The role of a Pre-Construction Manager

I am looking to speak with experienced Pre-Construction professionals who can engage at the front end of the business taking responsibility for the management of the estimating team, incoming tender quality, tender recommendation and technical support that will inform the basis of the operational business need. You will report directly to the Managing Director and manage the complete tender process across multiple projects, adding value and experience to the estimating teams and ensuring the key project needs are captured to allow the accurate costing and risk appraisal.

As Pre-Construction Manager, you will be responsible for leading the bid team on a wide range of regional construction projects, ensuring adequate bid resources are in place and taking overarching responsibility for successful bid submissions and robust management of development opportunities.

Duties of a Pre-Construction Manager

• Develop the pre-construction programme, delivery programme and operational delivery strategy for each project People Role Profile
• Ensure the bid teams are managed and are collating inputs from a variety of stakeholders to ensure a robust technical and commercial submission is issued
• Support the development and management of talent within the pre-construction team
• To identify and present new opportunities for review with the Board
• Identify and share market intelligence to enhance our offer on future bids (for example Sustainability and Modern Methods of Construction)
• Ensure a dynamic bid library is maintained to assist in future bid collateral and clear demonstration of our Social Value offer
• Report directly to Board on a weekly and monthly basis on workload and opportunities pipeline to assist in identifying any resource needs
• Ensure cross selling of the wider Estates business where appropriate

Requirements of a Pre-Construction Manager

• A relevant industry qualification at HNC or above in Construction.
• Full valid UK driving licence.
• Proficiency in programming software and development of literature to clearly articulate the delivery strategy at pre-construction phase.
• Great organisational skills, capable of delivering multiple projects at any one time.
• Previous BIM Experience.
• Have extensive technical construction knowledge.

Are you an experienced Pre-Construction Manager looking for a new opportunity with a leading Tier 1 Contractor?

As a Pre-Construction Manager you'll be working within the Building Solutions Team, supporting them in the delivery of Pre-Construction Services .

Your day to day will include:

• Manage and coordinate the Pre-Construction activities of either traditional or design and build projects once awarded, with responsibility for managing the Pre-Construction process from tender issue through to handover to the operational team

• Work collaboratively with the members of the Pre-Construction team, inclusive of governance, commercial, estimating, planning, and design management to ensure milestones are identified, monitored, and achieved to successfully complete the Pre-Construction process.

• Attend site visits to view the project during the Pre-Construction stage and engage with designers and supply chain partners as necessary to inform the detailed design and pricing process.

• HNC/HND/Degree in a construction or engineering subject and / or Membership of a relevant body (CIOB, APM, CIAT, RICS)

• CSCS Card

Main Job Purpose

• Managing the portfolio of residential properties in relation to repairs, inspections and any other duties.

Key Accountabilities (Assist with portfolio management)

• Ensure that systems and processes are followed to a high standard
• Ensure a high level of satisfaction from clients, tenants and contractors
• Complete check-ins and check-outs to the company standard
• Deposit correspondence between all parties and the releasing of deposits
• Log all works required following check-outs and any required administration
• Carry out periodic inspections
• Compose landlord inspection letters following visits

Skills

• Have previous Property Management Experience
• Ideally, ARLA qualified (Not Essential as will put through qualification subject to successful probationary period)
• Possess superb organisational and communication skills
• Can prioritise a busy and demanding workload and stay calm under pressure
• Have a full driving licence

Overall Duties:

Planning/programming
* Plan internal and external logistics routes through the project phases focusing on separation of vehicles, machinery and people. Lay down areas and offloading points.
* Responsible for ensuring logistics activities are not a constraining factor on the program.

Implementation
* Responsible for, & setting up of, all traffic & pedestrian management internally and externally.

Delivery management

* Maintain an asset register of all equipment.
* Ensure plant is operated safely by trained personnel and in a legally compliant manner
* Ensure all equipment is inspected, maintained and tested to agreed frequencies

Logistics Team
* Be capable of managing a team of operatives & gateman(s)in facilitation of material distribution & waste management.
