To undertake duties of aCompetent Person (CP), Responsible Person (RP) or Authorised Person (AP)in accordance with the relevant NHS HTM Guidance to prevent danger or, where appropriate, injury, and to accept a permit-to-work. To work safely on building services systems in accordance with all statutory regulations, along with health and safety legislation and regulations as appointed Competent Person /Responsible Person for RNOH on one or more of its building services systems. Support programmes of work and ensure that all maintenance, and other work, carried out by directly employed labour or contractors is of satisfactory, professional and technical standard and is in line with statutory standards, NHS guidance and RNOH Standing Orders and Procedures. To assist the RNOH Operational Estates Managers, and provide technical advice and recommendations on the RNOH Estate and activities to ensure compliance with statutory standards, legislations, HTMS, HBNS and Approved Codes of Practice. To undertake day-to-day multi-skilled reactive/ppm works and general maintenance activities at the request of line management. Undertake day-to-day reactive works and general maintenance activities at the request of the Line Manager. To investigate and carry out work raised by the Estates Line Management on maintenance requisitions and report any faults or issues. Follow planned maintenance schedules and carry out planned preventive maintenance inspections and commissioning tests in accordance with RNOH policy and Standard Operating Procedures (SOP). To report to Line Manager on any maintenance defects or required changes to PPM routines or asset data. Complete all reports and test certificates as necessary as directed by the Line Manager. Use all relevant tools and equipment within safety guidelines as necessary for the completion of works. Provide feedback to the Helpdesk upon completion of all tasks and any works in progress as directed by the Line Manager using various forms of communication. To leave work area safe and tidy and inform end users as appropriate. Interpret and work from instruction, drawings and specifications appropriate to the electrical/mechanical/ building trade duties without constant supervision. To be conversant with the use of technology e.g. Computer Assisted Facilities Management System (CAFM) and WEB mobile smart phone technology for management reporting including completion of risk assessments. Use of IT systems and BMS to provide/monitor data within the Quality Assurance and other management reporting systems. Demonstrate a clear and ongoing commitment to inter-trade flexibility to work across trades within the sphere of their technical competency, e.g. minor mechanical repairs and making safe building fabric etc. Develop good working relationships with clinical and non-clinical staff at all levels. Provide instruction and guidance for maintenance assistants and apprentices, on all aspects of electrical/mechanical plant and equipment in order to develop their skills and knowledge. Act within established parameters and guided by precedent and statutory requirements, Health and Safety at Work, Health Technical Memorandum (HTMs), ACOPs and Best Industry practice, such as Permit to work, Confined spaces working and be expected to act independently within these guidelines so that work is managed rather than supervised. To use materials, substances with regard to Health and Safety and COSHH regulations. To participate in an induction programme, hand over and acceptance of new assets, attend training courses in field of work and off site residential training to keep abreast of new technology, new legislation and working practices. Pass on knowledge and instruct others on all aspects of their work, and promote co-operation and versatility. Advise Line Manager of any element of safety and indicate any problem, which could affect the safety of RNOH properties. To assist the team to move around material and equipment on site as directed in accordance with the RNOH Moving and Handling policy. To undertake risk assessments on all tasks as per department protocol.
