Senior Project Manager (Pre-Contract Property Development)

£63,332 per annum

The opportunity:

Linc has an exciting opportunity for a talented Senior Project Manager to join the Property Development Team. Whether you are experienced or looking for the next step, at Linc, we believe in creating the right environment for people to flourish; for our employees and our future tenants.

We're looking for someone who has extensive post-qualification experience at a senior level in a development environment, ideally with emphasis on Pre-Contract (Land and Planning). You will positively contribute to the achievement of the Group's Growth Strategy and ensure the effective delivery of mixed tenure new build housing developments as well as complex refurbishment schemes.

What we need from you:

- Experience of leading in the management and coordination of new schemes with a focus on Pre-Contract matters. Also on negotiating terms of contract e.g. land acquisition, progressing projects through acquisition, planning and tender stages with a key focus on acquisition and planning to drive the Group's Growth Strategy.

- Ability to build and maintain strong external business relationships including but not limited to Welsh Government, local authority partners, property agencies, developers, solicitors, and valuers.

- Preparing consultant terms of appointments, check and process fee applications. Supervise and monitor partnering consultant performance to ensure compliance with service standards.

- Preparing Social Housing Grant (and other) scheme submissions and grant claims. Liaising with Welsh Government and Local Authority during the pre-contract phase to secure support and developer subsidy towards pipeline projects.

- Ability to manage tender and construction stages if and when required.

- Effective communication with all team member, directors and manager across the Group.

- Provide support to the Development Director and Senior Development Manager in the management of procurement contracts for projects and programmes of work to quality standards, performance standards and cost parameters agreed by Board.

- Full Driving Licence with access to a vehicle.

Planned and Decarbonisation Project Surveyor

£40,469.00 per annum

Linc Cymru are offering the opportunity to join our Asset Management Team as a Planned and Decarbonisation Project Surveyor. Key Objectives of the Decarbonisation Project Surveyor role:

Assist the Decarbonisation and Major works Manager to oversee the contract and project management of decarbonisation/energy efficiency and major works projects.

Responsible for achieving and delivering agreed objectives and outcomes as set by the Decarbonisation and Major works Manager.

-

Responsible for managing operational works related to decarbonisation projects.

-

Ensuring works are carried out within budget with regular reporting to the Decarbonisation and Major Works Manager

-

Responsible for conducting monthly contractor meetings and ensuring they are recorded highlighting to the Decarbonisation and Major Works Manager of risks and opportunities.

-

Ensure that all work is monitored and undertaken in accordance with Health and Safety regulations and Lincs contractors code of conduct.

-

Ensure that all works are undertaken to a high quality and in line with agreed specification.

-

Assist the Decarbonisation and Major works Project Manager to prepare contract documents and tendering documentation for decarbonisation/energy efficiency including liaising with all necessary parties to ensure works are undertaken in accordance with all legal, procurement and Lincs internal policy requirements.

-

Ensuring all Compliance elements of contracts are managed to ensure Linc is compliant under the HASAW and the relevant regulations relating to the works.

Responsible for undertaking retrofit assessments and energy assessments including the monitoring of completion and reporting on completion regularly.

Assist in managing and analysing survey data as required and coordination with planned team.

-

Ensuring systems are kept up to date with relevant data.

Responsible for ensuring that work and services are completed in line with Lincs customer journey.

Responsible for ensuring that customer engagement is fundamental to the delivery of works and services and Linc's customer focused policy is promoted with clarity

Assist in promoting Linc's principles as One Linc throughout the organisation

The opportunity:

Linc Cymru are offering the opportunity to join our busy development team as a Post Contract ProjectManager. This full-time post offers the opportunity to carry out the Association's development functions from tender stage through to final account.

This is an exciting time to join Linc; we currently have over 400homes on site with many more in the development pipeline. We are looking for someone who can hit the ground running, bring their client-side construction experience together with asystematic approach to the successful delivery of completed projects.

The successful candidate will be confident in providing in-house consultancy services and support the Development Director and Development Managers in building and maintaining strong business relations with external stakeholders.

What we need from you:

Excellent communication and negotiating skills.

Construction management experience on new build and refurbishment projects

Employer's agent experience

Excellent project management skills including familiarity with construction contracts and construction costs

Qualifications - BSc in construction management, surveying or similar

The ability to actively consider the customer when developing and implementing initiatives.

A relevant degree appropriate to this role and a professional membership (or aspiration to progress towards a recognised professional qualification e.g. MRICS.)

Full driving licence with access to a vehicle.

Ability to create a motivating, inspiring and challenging environment.
