Typical day as an Asset Building Surveyor

You have

• Experience of working on projects (private or public sector) as a Building/Projects Surveyor, from inception to completion including appointing the project team and securing all approvals. You’ll have experience of the planning system and implementing compliant and approved schemes including decent homes plus.
• Expert in investigating, diagnosing and conducting complex property conditions surveys, carrying out inspections, specifying remediation works and working with external partners.

The Sales and Intermediate Rent teams are responsible for the sale of private sale and shared ownership homes, management of intermediate rent properties, market research and valuations.

Overview of the role:

We are looking for an ambitious graduate to join our busy and supportive Sales and Intermediate Rent teams to train as a Residential Surveyor, become a Member of the Royal Institution of Chartered Surveyors (RICS) and be awarded MSc Real Estate on completion of the apprenticeship. This role requires a hard-working, customer focused person who is passionate about housing and the residential property market.

Areas of responsibility will include, but are not exclusive to:

Sale of residential properties: responsible for taking a customer through the entire sales process from initial enquiry to sales completion, providing excellent customer service, dealing with queries and complaints, running a sales office, property inspections, legal requirements and documentation.
Letting and management of rental properties: responsible for maximising rental revenue and minimising voids across the London Living Rent (LLR) and Intermediate Rent (IMR) portfolios, covering property management, residential tenancies and new lettings.

Valuations: responsible for internal valuation of private sale, shared ownership and intermediate rent properties and instructing and reviewing external RICS valuers.
Market research: appraisal of local housing market conditions, assessing housing need, statistical analysis of data, preparing reports and presentations.
You will be engaged in a challenging role from day one and be accountable for your area of responsibility whilst being supported by a RICS Counsellor and a line manager to guide and develop skills where required.

Strong organisation skills are essential to this role as well as excellent communication and an understanding of what first-class customer service skills are.

The Role of A Senior Quantity Surveyor:

As Senior Quantity Surveyor, you will be responsible for working with the Regeneration team to deliver profitable projects within agreed timescales.

This role will report to the Managing Quantity Surveyor / Commercial Director and will carry out the following:

* Working within a team to successfully deliver projects ranging from £1-£10 million within a variety of sectors

* Responsibility for all commercial aspects of a project including: o Valuation of works, manage subcontract accounts and payments

o CVRs o Preparation and negotiation of final accounts, cost reporting, value engineering o Assisting the procurement department in producing robust subcontract orders

o Preparation of quantities for the Preconstruction department

o Promote commercial awareness throughout the Project team

Your role will work in close partnership with key stakeholders within the Estimating, Commercial and Construction departments to ensure projects are completed within budgets, timescales and ensuring excellent customer satisfaction.
