Role Description
To support the Regional Portfolio Management team in managing a wide spectrum of portfolio across office, retail, hotel, logistic and residential (more than 50 assets cashflow) across Asia Pacific.
Responsibilities
Portfolio Analysis and management (25%)
· Integrate asset level cash flow models into fund model for returns forecasting.
· Prepare liquidity analysis, sensitivity analysis for the Fund.
· Assist in asset annual budget and strategic planning process, including formulating asset level strategies to maximize returns to the fund.
· Review asset management cash flow models and annual budget and strategic plans.
· Portfolio analysis to review risk and exposures of the Fund for purpose of Fund Strategic Planning
· Coordinate semi-annual valuation of the portfolio and review valuation.
· Coordinate annual sustainability survey for the portfolio of assets.
· Ensure compliance with Fund’s investment policies and guidelines.
Investor Requests and Reporting (25%)
· Responsible for preparing responses to investor requests.
· Prepare investor reports and internal fund management reports:
o Quarterly investor reports.
o Investor conferences material, etc.
o Monthly and quarterly internal management report, etc.
Asset Management & Transactions (25%)
· Responsible for asset management of retail properties or investments in Singapore.
· Coordinate retail asset strategy across Asia Pacific working with local asset managers.
· Assist in resolving problem asset issues, particularly in China Australia including retail assets in China.
· Assisting on the Global Data Strategy project (particularly Japan related asset and sustainability data)
· Support for Transactions, especially with Japan investors
· Promotion of outbound investment in Japan
Potential Set up of New Vehicle / Fund ( 25%)
· Prepare track record, case studies.
· Complete investor due diligence
· Prepare presentations.
· Facilitate in capital raising particularly working with Japanese investors.
Experience, Qualifications and Competencies Required
· Degree in business, economics, finance, statistics or quantitative subjects preferred.
· Minimum 5 - 8 years relevant working experience including asset management and/or fund management
· Highly numerate, meticulous and understanding of investment and valuation concepts preferred.
· Experience in cash flow modelling preferred.
· Excellent MS Excel and good reporting writing skill required.
· Ability to work in a fast-paced and high-pressure environment.
· Prepared to roll-up sleeve and work on menial tasks.
· Detail oriented; review and conduct sanity checks on all work
· Co-operative and consensus based approach to conducting business.
· Strong communication skills with an ability to obtain respect and trust from colleagues.
· Right attitude and aptitude will be a high priority.
