We are looking to recruit an experienced and motivated Assistant Manager, Leasing & Maintenance based in our Head Office in the CBD.

General Job Scope:

• Schedule and conduct periodic maintenance of assigned facilities and utilities systems. This would include, but not limited to electrical, building/carpark maintenance, fire alarm system, security, cleaning and pest control, to ensure a safe and reliable business environment for our staff and tenants
• Ensure audit readiness by complying with effective standards, regulatory/statutory requirements
• Achieve financial objectives by managing allocated budget and recommending / initiating cost improvement measures
• Maintain close and regular liaison with tenants to ensure satisfaction with all aspects of Tenancy Management
• Source and secure suitable tenants to maximize yield
• Handle all lease documentation, rent review and other service contract negotiations
• Other duties as assigned by Management

Requirements:

• Diploma in Real Estate or related field
• At least 2 years’ relevant experience in a similar capacity in leasing and maintenance
• Registered Fire Safety Manager
• Strong interpersonal, communication and negotiation skills

1. As Project Manager for design or other engineering services, the incumbent performs administrative and technical project management.

• As Project Manager for projects performed in-house (MWR), ensures that siting and concept planning are compatible with the activity master plan. Plans and participates in conferences to decide on functional requirements for assigned projects. Identifies areas of special concern pertaining to the specific project, environmental impact, energy conservation, economic analysis, safety, physical handicap criteria, activity maintenance procedures and policies, site utility adequacy, connections and outages, etc.
• Coordinates technical and administrative requirements with local, state or other authorities when necessary, obtaining necessary approval actions. Reviews established regulations, codes, standards, schedules and priorities.
• Convenes and attends such meetings with concerned personnel and agencies as required to effectively decide on the optimum course of action. Develops or coordinates development of necessary designs, specifications and cost estimates. Performs planning, scheduling and coordination necessary to assure that the design is complete within the design budget and the allotted construction budget.
• Makes field investigations during construction involving difficult problems such as changes in design due to latent conditions and interfaces new work with existing structures and/or those under construction. Analyzes and interprets contract drawings and specifications to determine the extent of the contractor's responsibility under the provisions of the contract.
• Recommends solutions to controversial situations including those which are due to misinterpretation of contractual and engineering terms and provisions. Reviews and evaluates proposed change orders, recommending approval or disapproval. Prepares Government estimates used in negotiating cost of approved changes. Provides technical review and recommendations for the resolution for contractor claims.

• Monitors construction, ensuring that all aspects of the project are constructed in accordance with contract plans, specifications and appropriate building codes.
• Provides technical liaison as necessary with respect to the specifications or statement of work to assure all work performed is within the scope of the contract. Confers with the construction contractor and design engineer to resolve problems or latent conditions that may arise during construction.
• Based on the problem or condition, prepares sketches or change drawings and specifications solving the problem or condition. Incorporates change documents into contract performance documents. Analyzes and coordinates requested design or construction changes which occur after the contract is awarded.
• Ensures that changes in costs, quantity, scope, schedules, design, or any other terms and conditions of the contract are coordinated or approved, as appropriate, Monitors the contract to assure the proper utilization of government funds.
• Brings any significant deficiencies to the attention of the Contracting Officer. Makes recommendations of corrective/preventative measures as appropriate.

Job Responsibilities

1) Operations

• Manage and maintain residential/commercial property sites as assigned.
• Conduct regular checks and inspection on grounds to ensure property is well maintained.
• Ensure building statutory requirements are complied.
• Review and recommend replacement/improvement plans for managed sites.
• Provide essential customer service support to the residents and owners.
• Identifies relevant tender notices and liaise with internal divisions, oversee the entire tender process. (e.g. attending site briefing, costing provisions, quality proposal, tender submission/interview)
• Approve and adhere to budgets and expenditures.
• Maintain good relations with client, staff, contractors and visitors to the site.

2) Managing Employee Development

• Conduct orientation program for employees to receive the appropriate new hire training to successfully perform their job.
• Ensures employees are cross-trained to support successful daily operations.
• Uses all available on the job training tools for employees; supervise on-going training, initiatives and conducts training, when appropriate.
• Manage all staff through Scorecard Process with clear defined goals.

3) Maintaining Employee Relations

• Reviews progressive discipline documentation for accuracy and consistency and checks for supportive documentation and is accountable for determining appropriate action.
• Utilizes an "open door" policy to acknowledge employee problems or concerns in a timely manner.
• Ensures employee issues are referred to the Department Head for resolution
• Communicates performance expectations in accordance with job descriptions for each position.

4) Managing Legal and Compliance Practices

• Ensures compliance with procedure for accessing, reviewing, and auditing employee files and ensure compliance with the Personal Data Protection Act. (PDPA)
• Ensures medical records are maintained in a separate, secure and confidential medical file.
• Ensures all safety and security policies (e.g., work safety, lost and found items, accident reporting, and hygiene) are communicated to employees on a regular basis through orientation, company meetings, etc.
• Conducts periodic claims reviews with the Finance Department to ensure claims are closed in a timely manner and reserve levels are appropriate for open claims.

The primary purpose of this position is to serve as the Senior Air Reserve Technician (ART) Officer with overall supervision and management of either an Aircraft Maintenance Squadron , a Maintenance Squadron , an Equipment Maintenance Squadron or a Component Maintenance Squadron at an Air Force Reserve Command (AFRC) unit-equipped or associate unit.

RESPONSIBILITES:
1. Plans, organizes, and oversees the activities of the squadron. Manages assigned maintenance resources and ensures production meets operational requirements and technical standards. Recommends procedural and technical improvements and modifications.
2. Exercises supervisory personnel management responsibilities to include personnel and position management, equal opportunity, security, and safety. Major Duties: These positions lead a trail crew in the construction, repair, and maintenance of drainage structures, brushing and clearing of trail corridors, safe felling of tress and hazard tress, dry masonry, carpentry, and rigging. Lead trail crews in building and repairing log and dimensional wood structures including multiple stringer bridges, retaining walls, handrails, steps, and causeways. Plan, lay-out, and select proper tools and materials and schedule the operational needs of a crew. These positions require heavy physical labor, carrying heavy objects, rolling rocks and logs by hand and with tools. These positions require working in the backcountry, carrying a backpack, power or hand tools and frequently require hikes up to 20 miles per day. Projects are in mountainous terrain and require work at high elevations.

Physical Effort: Heavy physical effort is required in bending, lifting, and using hand and power tools in trail work. As examples of typical strenuous activity, incumbent: Frequently lifts and carries objects weighing over 100 lbs., must carry and roll rocks and logs, move rocks of several tons with rock bars, use hammers to crush or shape rock, and use shovel and other hand tools extensively. Frequently hikes up to 20 miles daily and must be able to do so while carrying a backpack, power and/or hand tools.

Working Conditions: Incumbent must have the ability to live and work effectively in backcountry areas in close contact with small numbers of people for extended periods of time. Incumbent must live and work out-of-doors on projects in mountainous terrain at elevations between 8,000 and 13,000 feet in all extremes of adverse weather conditions. Trail work is dusty, and hazardous conditions may exist when moving rocks and logs, working in and around rockslide areas, working around livestock or explosives, falling and bucking trees, and working around rigging equipment and machinery.
