As a result of business growth across the USA, Turner & Townsend are inviting experienced Senior level estimating professionals to consider relocating to the US, joining our teams supporting diverse construction projects and programs across the country.

Who are you?

You are an experienced Senior Infrastructure Estimator with a minimum of ten (10) years of progressive experience looking for the next step or are currently undertaking a similar role in a similar environment.

• Maintain liaison with client and other consultants at all projects stages.
• Provide leadership to cost management team, when necessary, ensure the delivery on all of accountabilities.
• Develop cost estimates from drawings and specifications.
• Meet and negotiate costs with Contractors.
• Use the appropriate estimating tool (client tools, customized estimating spreadsheets, industry estimating software, benchmarking, etc.).
• Produce monthly post contract cost reports and present to client.
• Provide input into value engineering; negotiate and approve final accounts.
• Identify improvements for cost management procedures, templates, and products, and refer ideas to appropriate line manager.
• Perform all aspects of estimating, analysis and verification of contractor costs.
• Manage cost checks and carry out valuations on larger projects, and ensure timely and accurate cost checking, and valuation process.
• Provide input into value engineering; negotiate and approve final costs.
• Develop life cycle, maintenance, and operating costs.
• Assist in the development of historical pricing database.
• Assist in the development of cost estimating guidelines for various programs.
• Be a Team Player – support the junior estimators and team, be flexible and maintain a positive attitude.

Location – McLean, VA, Bethesda, MD, or Baltimore, MD. *On a case-by-case basis, we will consider other Clark regional offices around the United States.

Working as a Financial Advisor to Edgemoor, Align provides quantitative and qualitative analysis on various design, build, finance, operate and maintain (DBFOM) social infrastructure projects in the US.

Align is also affiliated with the Clark Construction Group, a $5 billion general contractor whose expertise features projects of all sizes and levels of complexity - from hospitals and airports to roads and educational facilities. With the increased emphasis on the physical needs of the community, and government investment in infrastructure, we believe the Align is poised for considerable growth and will be a real estate advisory leader in the marketplace.

Responsibilities

• Work with Align team members to prepare written and oral responses to requests for solicited as well as unsolicited proposals

• Lead due diligence on prospective commercial real estate and social infrastructure investments with a lens to both debt and equity capital stacks; real estate market fundamentals; state and local property tax legislation; as well as Federal financing programs

• Create and update financial models that capture a variety of capital structures; including both taxable and tax-exempt financial structures for a Project

• Engage with third parties such as conduit issuers, underwriters, lenders, rating agencies, and legal advisors to achieve an optimal project financing structure

• Assist in the review and management of all relevant Project contracts and documents related to finance requirements

• Write investment memorandums summarizing the key macroeconomic assumptions of each Project

• Regularly track deal activity in the P3 market

Basic Qualifications

• Bachelor's degree from a top-tier university with coursework in Business Administration, Accounting, Finance and/or Economics

• 2-5 years of relevant work experience at an Investment Bank, Commercial Bank, Private Equity firm, Public Private Partnership development firm; Financial Advisory Firm, Consulting firm, or Non-Profit developer

• Demonstrated ability to manage multiple projects and priorities to conclusion within agreed upon deadlines

• Demonstrated ability to work independently; take initiative with work with minimal supervision

• Dedication to building a career in the financial advisory industry; willingness to take the Series 50 exam (if required) within 12 months of hire date

• Advanced in Microsoft Word, Excel, and PowerPoint

• Willing to work in the office in either our McLean, VA Bethesda, MD, or Baltimore locations (*see note above about regional offices*)

• Demonstrated ability to lead complicated projects and interdisciplinary teams with working knowledge of real estate, occupancy planning, transactions, project management, and capital planning  

• Professional designations such as LEED, PMP or comparable preferred. 

• Proven knowledge of one or more project management processes including estimating, scheduling, design drawing interpretation, construction practices, value engineering, tendering, design build, risk analysis, alternative procurement methods, and SOX compliance processes. 

• Proven success in gaining credibility and building trust with senior decision makers.

• Advanced writing skills to prepare material where detailed (technical) description, explanation and the accurate use of specialized terminology is necessary to effectively communicate.

Responsibilities:

· Provide operational, logistical, and administrative support to an executive, acting as a thoughtful and collaborative partner to help advance executive and departmental goals

Qualifications:

· Associates’ or Bachelor’s degree in a related field

· Five+ years of relevant experience, including supporting senior executives

· Demonstrated ability to think and act proactively to anticipate the needs of executives

· Strong planning and organizational skills, as evidenced by successful project and process management as well as the ability to track and manage various requests, action items, and other priorities

· Attention to detail and the ability to develop documents, plans, or presentations that are complete, concise, and accurate

· Ability to analyze and interpret both qualitative and quantitative information, and to identify relevant issues

· High level of professionalism, client focus, diplomacy, and ease when interacting with various internal and external stakeholders, including company executives, clients, partners, business leaders, public officials, and community leaders

· Flexibility and willingness to provide support to other projects and/or parts of the company

· Ability to maintain discretion and confidentiality in all aspects of job responsibilities

· Must be advanced in Microsoft Office applications
