Barnardo's Gap Homes is an ambitious and innovative programme, established in response to the chronic shortage of suitable quality housing for care experienced young people, and other vulnerable groups. Barnardo's is committed to a build programme of 50 new community-based homes in 10 locations across the UK, in partnership with Local Authorities. The Programme is expanding at pace and we now require a highly motivated and experienced construction professional to join the Gap Homes Team.

Your new role

Reporting to the Head of Business for Gap Homes, you will have responsibility and oversight of the UK Gap Homes Construction Programme.You will manage all aspects of the Gap Homes construction programme from inception to completion, overseeing Pre-Construction services including site viability, design and planning submissions. You will ensure projects are delivered on time, within budget, and to the highest quality standards. Strong communication skills are essential, as are effective procurement and management of consultants and contractors that support the design and construction of Gap Homes. This role offers the autonomy to work from home. However, travel is required for site visits and team meetings, minimised where possible by using digital technology.

What you'll need to succeed

You will be a driven and dynamic team player, a stickler for detail, with a proven ability to lead and influence construction project implementation and completion. Experience of delivering construction projects within the housing sector is essential, with specific experience of smaller residential developments an advantage. The role will involve the successful production of accessible reports, project plans, risk assessments and management information. Excellent written and oral communication is essential, along with time management and the ability to prioritise workload and achieve deadlines.

What you'll get in return

In return, you will get a competitive salary of between £55,000 and £71,000 depending on your previous experience. Other benefits include access to the pension scheme, annual leave and softer benefits. Full-time hours are preferred, although part-time hours may be considered.

The Role

You will support the Head of Construction by overseeing a portfolio of Solar and Battery projects through delivery and into Operations. This will include supporting your team to ensure projects are delivered safely, on budget and on time, working closely with internal and external stakeholders and influencing positively to ensure the project achieves good outcomes.

Key Responsibilities

• Creating, driving, and maintaining a positive engagement of the clients Safety, Health, Environment and Wellbeing culture throughout the team and into the portfolio of projects through Development, Delivery and into Operations.
• Accountable for the construction delivery of large capital projects on time, on budget and safely
• Accountable for ensuring projects are operational ready through effective engagement with relevant business departments
• Responsible for the review and input of significant construction costs, risk mitigation, operability, and deliverability programmes of projects in early development and acquisition stages
• Accountable for the effective governance management of projects within your portfolio
• Interfacing directly with and report indirectly to Senior stakeholders up to Executive Director level across the business and wider Group, and with external clients and stakeholders. You will be prepared to challenge senior stakeholders where required and be a model for professional integrity and provide positive promotion of the Project Delivery Team.
• Provide direction to the Procurement and Commercial teams to input into contract requirements that support a level of risk acceptable to the business.
• Be accountable for the developing and managing the construction portfolio of relevant projects finances effectively by; ensuring that each project is accurately forecasted and financially reported, all project purchase orders are raised, and invoices receipted in line with the clients prompt payment policy. Be responsible for all project spend being managed in line with the clients process & procedures
• Maintain and develop technical expertise and knowledge in Solar and Battery technologies more than that of junior team members in your relevant sector
• Accountable for the effective governance management of projects within your portfolio
• This role will also require you and your team to support the delivery of transformational and improvement projects both within your own team and across the wider teams.
• Responsible for the development and implementation of a commissioning strategy working closely with internal stakeholders to across the business

What do I need?

To be considered for this role, we would love you to have:

• Demonstrable record of accomplishment of delivering large, complex projects more than £30-50m in value preferably in the Energy sector.
• Extensive experience in enacting senior leadership roles in the delivery of complex projects in the energy industry
• Demonstrable experience of working under commercial contract frameworks such as NEC3/4, FIDIC etc.
• Excellent communication skills with the ability to engage with partners, customers, and key stakeholders at all levels
• Due to the nature of the role, a full driving licence is required.

The Role:
The Project Director will be responsible for managing projects, ensuring that it is delivered on-time,
within scope and within budget. The Project Director will work closely with the site engineers, design
& engineering team, project managers. H&S team and the finance team within my client, as well as
externally with the subcontractors, equipment suppliers and clients/developers to ensure on
schedule completion and compliance with the company's quality standards.

Your role will involve, but not be limited to:

• Coordination and roll out (according to company procedures) with Design Department for the needed support during tender preparation.
• Decision on brand and type of major equipment for the tender in accordance with commercial and technical specifications
• Cooperation with the technical team for calculation of Performance Warranties for the project [PR level, production warranty, availability level]
• Review of Head of Terms and legal due diligence of the tender contracts
• Review of the commercial terms of the tender [payment terms, warranties, timeline, LDs, etc]
• Decision on the contractual Warranties for the tender [PR level, production warranty, availability level]
• Coordination/Overview between different internal departments having a role in the tender preparation
• Determination of the project time schedule in accordance with equipment delivery times, workmanship, and contract timeline
• Communication with external clients to ensure smooth contract process and high satisfaction levels
• Sign off the technical, legal, finance and O&M part of the EPC contract
• Preparation of RFQ for rest of equipment (cables, grounding, fence, CB, Welfare, Buildings,
• Monitoring, Security system, Security services)
• Management of start-up procedures before NTP [working visas, taxation structure, consultants, etc]
• Prepare, finalise, and sign Supply and Services contract, according to the final Commercial Term sheets
• Determination of recruitment needs for each project [internal & external resources]
• Review and evaluation of extra cost/change orders requests [to and from customer/subcontractors]

Essential Skills / Qualifications:

You will be expected to demonstrate the following skills and experience:

• Bachelor's degree in electrical engineering, mechanical or civil engineering or other.
• MSc is considered an advantage
• Certification in project management e.g., MBA / PMP / PRINCE II is considered an advantage
• Proven track record of 3+ years in the EPC of utility scale solar and BESS projects
• Working knowledge of MS Project and MS Office
• Flexibility to travel to project sites whenever necessary.
• Must be legally entitled to work in the UK
