Job Title: Associate Director – Capital Planning and Estates

Pay Grade: AfC Band 8C (£74,290 - £78,814)
We have an exciting opportunity for an Associate Director – Capital, Planning and Estates to join our team on a Permanent basis. This position is well-suited to determined person who is looking to further their experience in a healthcare setting.
Job Role:
Ensure the production of short, medium and long term plans for managing the maintenance of the estate, including the establishment of a strategic Planned Preventive Maintenance (PPM) programme via the CAFM system and appropriate Reactive maintenance arrangements, all in line with the overall organisational objectives and in particular in support of critical healthcare services.
Develop asset replacement/refurbishment programmes based on the data obtained from the six-facet estate surveys for the buildings, plant and equipment, aligned to the Trust’s overall Estates Strategy to smooth out annual investment requirements, and to avoid unplanned breakdowns.
Review all technical information and drawings.
Advise the Board of any non-compliance with statutory and mandatory regulations.
Arrange periodic condition assessments and surveys and uses the resulting data to establish appropriate capital and revenue programmes of work to address any backlog maintenance items identified and to ensure that the physical environment of the estate is well maintained within the available budget, fit for purpose, available for its intended use and provides the best possible patient experience.
Commission and monitor contracts for professional consultancy and the performance of work on the estate to ensure adherence to contract terms etc
Lead the team in monitoring the performance of contractors working with them to ensure that works programmes are planned, programmed and delivered efficiently and in line with the Trust’s expectations.
Deputise for iFM Operations Director and potentially the Managing Director
Line manage, develop, appraise and performance manage the Estates and Capital teams to ensure the efficient implementation of all major infrastructure projects to ensure the effective development and delivery of the organisations programme.
Expert in Project, Word, Excel, and e-mail systems, and other I.T. systems as required to provide reports, documents and drawings on a regular basis.

The Successful Candidate
The ideal candidate will have at least 10 years’ experience in a healthcare setting.
This role is subject to Standard DBS disclosure.
Qualifications, Experience and Skills:
MBA in Construction Management or equivalent
QS Qualification RICS approved
Specialist knowledge, training and experience over more than one discipline or function.
Experience of the Project Management
Full UK Driving License
Process driven, objective and logical with highly developed planning skills
A sound working knowledge of relevant Health & Safety legislation and associated working practices
Familiarity with the latest NHS Estates related legislation
Must be able to communicate complex technical information clearly and concisely
Ability to motivate people to ensure best performance
