet their requirements / panel requirements.
Utilise the in-house bespoke case management system in accordance with firm protocols.
Be a role model for those around you in both file management, actions, and behaviour.
Provide the highest level of customer service to clients at all times.
Utilise the in-house bespoke case management system in accordance with firm protocols.
Carry out such other functions or tasks as required from time to time by the Senior Conveyancing Manager or other members of the firm’s Senior Management Team.
The role will be based in the Conveyancing Department, however, there may be a requirement to work in other areas of the business as the need arises.

About you:

You will need a minimum of 2 years’ experience (but all levels considered including more senior) in a prior conveyancing fee earner role
You will have the confidence in dealing with leasehold, new build and shared ownership sale and purchases.
Excellent time management and organisational skills, with a proven track record in meeting deadlines.
Have a proven track record in achieving individual targets and objectives, and in meeting business KPIs and SLAs.
Able to work using own initiative.
Thrives in fast-paced environments and demonstrates a bias for action with an ability to multi-task and pivot while working on varying deadlines & scopes.

The role of the construction coordinator (Trainee) is to support the construction team in the execution of the construction stages of the projects. While undertaking accredited training and gaining on the job experience.

When full SQEP status is achieved you will be taking responsibility for ensuring all contractors employed on our projects execute works in a safe and timely manner and adhere to all regulatory, management and contractual arrangements.

The construction coordinator role encompasses the NNL SQEP roles of SSOW Originator, Task Supervisor (Construction) and Subcontractor Supervisor.

• Min NVQ 3-or equivalent in an engineering, electrical or construction discipline. Have a trade background and completed a recognised apprenticeship. Must have experience of working on a nuclear site.
• To undertake this role successfully you must possess excellent communication and interpersonal skills, be a self-starter, be able to take responsibility and work with minimum supervision, at times under pressure with excellent organisational skills; be able to multitask and re-prioritise to meet changing needs and project deadlines in a team environment.
• Ability to obtain DV level security clearance (this includes but is not limited to identity, employment, financial, criminal record checks, interview plus 10 years of UK residency).

Desirable Criteria for Construction Coordinator (Trainee):

• Experience in electrical installations.
• Previous supervisory experience.
• NEBOSH general or construction certificate.

Assistant Site Manager

Location: Working for our Workington office/Site Based - Working in and around Carlisle, Workington, Maryport, Whitehaven and surrounding areas, Typically working Monday to Friday 39 hours per week

As an Assistant Site Managers for Novus, you’ll get to see the impact and improvements your role delivers to your customers and team every day – taking your job satisfaction to whole new levels. This varied and challenging role offers you the opportunity to work with and manage a skilled professional trade team, in a secure environment with long-term contracts and the opportunity to grow ad learn.

Along with utilising your Assistant Site Management skills in Social Housing, Internal planned refurbishment works including Kitchen, Bathrooms, Rewires, boiler replacements, groundworks and Voids, you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue.

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public.

An outline of your responsibility as a Assistant Site Manager

Supported by the Site Manager to deliver the below

Manage site teams, work activities and resources to meet the requirements of individual contracts.
Manage the selection and formation of site personnel teams (including Sub Contractors)
Collate all preconstruction information (packs, asbestos surveys etc).
Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
Create, manage and report on projects with multiple, live site locations through the use of a master programme.
About You

The successful Assistant Site Manager will enhance the existing team, experience in Voids and Planned refurbishment Works, within Social Housing/tenanted properties is preferred but not essential. Supporting the delivery or works through to completion/handover. Working on a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. You will need to hold a Full UK driving licence to travel to Sites daily. ​SMSTS or associated NVQ and First aid at work qualifications preferred, as well as being confident with IT and proficient in MS Office. The role will also require a DBS check to be completed
