Position Overview: 

The Finance Manager will oversee financial planning, analysis, treasury functions, and compliance for our property development projects. This role involves conducting feasibility studies, managing loan agreements, ensuring compliance with financial regulations, and reviewing property-related agreements. The ideal candidate will have extensive finance experience, strong analytical skills, and the ability to collaborate with various stakeholders.

Key Responsibilities:

• Financial Planning & Analysis:
  • Conduct comprehensive feasibility studies for new projects, assessing financial viability and risk.
  • Prepare and manage annual budgets and forecasts, including cash flow projections.
  • Perform variance analysis and provide insights to senior management.
• Treasury Management:
  • Oversee cash flow management to ensure liquidity for project funding and operational needs.
  • Manage banking relationships and coordinate financing arrangements with lenders.
  • Ensure compliance with all conditions precedent of loan agreements, including documentation and financial covenants.
  • Optimize cash management processes to enhance returns on investments.
• Reporting & Compliance:
  • Ensure timely and accurate financial reporting to stakeholders, including investors and lenders.
  • Prepare financial reports and analysis for senior management.
  • Ensure compliance with financial regulations, accounting standards, and tax obligations.
• Review of Agreements:
  • Review and analyze property sales and purchase agreements to ensure favourable terms and compliance.
  • Evaluate leasing and tenancy agreements, providing insights on financial implications and risks.
  • Collaborate with legal advisors to ensure all agreements meet regulatory requirements and protect company interests.
  • Oversee the preparation and review of Sale and Purchase Agreements (SPAs) and other relevant contracts.
• Key Liaison Responsibilities:
  • Serve as the primary liaison with external auditors to facilitate audits and ensure compliance.
  • Coordinate with tax agents to manage tax planning and compliance.
  • Maintain relationships with statutory bodies and authorities to ensure compliance with industry regulations.
• Strategic Support:
  • Collaborate with project managers and development teams to assess the financial implications of project decisions.
  • Identify opportunities for cost reduction and efficiency improvements across projects.
  • Identify opportunities for cost reduction and efficiency improvements across projects and operations which includes property development, property management, leasing, and tower ticketing.
• Team Leadership:
  • Lead and mentor finance team members, fostering a collaborative and results-oriented environment.

Qualifications:

• Bachelor’s degree in Finance, Accounting, or a related field; MBA or CPA preferred.
• 5+ years of experience in finance management, preferably within the real estate or property development sector.
• Proven experience in managing loan agreements and ensuring compliance with conditions precedent.
• Strong analytical skills and proficiency in financial modelling and analysis.
• Excellent knowledge of financial regulations and compliance requirements.
• Proficiency in MHW accounting software is an added advantage.
• Strong communication and interpersonal skills, with the ability to build relationships with external stakeholders.

Key Responsibilities:

Financial Record Keeping:

• Maintain accurate and up-to-date financial records, including cash & bank transactions, accounts payable, accounts receivable, general ledger, and journal entries.
• Ensure timely and accurate recording of all financial transactions, including processing of invoices, payments, and expenses.
• Regularly reconcile bank and credit card statements, as well as other financial accounts, to identify and rectify discrepancies.
• Collaborate with relevant stakeholders to ensure that all financial records are completed in a timely manner.

Financial Reporting:

• Prepare monthly, quarterly, and annual financial statements in compliance with Generally Accepted Accounting Principles (GAAP) or International Financial Reporting Standards (IFRS).
• Generate a range of financial reports such as income statements, balance sheets, cash flow statements, and budget vs. actual analysis.

Accounts Payable and Receivable:

• Manage accounts payable processes including invoice verification, expense processing, and ensuring timely payments to vendors and suppliers.
• Monitor the accounts receivable aging report, following up on overdue payments in coordination with sales and customer service teams.
• Reconcile accounts payable and receivable balances to ensure accuracy and maintain alignment with external stakeholders statements of account (SOA).

Financial Systems and Process Management:

• Effectively utilize accounting software and financial systems to streamline financial processes, improve efficiency, and ensure data integrity.
• Maintain up-to-date records of Standard Operating Procedures (SOPs) and ensure their compliance within the financial department.

Qualifications:

• Bachelors degree in Accounting, Finance, or a related field.

Purchaser Job Scope

• Manage materials purchase based on demand, and ensure no shortage or overstock.
• Handling purchases using the system and complying the e-invoicing requirements and procedures.
• Follow up Purchase Order acknowledgement and delivery confirmation from Supplier. 
• Track orders and follow up with supplier to ensure timely delivery.
• Expedite material to fulfil production requirements.
• Progressively update production planner on material status.
• Ensure in-bound shipments are made in the most economical manner in order to ensure company cost-saving policies are met.
• Optimize inventory order through the most effective solutions.
• Negotiate pricing and terms with vendors.
• Liaise with Suppliers on various quality issues to ensure issues are solved in a proper manner.

Costing & Inventory Job Scope

• Assist in month-end closing activities related to product costing and release a cost estimate for the product, monitor the Bill of Materials, and liaise with the production team.
• Conduct Inventory of warehouse monthly
• Timely identify problems in cost accounting and make suggestions for   improvement.
• Prepare Annual Cost Revaluation and updates in the system.
• To perform standard cost calculation for material, work in progress and finished goods including printing, packaging and etc.
• To update standard cost of new items and revised prices on existing items.
• To carry out variance analysis on standard cost against actual cost for on job & existing items for inaccuracies & cost control purpose.
• To prepare monthly material price list & study the market price changes on bill of materials in order to determine the impact on costing & profitability.
• To conduct research & cost analysis for the various cost control related to company direct and indirect cost production overhead.
• To collect data from production & develop new standard cost for manufacturing process & update standard cost on existing operating activity.
• To review the information and the costing in the system from time to time to maintain high accuracy.
• Preparation of ad-hoc reports or tasks as and when requested by the Management.

Job Requirements;

• Strong communication skills, communication in Chinese is a must. Need to deal with overseas client from China.
• Diploma in related field would be advantageous.
• 3-5 years of experience as purchase & costing role and related industry.
