Your new role
As a Property Progressor, it will be your role to help ensure the smooth progression of the purchase process for our clients following acceptance of offer through to completion; organising and detailing the required due diligence and resolving issues along the way. You will be providing the highest level of communication and customer service to all clients and ensure they are updated and advised accordingly.

• Liaise with a range of contractors to obtain quotes and availability for reports to be undertaken to include building survey & valuation, gas, electrical, asbestos, timber & damp and any other reports necessary.
• Communicate with agents to educate the necessity of the due diligence required and organise specialist visits.
• Being a point of contact for agents and clients/stakeholders for advice
• Improve the process of transaction from agreed purchase to completion
• Implementing ideas and strategies to improve efficiency and timescales
• Reviewing architectural plans for adaptations based on individual client needs.

- Valid CSCS card (Construction Skills Certification Scheme)
- Previous experience is necessary
- Ability to lift heavy objects and perform physically demanding tasks

The Role:

As a Property Manager, you will play a crucial role in the hands-on management of both residential and commercial properties.

Responsibilities:

- Maintain up-to-date records and regularly update landlords and tenants.

- Ensure timely collection and forwarding of rents.

- Budgeting, reconciliation, and end-of-period reporting.

- Regular review and action on outstanding debts.

- Conduct periodic inspections and ensure compliance.

- Address issues promptly, including out-of-hours work if necessary.

- Generate and follow up on work orders for vendors or maintenance staff.

- Ensure 24-hour emergency coverage for properties.

- Handle purchase invoices, enter them into the system, and approve for payment.

Requirements:

- Previously worked as a Property Manager or in a similar role.

- Experience in managing commercial properties and service charges.

- RICS qualified.

- Strong communication and organisational skills.
