Job Brief :

Effectively assist Assistant Director of Sales & Sales Managers in general administration and executing sales coordination of all enquiries in a most professional and effective manner.

Job Responsibilities:

1. Ensure overall effective office administration, maintain cleanliness at all times, to upkeep the display areas and display items.
2. Ensure all enquiries and correspondences are replied within the stipulated time. Effective follow-ups are to be conducted for such enquiries.
3. Ensure sufficient stock level of stationeries; give away items, collateral and brochures.
4. Ensure all office equipment are in working condition e.g. computers, photocopy machine or printer.
5. To effectively utilize the standard forms and letters to ensure that such forms and letters are presented in a most professional manner.
6. To assist Director of Sales & Marketing and Sales Managers in answering telephone inquiries, preparing contract letters or proposal letters for all market segments and handles general administration.
7. To maintain an effective account and account management through PMS and to be fully competent with operating PMS.
8. To ensure that all client data input in the PMS is accurate and updated. 
9. Prepare corporate rate letters on newly signed up accounts and to update profile into PMS efficiently.
10. To ensure that corporate rate letters, correspondence and other important documentation are prepared in a meticulous detail and presented in the most professional manner.
11. To issue group resume and banquet event order (actual or draft) upon receive confirmation & reconfirmation of events from organiser. 
12. Banquet event order is to issue at the stipulated time and ensure it shall be issuing 3 working days before event date except last minute event shall be issue within the day or less than 24 hours before event date. 
13. To update event list with updated with require details at all time. The data & details on the event list shall be correct at all times and readily to be exact when it is needed. 
14. To ensure that group resume, site inspection, VIP list and other important information are distributed to support department in a timely manner.
15. Ensure proper filing at the end of each day and mailing out letters.
16. Perform any other duties assigned by the Director of Sales & Marketing and Sales Manager from time to time.

Job Requirements:

Job Description:

• Execute and manage the full Vacant Possession (VP) processes from the preparation (before VP) to key collection.
• Brief the customers on the handover process including the registration of customers in the Handover Vacant Possession (VP) Apps, handover over of property, checklist, and the handover kit.
• Managing customers expectation after vacant possession
• To attend and monitor all customers enquiries via phone calls, emails, walk-ins and solve within stipulated amount of time
• Ensure all records, data, and information are recorded and filed up to date.
• Follow-up with relevant parties i.e. project management team, COW, contractor, consultant, etc. on product issues
• Acknowledging and resolving customer complaints.
• To contact customers on solution via phone calls or emails after investigation
• Update and maintain good recording and tracking system to ensure complaints are closed within stipulated time frame
• To attend weekly defect progress meeting
• To attend joint inspection with customers
• Perform any other adhoc assignments/ tasks/ duties as assigned by superior.

Job Requirement:

• Candidate should possess a Diploma / Advanced Diploma, Bachelor Degree or equivalent in Business Studies / Administration / Management,Property Development / Real Estate Management
• Preferably at least 2 year of related working experience.
• Preferably Executive specializing in Customer Service or equivalent.
• Good communication skills in English,Malay language for both spoken and written

Job Descriptions:

• Manage both direct and indirect tax compliance matters of LBS Group for both Malaysian and overseas entities ensuring compliance.
• Prepare / review transfer pricing (“TP”) documentation and assist in the implementation of TP requirements on related companies’ transactions.
• Support Accounts team on tax provision calculation.
• Liaise with tax authorities, government agencies, tax consultants and other external parties on all tax matters for the Malaysian and overseas entities within LBS Group.
• Assist business / operating units on the tax implications from new business structure / transactions.
• Handle tax audits and queries from tax administration on as-needed basis.
• Follow up on findings from tax audits and advise required changes for improving tax compliance status

Job Requirements:

• Candidate must possess at least a Bachelor’s degree in Accountancy / Commerce Accounting / Finance / Professional Qualifications (ACCA, CTIM, CPA or CIMA) or equivalent from a recognized institution
• Minimum 2 years of relevant experience in a tax / accounting / commercial firm. Experience in property development industry is an added advantage
• Knowledge in IFCA software will be an added advantage
• Excellent command of English, Bahasa Malaysia and Chinese – both verbal & written
• Possess an analytical mind and curious nature, meticulous, committed, and willing to learn.
• Able to build good rapport internally and externally.
• Proficiency in Microsoft Office software and good time management is expected.
