General Job Scope:

• Schedule and conduct periodic maintenance of assigned facilities and utilities systems. This would include, but not limited to electrical, building/carpark maintenance, fire alarm system, security, cleaning and pest control, to ensure a safe and reliable business environment for our staff and tenants
• Ensure audit readiness by complying with effective standards, regulatory/statutory requirements
• Achieve financial objectives by managing allocated budget and recommending / initiating cost improvement measures
• Maintain close and regular liaison with tenants to ensure satisfaction with all aspects of Tenancy Management
• Source and secure suitable tenants to maximize yield
• Handle all lease documentation, rent review and other service contract negotiations

Requirements:

• Diploma in Real Estate or related field
• At least 2 years’ relevant experience in a similar capacity in leasing and maintenance
• Registered Fire Safety Manager

Job Responsibilities

1) Operations

• Manage and maintain residential/commercial property sites as assigned.
• Conduct regular checks and inspection on grounds to ensure property is well maintained.
• Ensure building statutory requirements are complied.
• Review and recommend replacement/improvement plans for managed sites.

• Manage all staff through Scorecard Process with clear defined goals.

3) Maintaining Employee Relations

• Reviews progressive discipline documentation for accuracy and consistency and checks for supportive documentation and is accountable for determining appropriate action.
• Utilizes an "open door" policy to acknowledge employee problems or concerns in a timely manner.
• Ensures employee issues are referred to the Department Head for resolution
• Communicates performance expectations in accordance with job descriptions for each position.

4) Managing Legal and Compliance Practices

• Ensures compliance with procedure for accessing, reviewing, and auditing employee files and ensure compliance with the Personal Data Protection Act. (PDPA)
• Ensures medical records are maintained in a separate, secure and confidential medical file.
• Ensures all safety and security policies (e.g., work safety, lost and found items, accident reporting, and hygiene) are communicated to employees on a regular basis through orientation, company meetings, etc.
• Conducts periodic claims reviews with the Finance Department to ensure claims are closed in a timely manner and reserve levels are appropriate for open claims.

Major Duties: These positions lead a trail crew in the construction, repair, and maintenance of drainage structures, brushing and clearing of trail corridors, safe felling of tress and hazard tress, dry masonry, carpentry, and rigging. Lead trail crews in building and repairing log and dimensional wood structures including multiple stringer bridges, retaining walls, handrails, steps, and causeways. Plan, lay-out, and select proper tools and materials and schedule the operational needs of a crew. These positions require heavy physical labor, carrying heavy objects, rolling rocks and logs by hand and with tools. These positions require working in the backcountry, carrying a backpack, power or hand tools and frequently require hikes up to 20 miles per day. Projects are in mountainous terrain and require work at high elevations.

Physical Effort: Heavy physical effort is required in bending, lifting, and using hand and power tools in trail work. As examples of typical strenuous activity, incumbent: Frequently lifts and carries objects weighing over 100 lbs., must carry and roll rocks and logs, move rocks of several tons with rock bars, use hammers to crush or shape rock, and use shovel and other hand tools extensively. Frequently hikes up to 20 miles daily and must be able to do so while carrying a backpack, power and/or hand tools.

Working Conditions: Incumbent must have the ability to live and work effectively in backcountry areas in close contact with small numbers of people for extended periods of time. Physical Demands at Denali Park: You will frequently experience moderate to heavy exertion during the use and transportation of materials and equipment. You will frequently lift and carry objects weighing 20 to 100 pounds. You will hike up and down steep mountainous terrain, traveling up to 12 miles daily. Working Conditions at Denali Park: Work is performed outdoors approximately 80% of the time, in temperatures ranging from -40 degrees to 80 degrees Fahrenheit, often in periods of sunshine, rain, snow, sleet, or ice. Work requires travel on wet and slippery rocks, ice, snow, and at times crossing swift running water.
Outdoor work environment provides considerable exposure to potential insect activity, bee stings, poisonous plants, encounters with bears, and extreme cold temperatures, etc. You will use power equipment which makes excessive noise, vibration, and exhaust fumes. Trail work is hazardous in nature while falling and buckling trees, lifting and moving rocks, logs, and snow, etc.

Physical Demands at Glennallen: You will frequently experience moderate to heavy exertion during the use and transport of hand and power tools and when participating in emergency operations. Heavy exertion is required to carry and roll rocks and logs, to move rocks and tree stumps of several tons with rock bars and hoists. You will frequently lift and carry objects weighing 20-100 pounds. You will hike up and down steep terrain traveling up to 12 miles daily. Work requires extensive walking, standing, bending, kneeling, twisting, pushing, pulling, and working in awkward positions on uneven terrain. You will be required to wear protective equipment such as hearing protection, clothing and eye protection and must meet physical requirement to do so.

The Facilities Shift Manager is responsible for overseeing critical data center shift operations, ensuring system integrity, and delivering high-quality service. This hands-on leadership role involves managing maintenance, coordinating with contractors, and leading a team to achieve operational excellence.

Key Responsibilities:

• Manage shift operations, ensuring optimal performance of power, cooling, monitoring, and security systems.
• Lead and motivate the facilities team, collaborating with specialist contractors as needed.
• Schedule and oversee maintenance activities, ensuring timely execution and compliance.
• Maintain accurate maintenance records and reports, adhering to company and regulatory standards.
• Conduct safety audits and ensure compliance with Health and Safety regulations.
• Define project requirements and provide technical guidance throughout project execution.

Requirements:

• Extensive experience in data center or critical environment operations management.

As a BIOLOGIST- Safety/Facilities/Fleet Manager within the PACIFIC ISLAND ECOSYSTEM RESEARCH CENTER, some of your specific duties will include:

• Apply biological knowledge to support station and field operations across PIERC projects; coordinate with staff to assist with planning, organizing, and implementing complex scientific investigations, including the use of facilities and vehicles.
• Prepare and provide scientific review of scientific reports, journal articles, presentations, and data releases.
• Track and manage project data and field and station operations information using a variety of general software (e.g. Microsoft Excel, Microsoft Word, SharePoint, etc.) including compiling data, preparing summary tables and figures, and preparing reports for funding agencies and cooperators.
• Conduct limited lab and fieldwork and assisting principal investigators to ensure data and safety procedures are followed and updated as needed.
• Support all required field safety training and certification for PIERC staff.
