With a client's increasing workload, Search are currently looking to work with a (Senior) Quantity Surveyors to further strengthen the clients commercial team. The ideal candidate would be based in the Inverness area and have a Civils Background.

KEY DUTIES/ RESPONSIBILITIES
Commercial Activities:
* Form part of the construction team for specific contracts.
* Assist financial and contractual control over the contracts allocated.
* Undertake the re-measurement of all trades specific to each contract.
* Prepare interim applications for payment.
* Value all relevant and valid variations to the contract for inclusion in applications for payment.
* Prepare and process supplier/sub-contractor payments.
* Assist the Site Manager placing material orders.
* Produce correspondence of a contractual nature in consultation with the Commercial Manager.
* Attend all progress/team meetings as considered necessary.
Other duties/ responsibilities:
* Developing and maintaining good professional relationships with colleagues, suppliers, subcontractors, clients and their representatives.
* Regularly updating the Director/Commercial Manager of any potential commercial threats and opportunities.
* Provide any other reasonable duties as requested by the Director/Commercial Manager

PERFORMANCE MEASURES
* Provision of accurate financial information.
* Avoidance of any significant contractual disputes.
* Relationships with key external and internal business contacts.

KEY COMPETENCES
* The ability to negotiate terms, conditions and final accounts with sub-contractors, suppliers, clients and/ or their representatives.
* The ability to financially and contractually control construction projects.
* Have detailed knowledge of construction techniques and principles.
* Have detailed knowledge of the industry's most commonly used conditions of contract
* Good communication skills.

A successful Scotland wide property firm, is seeking a dedicated and customer-focused Property Manager to join their team in Aberdeen due to growth in their business.

Ideally you'll have experience in Property, Housing or maintenance coordination to be able to take on your own property portfolio, but if you have worked in a customer focused role that requires a high level of coordination, we would still love to hear from you!

This is a full-time permanent position offering a competitive salary of £28,500-£30,000, along with a £3,000 car allowance on top of this as well as free parking.


Your main responsibilities in this role will be:
- Deliver excellent customer service at all times
- Build and maintain relationships with tenants and landlords
- Conduct regular landlord meetings
- Portfolio management
- Instruct and monitor reactive and proactive repairs
- Manage and coordinate customer insurance claims process
- Conduct regular property visits
- Maintain accurate and up-to-date customer records
- Monitor and improve customer satisfaction levels
- Achieve customer response time targets
