Job Title: Senior Quantity Surveyor
Location: Central London

My client are a leading enabling specialist contractor. Their portfolio includes complex projects ranging from 8-10 storey buildings involving soft strip and full demolitions, basement box working with a variety of structural elements such as metal frames, MEP systems, facades, waterproofing, and weatherproofing etc.

They are currently seeking a Senior Quantity Surveyor to join their growing team. In this role, you will be responsible for managing the financial and contractual aspects of multiple projects, working closely with the site team and ensuring projects run smoothly, on time, and within budget.

Key Responsibilities:

• Oversee and manage the financial aspects of multiple demolition projects, ranging from £5-10 million in value.
• Take full responsibility for the cost management of projects, including cost planning, forecasting, and reporting.
• Liaise with clients, subcontractors, and suppliers to ensure smooth project delivery and maintain positive relationships.
• Ensure compliance with all contractual obligations and statutory regulations.
• Support junior team members and provide guidance, but be expected to manage your own projects independently.
• Regular site visits to monitor progress and ensure financial and operational efficiency.

Key Requirements:

• Experience: 8+ years of experience in Quantity Surveying, with experience running your own projects.
• Background: A civil engineering background is beneficial but not essential.
• Proven experience in managing large-scale projects, ideally within demolition or construction sectors.
• Strong commercial acumen with a solid understanding of cost control and budget management.
• Ability to work autonomously with minimal guidance while also being a team player when needed.
• Right attitude and industry savvy with a proactive and solution-focused approach to challenges.

Essential:

• Demonstrable use and understanding of standard forms of contract.
• Proficient knowledge of MS Office packages including Excel, Project, and Word.
• Working understanding of valuation techniques for construction works, including elemental cost analysis of labor, materials, plant, sub-contract, and general expenses

• Manage sub-contractor and supplier accounts in line with agreed subcontracts and upstream contractual requirements
• Identify, notify, value, and agree on changes (variations, compensation events, claims)
• Work with the Commercial Manager to maximise the recovery of all contractual entitlements
• Ensure project adherence to contract terms and conditions, particularly regarding notice times and applications
• Maintain contemporary records for supporting claims, extensions of time, and the evaluation of variations
• Support tender processes as needed
• Promote and maintain professional working relationships
• Identify project risks and develop strategies to minimise commercial impact

Project QS required for Tier One contractor client on £250m commercial office project in the City

I have an urgent requiremnt for one of my blue chip Tier One main contractor clients on a new project they've just secured - the £250m structural refurbishment of a commercial office building in the City of London, incorporating CAT A fit out and three new build storeys on top of the existing structure.

The role is for a Project or Package QS on precon / procurement and then to commercially manage the subcontract packages once procured.

This is a great opportunity to get involved at the very start of an exciting project and develop and progress your career with a top contractor.

You'll ideally come from a main contractor background, preferably having large / major project experience (desirable though not essential) and strong experience on procurement. Commercial office project experience would also be an advantage.

The role will involve working within the Commercial team and helping manage the Change / Variations on the job, in conjunction with the Commercial and Change Management teams.
