About the role
To lead projects delivered by client and be responsible for all aspects of service delivery from inception to completion.

Responsibilities

• Management and leadership of projects both pre and post-contract across a number of sectors including, but not limited to Housing, Education and Local Government;
• Comply with Identity Consult's internal quality and project management procedures, to include reporting, change control, risk management and gateway approvals;
• Develop programmes, using Microsoft Project;
• Financial management of own commissions;
• Lead on major project management commissions, taking responsibility for all aspects of service delivery;
• Preparation of contracts for commissions;
• Ensuring that client objectives are met and that projects are delivered to time and cost targets and the appropriate quality standards;
• Provide Employer's Agent / Contract Administrator services;
• Carry out the appointment and co-ordination of other consultants and contractors where required;

Experience

• Degree educated in appropriate field of study;
• Demonstration of significant commitment towards personal professional development;
• Minimum of 3 years for a construction related organisation;
• A proven track record of managing own successful projects in the construction industry;

We are looking for an Assistant Property Manager to work alongside our clients Asset Management team and support them with the day to day running of the Commercial and Residential properties in Birmingham, West Midlands and Black Country with a hands-on approach.

**Daily responsibilities will include:**

**Property Viewings & Inspections** - Visit properties to check the tenant is keeping them in good order and deal with any breaches. Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and organising repairs with the maintenance team and conducting viewings and inspections as required.

**Maintenance ** - To oversee delivery of planned, cyclical and reactive maintenance, through engagement with our clients preferred contractors and suppliers for specific works. To deliver a schedule of site visits, including formal monthly and quarterly property assessments together with maintaining an informal presence, following through actions to completion.

**Management of tenancies: ** Manage the tenancy application and check-in process from start to finish, making sure applications are completed in full and accurate records of all payments and paperwork are maintained. This includes preparing tenancy agreements, guarantor agreements, inventories, renewals, and all tenancy paperwork.

**Tenant liaison and customer service - ** Be the first point of contact for tenant queries, dealing with all issues, payments, concerns, and questions. Build a positive and productive relationship with your tenants, deal with a variety of tenant concerns and requests in a professional manner.

This is a pivotal role for the client, managing and overseeing a dedicated team of Surveyors, Technicians together with support from Cushman's Operational Client platform to directly deliver a wide range of general estates management, treasury and data management activities.

You will also be instructing and overseeing a high volume of transactional management activity delivered through our National and Regional service lines.

Core Responsibilities:

• Oversite for all general estate management activity across the portfolio with responsibility for the provision and assurance of all work in progress
• Oversite for all transactional activity being delivered such as rent reviews, lease renewals, acquisitions, leasehold disposals and managed exits
• Oversite of internal client operations platform to ensure they are meeting the accounts contractual obligations
• Drive operational efficiency to ensure that key performance indicators/SLA’s are being met/exceeded
• Oversite of our internal client operations platform to ensure compliance with agreed key performance indicators
• Provide coaching and mentoring for direct reports and/or junior surveyors conducting performance reviews and supporting ongoing training activity
• Contribute and support to the account director and wider team fee generation targets including supporting local and central business development opportunities and initiatives
• Actively support Social Value events and agreed directives as agreed with the client team and Account Director

Qualifications & Experience:

• Degree level estate management qualification or equivalent desired
• Ideally MRICS qualified, or suitable attained experience
• Demonstrable experience and knowledge of managing a large operational property portfolio for Government or similar large occupier
• Ability to take responsibility and ownership for managing high volumes of client instructions
• Good working knowledge and application of key property legislation
• Good working knowledge of corporate property financial management with practical application of property forecasting and budgeting
• Practical knowledge and application of managing transactional activity across a leasehold estate including but not limited to Rent Reviews, Lease Renewals, Acquisitions, Disposals
• Line management skills desirable  – e.g. coaching, managing performance
