Key Responsibilities:

Your new role

• You will be developing and delivering a comprehensive strategy for the estate that aligns with the organisation's objectives.
• Identifying and developing opportunities to increase revenue and create new income streams
• Maintain strong and successful relationships with companies' existing network of managers, contractors and property owners. Maintain and prepare accurate financial records, forecasts, monitor expenses and create cost-saving initiatives.

• Preparation and management of site records, including O&M manuals.
• Manage property maintenance approved contractors list.
• Scheduling contractors for major works as required.

Property Manager
Location: Glasgow City Centre
Salary: £27,000 - £30,000 + £3300 car allowance

I currently have an opening for a Property Manager with a well-established property factor based within Glasgow. You will be part of a supportive team with plans to grow and thrive as the business continues to succeed.

This is a very varied role that requires an individual who is resilient and capable of managing a diverse portfolio. Within the role you will managing large residential developments ensuring all aspects are running smoothly. This role requires someone from a property management background who is looking to take the next step in their career.

This role is based entirely on site, Mon - Thu 9:00 - 17:00, Fri 9:00 - 16:00

The key responsibilities within this role are:

* Oversee maintenance of properties: PPM, reactive and day to day
* Ensure company policies and procedures
* Build and maintain relationships with customer, clients and contractor
* Assist with project management works
* Dealing with queries
* Maintain accurate and up to date records
* Site visits to properties
* Keep residents well informed

A successful candidate in this position will possess:

* Valid UK Driving License
* Proven experience in a customer service role and property management role
* Excellent communication skills
* Team player with the ability to work independently and manage own workload
* Proficiency in Microsoft Office 365
* Ability to meet targets and perform well under pressure

About the Role

Base Location: Flexible Scotland, however our preference is that you will be based in one of our key Scotland sites such as Glasgow, Perth, Aberdeen or Inverness. Travel to construction sites in Sloy and possibly other locations across our business area in the future.

Salary: £45,000 - £60,000 + car/cash allowance + performance-related bonus + a range of other benefits to support your family, finances, and wellbeing.

Working Pattern: Permanent | Full Time | On Site

The Site Construction Manager will play a vital role in supporting the project team delivering the Dunoon 132kV OHL Rebuild and other Projects in the North of Scotland. These projects are a key part of SSEN Transmission's plans to deliver a Network for Net Zero.

The key duties & responsibilities will be:

- Ensure the project is executed following relevant requirements, particularly relating to statutory and legal obligations, Health and Safety, Construction (Design and Management) Regulations, Quality & technical compliance, personnel and industrial relations.

- Work closely with the appointed contractor and the operations team to ensure the works are delivered to the project programme, in a safe and environmentally responsible manner, including; earthworks, civils construction, building construction, air-insulated switchgear installation, transformer installation, earthing, building supplies, gas-insulated switchgear and busbar installation and commissioning activities.

- Ensure site activities comply with planning consents and SHE legislation.

- Develop effective relationships with contractors, suppliers and the community.

- Ensure routine reports and KPI's are submitted as directed by the Project Manager.

What do I need?

To be considered for this role, we would love you to have:

- Previous demonstrable experience working on-site on the construction and commissioning of High Voltage overhead lines or other similar large construction projects.

- Working knowledge of applicable health and safety legislation and CDM 2015 Regulations - ideally within a construction environment.

- Experience working with multiple Contractors/Sub Contractors to drive construction activities to time and budget.

- Previous supervisory or on-site management experience and an understanding of quality requirements and experience in monitoring inspection and test plans. You will be capable of challenging others, resolving conflicts and planning site activities.

- Strong IT (Word, Excel etc) and communication skills are required. A full, current, driving licence as there will be travel involved.
