About the role

Balfour Beatty has an amazing opportunity for a Construction Manager (Senior Package Manager) to join our outstanding Major Projects team to work at our iconic Old Oak Common development in London.

HS2s new c. 1 billion Old Oak Common station will become the UKs best-connected rail station once completed. Our Balfour Beatty VINCI SYTRA joint venture will be responsible for the final design, construction, and commissioning of the station in Northwest London.

Upon completion, the new station will boast six underground platforms and up to eight platforms on the adjacent Great Western Main Line. Old Oak Common will also provide highspeed rail services to the Midlands, central London, Scotland, and the North, as well as direct services to three major airports. Incorporating passenger and retail facilities, the new station will provide an exceptional customer experience for both passengers and visitors to the station.

As a Construction Manager (Senior Package Manager), you will act as Deputy to the Package Lead for Urban Realm packages and leading various aspects of a portfolio of subcontracts, including external works, earthworks, utilities, civils, landscape, roads and tower crane site-wide services.

In this role, you will support construction and design interfaces, drive value engineering, validate construction sequences/methodologies, and all-around management of subcontractors’ performance & deliverables in line with project requirements.

• Oversee construction interface management, coordinating between sub-packages and ensuring compliance with project procedures
• Monitoring activity and package readiness, addressing and resolving blockers.
• Ensure subcontractor compliance with documentation, project requirements, and safe systems of work.
• Review subcontractor and BBVS programmes, identify any corrective actions
• Identify and implement value engineering opportunities.
• Recognize risks and opportunities, raise commercial notices, and support commercial teams
• Drive innovation, digitization, and process improvement on-site.
• Contribute to design changes review, including constructability reviews.
• Prepare and support procurement documentation for remaining works, including landscaping and on-site highways, and follow through tender activities to contract awards.
• Scope analysis, review allocation strategy, identify best for project solutions & implement proposals

We have a great opportunity for a Night Shift Construction Manager working with a fit out contractor in Central London on a project due to run for circa 9-10 months.

The Projects are valued circa £500K-£3M and tend to be fit out projects. You will be responsible for managing the site and will have to be quite an expert in logistics and they will include some external works also.

You will be reporting to the Project Manager daily. Whilst managing the site, you must also be maintaining a high standard of health & safety while ensuring the project is completed on time and within budget.

The project is working in a live environment throughout the day thus the need for a night manager to come in and push the programme at night, it is essential that the manager is a programme pusher. The project will involve, Alterations, Welding, Hot works meaning H&S is an absolute must.

The ideal Site Manager must have:

• Have CAT A / B Fit Out experience
• Longevity in roles with some of the contractors in the industry
• Have experience in delivering commercial fit outs
• Major experience in M+E
• Experience and understanding of the floor plate of the building

Location: Hybrid (local branch visit required 2 times a week; travel to London branch for meetings every 6-7 weeks)

In this vital role, you will contribute to fire safety initiatives and enhance data management processes across the organisation. Your expertise will help maintain high standards of safety and compliance throughout the property portfolio. This is a hybrid position, requiring you to attend your local branch a minimum of two days a week while working from home for the remaining three days. Additionally, you will need to travel to Petty France (London) for meetings every 6-7 weeks. This role is a Temporary role covering Maternity leave so, the contract is likely to be around 12 months long.

Key Responsibilities:

• Upload data from CPFSI letters, including appointments and outcome letters (approximately 50 entries per week).
• Provide user support for the CPFSI tracker to enhance team effectiveness and front-line user experience.
• Collaborate with the Business Manager to manage the tracker and produce monthly risk reports.
• Monitor audit data to identify trends and address fire safety issues.
• Perform general administrative duties, including email correspondence and inbox management.

Project Support:

• Assist with the fire strategy project for the NPS portfolio, ensuring effective communication with project suppliers and FM colleagues.
• Source necessary documents for site visits and maintain a tracker of project costs and survey progress for quality assurance.

Reporting:

• Generate data reports on current fire safety trends for upward reporting.
• Contribute to monthly dashboards prepared by the Team Lead for presentation to the Head of PATS.

Administrative Support:

• Manage the central fire safety mailbox, allocating inquiries to advisers and maintaining task records for monthly reporting.
• Oversee the completion of the FRA QA tracker and analyse findings for quarterly meetings.

Your new company is a regional construction firm based in London. They were established over two decades ago, having grown from a small local business into a well-established design & build contractor, renowned for their commitment to quality, innovation, and client satisfaction. Their expertise spans residential, commercial, and industrial construction, as well as renovation and remodelling projects. They have been awarded a £7million design and build contract for a 5-6 storey block of flats including a basement for a private developer at a location in Harrow, Middlesex. It is a twelve-month contract currently at the enabling works stage as the previous building has been demolished with excavation & foundation stage to commence w/c 25/11/2024.
Your new role is to act as the number two on this project, reporting to the Senior Project Manager, and to assist with the delivery of the project in accordance with the program objectives while meeting the company guidelines on safety, quality control, quality assurance and record keeping. You will be working with a team of 6 managers and interfacing with external stakeholders like suppliers, subcontractors, engineers, building control, local authorities, public bodies, and members of the public. The hours of work are weekdays 08:00-16:00 & Saturdays 08:00-13:00. Duties and responsibilities would be to act as a keyholder on site, induct new starters, chair toolbox talks and daily activity briefings with workers, act as first point of contact on site for safety, quality, material deliveries and plant operations. Daily activities are reported to the SPM and recorded electronically coordinated with the method statements and risk assessment registers.
What you'll need to succeed is two years of UK-based construction experience as an assistant site manager or assistant project manager (not overseas). You will also have a construction qualification such as a degree; HND, HNC or NVQ, CSCS, SSSTS or SMSTS and First Aid is useful but not essential. Ideally, your two-year UK-based construction experience would be working for a
Main contractor, general builder, or developer where you would have acquired the skills needed to perform the above list of duties. Previous experience of working in a busy site office is essential dealing with subcontractors and suppliers daily is essential. You will live in the West London area, have excellent communication skills, office skills, be IT Literate and be competent at construction processes. You must have the right to work in the UK and a photo ID.
