Assistant Quantity Surveyor

Based: Preston office; flexible working between the office, site and some home working. Sites will be throughout the North from Lancashire to Cumrbia - Typically working 08:30 – 17:00 Monday – Friday

Within our Social Housing Planned works programs and Voids, you will work both from home/office and on site, collaborating with your team in an environment that is inclusive and fair for everyone. Work streams will include both internal and external programmes, such as Kitchen, Bathroom and Void schemes

You will be commercially focused to ensure we obtain and evaluate information to guarantee a realistic cost for the supply of works, goods, materials, and services for designated Repairs and Refurbishment Projects. Whilst liaising with Contractors, Suppliers and Clients to ensure information, costs, profitability and value meet the requirements of designated project/contracts.

An outline of your responsibility as a Assistant Quantity surveyor

Supporting in -

Monthly CVR preparation
Prepare and monitor cash flow forecast for designated projects.
Ensure all invoices submitted accurately and for certified value to ensure payments are received on time.
Support your team to value and authorise payments to sub-contractors within the region
Liaise with Contract Managers to establish the project specification and requirements.
Attend and contribute to meetings with work colleagues and or Clients/Customers when necessary, building relationships and demonstrating excellent communication skills.
Assist in the preparation, processing and selection of estimates, bids, and tenders to demanding timescales.
Support the team with monitoring the contract progress, assess, and report any changes that may affect project costs and or time scale.
Assist in the control of contract budgets.
Assist in the development of the procurement programme.
About You

You will have experience of working as a Assistant Quantity Surveyor​ within the Construction industry and refurbishments it’s a distinct advantage if you have an understanding of the Social Housing planned works sector, which will give you the knowledge to hit the ground running and contribute effectively to the team. Applicants will ideally have a couple of years experience of managing their own workload/contracts, knowledge of the CVR process and schedules of rates. Applicants will also have strong commercial acumen, excellent attention to detail and written and verbal communication skills. You will be an expert with IT with proficient MS office skills. You also must hold a Full UK Driving Licence as travel is a must with this role.

Pre-Construction Manager Key Accountabilities

• Reporting to the Pre-Construction Director
• Produce tender stage programmes working alongside the estimators,
• Create, manage, update and maintain an internal report detailing progress of all live projects
• Liaise with Project Teams to update programmes based on progress
• Develop and manage project programmes
• Where Compensation Events / Variations are identified, liaise with Project Teams and Commercial
• Provide high-level programme extracts to Project Teams for delivery and reporting purposes
• Contribute to discussion on phasing, approach and methodology of works on site
• Review post-contract performance of projects with the Project Team

Skills and Knowledge

• Appropriate industry qualification, e.g. HND or NVQ3.
• Industry background and experience working as a planner - ideally in excess of 5 years experience in a civil engineering environment (Highways and/or Rail preferably)
• Appropriate IT skills including the use of company software packages. (ASTA Powerproject mandatory, Primvera P6 preferred, Microsoft Project)
• Understanding and appreciation of the requirements on NEC3 / 4 Contracts
• Clear, concise oral and written communications, internally and externally

The role - Pre-Construction Manager

As a Pre-Construction Manager you will be a key part of the team and will be Heading up/managing the Estimating team and Bid Writing Teams to manage the pre-construction activities for upcoming projects across Lancashire and Greater Manchester.

The company work on a variety of projects both in the public and private sectors with projects ranging in value from £5m - £20m.

Duties & responsibilities:

• Work with MD/CEO to agree on which opportunities to tender.
• Manage Framework submissions.
• Allocate Tenders to the estimating team.
• Regularly update Tender Workload tracker.
• Analyse project specifications, drawings and other documentation to fully understand scope of works/risks.
• Allocate quality submission questions to relevant members of staff.
• Work closely with the bid team to compile and produce the best quality bid submission.
• Determine construction methodology with the estimating team.
• Represent the business at meetings/site visits.
• Provide assistance to the Estimating team to compile a set of Prelims.
• Attend tender settlement meetings.
• Mentoring the estimating apprentices (3 monthly meetings with UCLan).
• Ensure CRM database is regularly updated.

Required Skills/experience

• Ideally have an estimating or commercial background
