Job Description:

The Real Estate Manager is responsible for managing and overseeing the real estate operations and store growth of one or more designated region(s) to ultimately achieve the organization’s real estate growth goals. This individual leads and oversees the team of Senior Representatives, Representatives and Analysts supporting the regional operations and store growth while ensuring all efforts are aligning with the overall department goals. Up to 50% travel required.

Responsibilities:

• Provides management of the regional real estate activities including land and building acquisitions, leasing, site location and selection, and the disposition of underperforming stores and surplus properties (if applicable). 
•  Negotiates agreements, contracts and leases for existing stores and new sites.
•  Collaborates with the Legal, Engineering, Design, and Construction departments to ensure department and regional real estate goals are met, and partners with these teams in the development process.
• Maintains an overall knowledge of the processes, procedures, and legalities within the region.
• Provides ongoing analyses of existing stores’ metrics and new store performance projections; creates and implements solutions to enhance performance and profitability.
• Mentors and develops Real Estate Analysts as needed.

Qualifications:

• Bachelor’s degree from an accredited college or university in Real Estate or related field preferred.
• 5 years of full development lifecycle real estate acquisitions experience OR 7+ years related commercial real estate experience strongly preferred.
• Prior supervisory experience in a related field strongly preferred.
• Proficient with MS Office Suite preferred.

As a Systems Manager, you have the opportunity to add to that legacy by being a part of the construction process from start to finish by utilizing your knowledge to drive successful completion of the project.  You will be involved in all aspects of MEP from submittal to close out to include Low Voltage, Security, Fire Protection Systems, Controls and all critical MEP Systems that allow our clients to thrive in their industries. 

Responsibilities

• Analyze contract documents for constructability, code compliance and functionality

• Lead MEP trade 3D coordination meetings and coordinated drawings submittal approval process. 

• Guide and monitor MEP trade coordination and installation on site

• Manage MEP trade material submittals in accordance with the contract documents

• Manage MEP trade material tracking and procurement documentation

• Develop, monitor, and maintain MEP schedule in conjunction with project field supervision team.

• Review field installation

• Analyze contract documents for constructability, code compliance and functionality.

• Manage testing and commissioning efforts

• Review and advise on MEP requisitions and contract changes.

• Handle MEP related close out document delivery

• Encourage and participate in staff training and development

• Understand MCA labor rates and NECA factors when reviewing proposals and change orders

• Provide leadership to foster an environment of diversity, inclusion and safety

Basic Qualifications

• Undergraduate degree in mechanical, electrical or fire protection/life safety engineering, construction management or a related discipline OR 5+ years of relevant experience preferred

• 5+ years’ experience in construction and managing MEP trades, experience with a general contractor preferred

• Experience with successfully leading teams and working within MEP design review, drawing supervision, submittal review, field inspections, and testing & commissioning

• Experience working on large scale construction, with MEP trade specific experience to create a vision that aligns the team to achieve desired results

• Detail oriented with the ability to manage multiple priorities and meet deadlines

• A proven people leader with experience in attracting, developing, and engaging diverse talent by fostering a collaborative and inclusive culture based on trust and respect

• Mitigate risk through proactive and timely reduction of change order exposures

• Ability to quickly and effectively adapt to changes during different phases of the construction process

• Demonstrated experiences and alignment with Clark’s Standards of Excellence: Results Oriented, Self Motivated, Ethical,  Sets Direction & Executes, and Builds People, Teams, and Followership

Preferred Qualifications

• OSHA 10 certification 

• P6 experience

Qualifications Include:
•Bachelor’s degree in business administration and or Real Estate Preferred or related field.
•Associates degree, minimum.
•Three to Five Years of Property Management or Commercial Real Estate experience desired.
•Certified Facility Manager (CFM) Preferred or working to complete within 1 year

As a Quality Control Manager, you will ensure the project is built within contract document specifications, owner requirements, and comply with local, state, and federal building codes. You will coordinate with other trades, process daily reports of project progress and adhere to all guidelines issued by the owner. As a strong communicator, you will help to build a quality control team that is open, transparent, and delivers excellence.  

 

Responsibilities

• Partner with the project team to understand, plan, and implement the contract drawings and specifications

• Collaborate  with the owner, design team, and contractors to ensure quality and timeliness of project construction and completion

• Implement and manage the “Three Phases of Control” Quality Control Plan

• Oversee submittal review and approval

• Schedule and conduct quality control meetings - Preparatory, Initial Phase, Follow-up

• Control documents related to quality control functions

• Establish testing procedures in accordance with contract specifications

• Manage inspections process

• Coordinate third party testing agents and interface with the Owner’s representatives as required

• Closely track and maintain a project deficiency log

• Manage the punch list process

• Oversee project closeout deliverable process-training, O&Ms

• Confer directly with the executive management team

• Encourage, lead, and/or participate in staff training and development

• Proactively identify and develop relationships with industry professionals to generate and win the right work

• Take an active role in recruiting top industry talent to join the Clark team. Identify, hire, and retain outstanding people

• Exceed our stakeholders’ expectations by anticipating their needs, desires, and goals

 Basic Qualifications

• Undergraduate degree in a construction or related discipline or relevant experience

• Minimum 5-8+ years verifiable construction quality control and/or inspection experience

• Uses expertise to create a vision and aligns the team to deliver/achieve desired outcomes

• A track record of establishing/contributing to creative strategic solutions

Preferred Qualifications

• Experience in large scale construction management or construction trade with increasing levels of responsibility

• Must be able to manage other inspectors and submittal clerks, as well as coordinate independent material testing and lab work 

• Ability to process a large volume of submittals / RFIs

• Prior experience developing and managing Quality Control Plans
